my taxes are around 5k a year. I have a 2.5% tax rate. I consider it pretty reasonable personally, but I admit, it’s all I know. I paid close attention to my tax rate when searching for the right home/ area so it’s just something you can pay attention to avoid the higher rates.

Yeah, Texas is probably the worst state for property taxes. Texistan is so corrupt and nasty. Terrible climate, religious zealots and too many uneducated people.
Texas is trash. I would much rather live in California with perfect weather and where the tax assessor isn't corrupt and giving me insane property tax increases. Plus, their elected officials are the Christian Taliban. I'm glad my state income taxes fund the best public university system in the country - UCLA is the #1 public university and UC Berkeley is #2. All the UC schools are top tier unlike in Texas where they are going to teach their elementary schools biblical stories. Keep Making Americans Dumb.
Gee. So for 1 million dollars house, you pay $35,000 tax every year? and you still think California has high tax.
@@newzero1000 so if the house is tax assessed at 1,000,000 and has a 3.5% tax rate, and you don’t file for any exemptions then yes that’s correct. But that’s a pretty rare example tbh. Most million dollar homes actually are in lower tax rate areas believe it or not, especially if there is acreage. And yes I do still believe it’s lower than California taxes given we have no state income tax and most people are not living in million dollar homes. If you just pay attention to the tax rate and choose the home wisely then you can avoid high taxes pretty easy.
California property tax rates are MUCH lower and residents have legal protections enshrined in the California Constitution. Properties are initially assessed at 1% of the purchase price and cannot increase more than 2% annually by law, unlike Houston where I get a 10% increase on my property every year no matter if the market has truly increased.

@@MariaJuarez-oc7zq it’s not a blanket statement or one size fits all tax rate out here. I have family that lives in California. I’ve traveled to California many times. And I’ve helped many families move from California. Believe me, it’s cheaper to live here period. I’m glad your property tax rates are lower, considering your home prices are so incredibly high. I’ll take my 6400 dollar property tax bill any day of the week over the cost of living of California and additional state income taxes. Thanks for sharing your experience

What does the tape mean?
@@iam_nell It’s called a “blue tape walk through” in this case the builder used orange tape. But essentially as a buyer we do a walk through and tape up all the issues we see with the home. Mainly cosmetic, and the builder then corrects those issues that we taped. Then we do a final walk and the expectation is that it’s all done

Houston Ian's don't consider that Houston. Still, I agree, it is a paradise of a small city all it's own. I know it well. One of the best small towns, also, is Mont Belvieu, Texas where I reside. Two different animals, though.
@@JamesEdward-h4d yea the woodlands is technically its own township. And half of its postal zip code is spring, the other is Conroe. I gotta make the titles SEO friendly so any suburb I mention is “Houston” I don’t know the south well but I have great friends that live in Mont Belvieu! A lot of growth happening out there for sure
@livingnorthhtx yes indeed! I was loan officer then underwriter and back to loan officer last couple decades, and loved closing people who moved to The Woodlands. Am, yes, many were Spring. It's a goldmine for the small business and such a robust economy. City management is second to none anywhere. I'll be rutrning to real estate etc next year in the east. Lots of residential development growing at a steady pace in Cove, Mont. B, Winfree and Daytown. Lots of great land deals for a family wanting to build, and also your masterplanned. They are widening and improving roads, and the policing here is almost inimidating. They keep it so safe and friendly here. But your Woodlands..... yeah that is a diamond! Great video!

everything bites!!! All I have to do is look at fallen leaves and I start to itch. We too have monthly pest control; it's what controles the fleas for us. Do NOT count on the electric compay to provide electricity. I know this sounds ridiculous but you cannot count on your energy carrier to provide electrcity. And it will be out for days. Everyone says "get a generator" but it will not run your AC which puts you at 100+ weather for days on end. Get a Generac......for $10,000+. Make sure if you move here that you are NOT in a flood plain.

@@raul_d2747 hard to find/ few and far between, but possible. Usually it’s just built on an unrestricted lot or it’s an unzoned area where a small builder may buy up a few lots and build on them. Keep in mind that means you will have a mixture of things around you like mobile and manufactured homes, commercial business, and or other unsightly things
Come to Merida, Yucatan, Mexico in April and May. That is hot and humid. From what people have told me, the weather there is similar to here, but not as bad.
