      My insurance went up 40% last year. That was quite a shock but I read an article that explained the reasons for it and what was being done to fix it. This year it went up too but only about 50 bucks so maybe we have turned a corner.

      Thanks for commenting. Yes, those places you listed can be pricey! Many 55+ communities are guard gated and that does offer an extra layer of security. A bit south of the Villages, in Leesburg, you'll also find several 55 and over communities that are guard gated. Best of luck with your move!

    JAX is the highest crime city in Florida and one of the nation's highest crime city. So NO THANK YOU, lived there for years. Worst city to live if you don't want to get killed, shootings every minute. Amelia Island is good, asd is ST Augustine, but not JAX.

    You also have to consider home prices, if you have deep pockets you can live anywhere. Unfortunately most home buyers have limited budgets, so the deciding factor is strictly home affordability.

    Disclosure; I have been a real estate inspector for as long as you've been an agent. One thing to guard against, that I've seen too many times, is spending your prep budget on cosmetic details and having nothing left to fix what the inevitable inspection brings to light. The seller might think about getting a pre-sale inspection to identify items in need or repair. There is a lot of stuff that I find that would have been cheap to fix and not clutter up my report. Drain stoppers, door stoppers, label the breakers in the panel, caulk around windows, backflow preventers for hose bibs, easy stuff. And yes, roofs and air conditioners. You are not going to sell a house without a good AC here in Houston, so get it done. Get the roof done while you can shop around for better prices instead of being at the buyer's mercy. (Pro tip - lighter color shingles reflect more heat) If you ask me to come in and look around and talk to myself and ignore you taking notes behind my shoulder, then there is no report that may need to be disclosed.

So many of those things you mention are cheap fixes that could be taken care of before the property is listed! I have suggested a pre-sale inspection so many times over the years, but so few buyers take that step. Thanks for your great advice. I really appreciate your input!

    Cape coral is one of the spots that the floods wiped out. It was cheap to live there until the floods. That just happened in twenty two. As soon as it happened guess who bought it all up. Now it's expensive to live there. I was watching the prices all along. During this time thinking of moving there.

      I have lived through blizzards that just about killed me. Heat is something you can adjust to or get used to. I live in air conditioned comfort during the summers and love the outdoors the rest of the year. A lot of the summer I am in the gulf or swimming in the pool too.

    I’m moving out the FL last year and welcome to someone moving in to enjoy the beaches, the hurricane, the property taxes, insurance, low pay salary and inflation to the sky rocks, don’t forget the gas prices and medical and medicine too. If you planning to buying a new house very high cost and build cheap and oldest design. Good luck to who’s moving in the FL

    I’m thinking about moving to Saint Petersburg. Nice to see you ranked it number 5. I lived in Tampa when I went to USF from 1995-1997. I like that St Pete has the Rays, beaches, and arts and is close proximity to Tampa. I’ll likely want a condo: it’s just for me. Any place you’d recommend? Budget will liked be under $140k.

      Thanks for commenting! I love St. Petersburg. It has changed a lot since you lived in the area in the mid '90s. I don't know that I would necessarily recommend one place area over another. I think the biggest challenge would be to find a condo in your price range. There are some places out there. And you'll need to figure into your budget the HOA fees and taxes and insurance.     A diffuser in the bathroom helps the house smell clean, and that's the best place for it, because the bathroom tends to emit the most offensive odors, and because a diffuser emits moisture, which is less apt to be a problem in a tiled bathroom.

      Thanks for commenting! That's great advice. Sellers do need to be careful to not overdo it when it comes to adding aromas. But a diffuser tends to be more subtle than a lot of candles or plug-in odor eliminators. Thanks again for your input!

    Missing or damaged baseboards? Replace them. It's inexpensive, and most hardware stores will even cut them to the size you specify. If you don't replace them, the house looks unfinished, and as though you are in the cheap, desperate to sell, and unable to do even the smallest things.

    acreage is falsely used in price per sq ft making a home with 5 acreas appear over priced for the home. Also 400-500 sq ft NOT listed for an attached garage also misrepresents sq footage and price pee sq ft. That, comps and median prices do NOT accurately reflect a house value or price point. That needs to stop, or correctly post per sq ft heated/air OR better yet, total under roof, with acreage listed separtely. As, 1880 sq ft home. 1480 sq ft heated/air. 400 sq ft attached enckosed garage, THEN the total acreage as the price will reflect the acreage ie: 5.5 acres. So....1440 sq ft = 250000. 400 sq ft not included in listing. Then 5 acreas = 200,000 ( if split and sold separetely from acreage included in. So house on 3/4 acre can be split and sold for 250,000. Land 5 acres sold for 200,000. Or entire parcel, 5.5 and home of 1880 sq ft sold for 450,000. All total around 215sq ft. But its not listed that way. Appears to be 375 a square ft because way algorythims add it up. NEEDS TO STOP.

