Yes, the current owners have it insured. I am always happy to share insurance agents that will insure the Tehachapi area.

Edwards is about an hour away from Tehachapi, but still close. Tehachapi is a little higher up in elevation than the Antelope Valley, so our temperatures are always 10-20° cooler, which is helpful during the summer months.

Great questions! There is no HOA in this area. It is not the last house on this road, but there aren’t many homes past it. The closest house is not very far, maybe 300 feet on one side, but down a sloped area. Most of these properties are about 2-20 acres each, so plenty of room in between them. Wood burning stoves are very common here as they are great backup or main heat sources in areas that get cold.

Most of the west coast is considered high fire risk.

It has become more challenging but not impossible. I know a couple of great insurance agents who I can recommend and often help my clients get homeowners insurance in Tehachapi.

This house is no longer listed, but I don’t think it ended up selling. It is fairly remote and needed quite a bit of work.

@@courtneychalupahomes Thank you for sharing this information. Truthfully we were interested in the land and most likely tear the house down . Possibly an animal sanctuary for abused and unwanted creatures. The land looked hilly if I recall? Anyway it's a dream of ours. The name Tehachapi kept coming to me in a dream and I couldn't ignore it! Guided for sure. I understand it gets pretty windy up there and most animals hate the wind🌬 No hurry on this but it is moving forward slowly but surely. I love your energy and someday we may be in touch. Thanks for sharing! I never hear the trains unless I’m in the city of Tehachapi. More than half of the people living in the Greater Tehachapi area don’t actually live in the city, so many of us don’t hear the trains at home. It’s a small town, so it definitely lacks some stores/amenities/things to do, but it’s not far to bigger cities for things we don’t have. I often go to Bakersfield, the AV and LA for social stuff and the stores that we don’t have here. I’d be happy to share lots of local social things going on if you ever move back to the area.

@@courtneychalupahomes Okay. I lived on Mills Road right across from the Home Depot, which was just being built when I moved there. So I was next to the train tracks. The whistle was always used because of the Railroad regulations. But there was a good urban legend surrounding the blowing of it in the middle of the night. As told, one of the Engineers had a bad divorce and his wife was still living in town. So in order to get even with her, he and his buddies would purposely blow their whistles at 3:00 in the morning just to annoy her.

There are multiple mixed use zones in Kern County, which is definitely helpful for properties like this.

Facts! The weather is so funny here!

It does snow, but it can vary depending on the community that you live in. Most areas here will get a few good storms each year with some snow that will stick around for a couple of days. Winter is off to a late start this year, but I’m confident we will have some snow storms Jan - Mar of 2024.
