I live in that Basehor area like K7-83rd ish It's a super nice area.
#1 is Liberty, MO - close to MCI, Downtown, Arrowhead, Worlds of Fun, T-Mobile Center, and Plaza. JOCO is gridlocked during rush hour on I-35 & 435. People are much friendlier in the Northland vs JOCO too. I grew up in Olathe/OP area and love living up north.
Liberty??????? Compared to Mission , Pv, Mission hills and Leawood LMFAO. No way. It isn't even comparable.

I live in DeSoto
Do people who live in West Lenexa commute to downtown everyday for work? My husband is going to work at Kansas City University and we think West Lenexa has so many great amenities, but might be too far for a daily commute... We are also considering Riverside for its proximity (but looks lacking in amenities,) and Lees Summit--which also has a ton of new construction, but not as many amenities, and maybe a bit far.
Some residents to make the commute. Many are remote or work in Johnson County. It looks like a 30 minute drive, which could be longer with rush hour traffic downtown. The Northland (Parkville, Riverside, etc) could be good options. What you might lose in terms of amenities compared to west Lenexa, you do gain a shorter driving distance away from amenities in downtown KC. Lee's Summit is a great option but seems to suffer from the same distance issue Lenexa does. What are some of the amenities that really stand out to you in West Lenexa?
We've learned a lot from having two houses custom built and especially from living in our current 42 year old 4-level house in Lenexa which someone else had custom built and which is of similar size to the one you are showing. First of all, everything as much as possible should be as ADA compliant as possible ... plumbing fixtures, doorways, etc. There shouldn't be a single step either inside or outside that doesn't have a handrail. Imo opinion, a house like you're showing should/must have a residential elevator - they're not that expensive ... I've done the research. And it should be possible to get someone into the house without climbing any steps while still satisfying building code. A brother-in-law recently did this on a similar size new house in Iowa. I would "finish" a basement only if it is a walk-out like ours is now and I would put only high quality large dimension tiles on it's floor. A house this size needs a dining room that can hold a table that can be extended significantly. Ours seats 10 people and I would rather have space for more. Otherwise, there are lots of nice features in the house you are showing but for $1.3M I would expect a little more.
Moving to KC from Utah. Kind of devastated to be losing the outdoorsy culture/mountains/hiking. Which area would you suggest for us (family of four,)??? Hubby will need to commute to KCU. I’ve also heard Riverside/Parkville has some good outdoor resources/trails…

Depending on specifics, Lee's Summit (several lakes), Western Shawnee/Lenexa, and potentially the Lake Olathe area would be worth considering. I live in eastern/old Shawnee, and can't imagine living anywhere else in this metro. I can get almost anywhere in 15-30 minutes (max).

There are tools for doing that. Some of our ceiling light fixtures in our living room are 20 feet above the floor and it's no problem to change with my inexpensive pole tool although they have all been converted to LED bulbs and may not need replacement again while we're here.
Open floor plans suck. Bring back the individual rooms.
Oh my no. Open floor plans allow "borrowing" space from other living areas which is especially useful at large gatherings. And furniture placement is often easier and with more choices. I do advocate the liberal use of electrical outlets in floors so that lamps and devices don't have to be against walls and so that electrical cords don't have to be extended across walkways.
Oh yay. Another McMansion neighborhood. That house design is horrid. The mix of design styles in the architecture of the home is just 🤮🤮🤮 Looks like a house from the National or Riss Lake that was only half updated. Can’t believe a builder designed that. Can’t believe they’re using it as the office on top of it 😂😂😂😭
I moved from Ft Worth to KC and the first thing I noticed was the GREEN everywhere - grass and trees. People are a lot more friendly. Barbecue is better. Traffic is so easy, you're 25 minutes from everything.

Right the houses surrounding it look like 2005 designs from the Northland. Can’t stand builder’s developments. If an architect wasn’t involved with the design of the house, you know, someone actually trained in design and not just building, you end up with ugly basic houses like this with large sq footage being marketed as luxury. The traditional style of this house mixed with the modern elements is nauseating. 30 years in KC is too long. These builders and buyers make me shake my head.
reverse the hutch and refrigerator in the kitchen so the refrigerator is closer to the cooking area and the hatch can be open for display
LOL. Who wants to live next to an interstate with all that noise. Most everything in that house is current, no classical -- the next buyer of the house will have to gut it.

This is a beautiful and stunning home!! You all really should have more views than this but it maybe effected by high home prices. Nonetheless, even though I cannot afford this at the moment, it gives a reason to strive for it!

Yes, my allergies usually flare up in the early Spring and go away until the Fall. We get higher levels of ragweed pollen in the Fall which is the worst for me.
What about the possibility of a housing bubble? The prices have increased a ton in a short time, and sooo many houses are now sitting even 45 days! Also, the prices of houses are outpacing what people can afford, and the prices that are being asked make buying a home just not seem worth it right now. Volatile for sure! Buying/selling is a risk either way because you have no way to know what is really going to happen.
That's a great question! You're right, prices have been climbing faster than normal. A lot of this is due to the housing shortage - not enough homes are being built per year. Meanwhile, young Millennials and Gen-Z are nearing their peak home-buying years, which is driving demand up even higher. If lending standards loosen, demand goes away, or the market gets flooded with new supply, the possibility of a bubble would go up. Nobody has a crystal ball, but the data does show that owning a home for a long enough time horizon (5-10 years) mitigates most risks.

I lived in the Corbin Park area for the past five years, and I’ve noticed that house prices have increased drastically over the last two years. Along with me, four of my neighbors sold our houses and moved to Kansas. I feel it’s risky to buy a home in that area, as there has been no significant development in the city, nor any new businesses. Additionally, 17 IT companies have moved out of Kansas, making me uncertain if now is a good time to invest in a home there
So you lived in one of the US top school districts (Blue Valley) with unbelievable amenities, parks and shopping areas surrounded by middle and top income earners yet you believe it to be stagnant? Most folks in those tech sectors including my self work from home and those billion dollar companies only care about the bottom line. They have migrated to states with less or no taxation. I wouldn't worry about Jonson county as its still very desirable and for most people unattainable. I'm sure those homes around corbin park are 800k - 2million depending on size. Most folks will not believe the quality of life Overland Park and Leawood provide, obviously it all comes at a cost but I don't foresee any issues in the near to long term other than pricing out middle class incomes of those homes (this is a nationwide issue though).