      Thank you for your detailed comment. Yes, buyers (and sellers) need to be aware of what is really supposed to be included in the price per square foot. It should be heated/air conditioned square footage, not garages, or unfinished basements, or patios, or lot size. I appreciate your input!

    I'm going to beg to differ with you so far as the population situation is concerned. Jacksonville is the biggest city by size in Florida along with having the largest population in Florida. I'm a 50 plus year native of Jacksonville and witnessing and experiencing the population first hand. Aside from being here my entire life if you do a web search the results tell the same story. Jacksonville is the largest city in Florida in both size and population. Our population is not smaller than Tampa or Miami's. It's a larger population. I wish it was smaller!

      Thanks for your input! Whatever information was used when putting together this video does need to be corrected. Yes, Jacksonville is the biggest county by population as well as land mass (since the city and county merged decades ago). All three cities (Jax, Tampa, and Miami) continue to grow, and it seems people in all those metros are feeling those growing pains, as are other parts of the state. Since the city and county cover the same area, the population of Jacksonville includes that large land mass, where Tampa and Miami do not cover their entire counties.       Thanks for your question! Gainesville is a great college town, located inland in north central Florida. The University of Florida is quite nice and there's a really cool downtown area. When I'm there, I love having a bite to eat at one of the cool cafes with sidewalk seating. The cost of living is very affordable too. Thanks for commenting!

    You should probably take Cape Coral off your list. It is growing faster than imaginable and, as of 2024, no longer affordable. Traffic congestion, no beaches and rising crime makes this is bad choice. Six or seven years ago, this was a great choice…now it has a 7% higher cost of living than the national average. Housing prices and property taxes have skyrocketed while job wages continue to be very low. The window of opportunity has closed for most people.

    For walkability and bike riding close to water but away from loud busy roads would you say the east coast or west coast is better? (not big cities, normal sized cities/areas) Thank you!

      Thank you for your question! You'll find some great areas on both coasts close to the water when it comes to walkability and bike riding. If I had to generalize overall, I would say the west coast probably has more areas like that. Some communities have walking/bike trails in the neighborhoods. Thanks again!

    Homeowners Insurance for a 500K home can be as high as 30K a year. Yes, that's 2500.00 a month. And they just raised property taxes to an insane amount too. Just insurance for your car is higher. People are being forced out of their homes, and losing everything they have in life savings trying to pay their bills. Why not talk about that? You look online and the prices for these things are not accurate. As soon as the house sells, the price for those things change dramatically. And HOA's are tripling as well.

      Thanks for commenting! Yes, homeowners insurance is a big issue in Florida. I talked about that in another video: Moving to Florida: 9 Things to Know! th-cam.com/video/Sl5-QxxZ-KM/w-d-xo.html I haven't heard about insurance on a 500K home as high as 30K a year. Is that a house in a flood zone on the beach or something? But homeowners insurance has increased dramatically over the past several years. Florida lawmakers have been trying to take steps to lower insurance rates, but so far we're waiting for better results. Property taxes have also increased as overall values of properties have increased. And yes, car insurance is higher in Florida than a lot of other states. And you are correct that when a home sells, prices for other things like insurance also increase, based on the higher sales price. So, a house is valued higher and property taxes are based on the value of a home. And HOA fees can also increase. On the positive side, Florida does not have a state income tax.       Homeowners insurance is in the process of getting fixed. I don’t know what you are talking about with property taxes. By law, the assessment on your house can only go up by 3% per year. I have a house in town and a small farm up by the state line and the total property tax is less than $1200 a year for all of it.

      @@johnscott2746 Thank you. How and why do you think Homeowners Insurance is going to get fixed? I doubt they are going to drop the lie about global warming. So it must be something else. Even when new companies, with better rates take over, I don't think it will last. They too will raise their prices after the next hurricane. Do you know how much homeowners insurance is in the northern region of Florida? Still higher than other states rights?

      @@cannotbeshaken7889there have always been hurricanes. That’s not what caused the problem we are experiencing. What happened is the lawyers got in bed with their buddies in the legislature and made it super easy to sue an insurance company. So much so that all the lawyers had to do is write a letter to the insurance company and a check got cut the same day. The insurance companies were forced to form a fund just to pay these checks and it was driving them out of business. A lot of them left the state. Others raised their rates. Recently, at the behest of the governor, laws were passed to stop this practice. But in the week before the new law took effect over 250,000 new “suits” were filed. And we will have to wade through all of them before things get better. There is more to this debacle than I can write in this post. You should look it up for yourself if you are interested.

      Thank you for your question! Overall, the Palm Beach area is great. Palm Beach itself is extremely expensive! That's where the billionaires live. But West Palm Beach is affordable and has a lot of nice neighborhoods. Some feel it's getting crowded. Take a look at North Palm Beach. It's affordable, and very safe overall.     I've seen a couple of your videos and really appreciate them. My wife and I are considering moving to Florida (or snowbirding from the Northeast) in 7-9 years when we are in our late 40's. We LOVE Universal Studios, and the beach. We are considering looking into buying a house that is 5 minutes from the beach, and within an hour and 20 minutes of Universal Studios, so I've narrowed it down to a 95 mile stretch from Daytona Beach to Palm Bay. I look forward to looking at the rest of your videos to narrowing down my search a little more. We are even considering the possibility of buying in a couple years and renting out till we eventually move down or start snowbirding. (with the possibility of renting out our Florida property over the summer months when we aren't there).

You've definitely done your homework, narrowing down that stretch of the east coast so you can be close to the beach AND within an hour and 20 minutes to Universal.     I've watched a few "Don't do this when you're selling" videos and I have to tell you... I disagree with so many things! First, let me just say on my own behalf that whatever I did, I did with selling in mind. Whether it be keeping items in good working order or replacing an entire kitchen, I've always maintained everything to the highest level I was able and did them for my own use and peace of mind... then I used them (for a time) before selling. That may be what's skewing my thoughts about the subject but any house I've ever wanted to sell has sold without even being listed, sold for higher than any neighboring home and the buyers have all been ecstatic for being able to nab it! Some have even remained lifelong friends! Now, I would say if you're living in a very sub-par abode and by fixing or replacing one item and making the remainder of the home look even WORSE, then by all means follow the advice of the video. I think the key is maintain, maintain and maintain with updates along the way and an eye toward selling down the road. My 2c.

I also do everything with selling in mind, even if I plan to stay there for a while. And doing things for your own use while you're living there is another thing you're doing right! Of course fix things while you are living there and can enjoy and/or get benefits from upgrades but don’t just do all those expensive Reno’s just before selling.If people would only clean and declutter that would make a huge difference!

      We actually renovated our bathroom just before selling our house. The layout was terrible and contributed to the amazing deal we got on it when we bought it. It wasn't a big deal for us but was a problem for others. There was a wall of dead space from bad design from original builder. We just bumped out the wall and took a closet out of the basement that didn't need to be there. And we turned the bath around so we could fit a separate shower and added built in shelves. When we bought it, it had sat on the market for 18 months. We sold it in 9 days. We didn't care about that bathroom but the Toronto market place did. Layout is important in bathrooms.

    I like Lake Wales, Florida. It is a laid back place. Not much crime. Pretty cheap to live.

      Thanks for commenting! I've heard about a few cases of that over the years and years that I've lived in Florida. If it happens, it would likely be that somebody left a door open, or had some kind of hole in their home that allowed a snake in. And I've heard about snakes in toilets. I suppose that could happen anywhere that has snakes.It gives me "the willies" just thinking about it!

    And they all suck. Lived there all my life moved to nc 4 years ago and will never go back to Florida. Prices going through roof people are not friendly weather sucks ass. To hot and rainy all the time. To many dang people fishing sucks now too thanks to all the dumb add people moving there. Golf my ass. Fighting all the older people from the yankee states tie up all the golf places and cost to much as well. Houses are build cheap as hell and cost way to much. Most seafood restaurants suck now a days. Miami is a joke. This guy is a joke
