I could write a James Bond movie script on the shit I've gone through to get a property. The classic situation, ( given I'm a Greek from Australia ) when approaching a vendor after seeing the advert, mind you that has a price listed at euro 250,000. I saw him, saw the property and the vendor goes the "new price is euro 550,000, since you from Australia your rich, this price is different for you". I kid you not. This situation I have experienced so many times, that I asked a Architect not from the island I wish to purchase on to make enquires and make sure they don't tell the vendors I am from abroad ! The list goes on... even though this is the case, I insist on purchasing.
You must do a 2024 update…
Do you know a realtor that is based on Boston?
Seems like a lot of work I’m just going to rent
Small minded
They keep saying "illegalities" but I have no clue what they mean by that. It would be nice to give examples
In Greece, they can sell you someone else's property
@@svetlanaspasojevic1689 hmm interesting. Good to know. Thank you
Question! 🙋🏻♀️ can you count bank statement for business expense or do you need to have invoice for tax purposes
It's important to remember that buying property requires a lot of effort and financial investment. The video was helpful thanks for sharing.
The law rate is increasing faster than the crime rate.
We bought a house and was told no one can build in front of us and block our view .well while we weren’t there someone did build in front blocked our house in totality illegal! We got a lawyer he stopped them from moving in But the house is there and we’re blocked in with a view of the house ! Killed our value ! Uggh
Really sorry to hear that. Can you give an update on the status of your house? Did you sell or decide to stay?
Hi Christina, Would you happened to have an office in NYC? May I have your direct contact information to reach out to you.
Christina can be reached at stavropouloulaw@gmail.com
I love the Greek culture and people beautiful
Thank you for your explanation ❤
Confusing, complicated and if you are a foreigner it could be very costly. I would go for a couple of days or a week as a visitor BUT buying property NO.
Could you please elaborate? Why should I stay away from buying property there? Because I've been looking at buying something on Crete.
💩
This is super helpful and informative. Thank you

I am living in greece i want to pay my taxes on capital gain could you help me?
All want a little bit of you, actually sometimes it can be they take half of your money. 😒
Hi, What about property tax you have to pay every year ? What about mortgages ? What about renovating homes ? What about building permits and costs ? Local all can be different, what abt Korfu ? So much more questions 😅
Mortgages??? Dude, don't buy something if you don't have the money 😂
So if you don't get that Tax clearance certificate, can you still sell the property or not ? And if yes, is the tax authority department holding a percentage of the selling price ?
The tax system seems to be so bad in Greece so why even bother and get into it ? Isn't it better to look at some other friendlier tax countries such as Portugal ?
What I don’t hear is the physical check. Meaning that the construction of the building should be sound and based on certain quality standards plumbing and Electrical is up to code isn’t that involved in the inspection by a lawyer?
You are talking about the 'topographical report', this is done by the civil engineer, it is an obligation for the seller to pay for this and submit it to the lawyer. The report should be no older than 3 years. It is also recommended that you employ your own civil engineer for their report, costs around €300 - 400 I believe.
Greece and the entire EU should ban Canadians from buying a property just like Canadians do to all foreigners ! Only fair....The Eu doesn't need Canadians.
property tax, lawyers, real estate crooks, all this system makes me sick, I rather live in a tree
So you're saying I shouldn't buy a house in Greece, even on Crete? Because I've been thinking of buying property on Crete
Thanks for providing this video, it clarifies what I have read about nil tax returns but always good to hear it from the horses mouth so to speak.
Watching this now is so weird - everyone was thinking 3 months or so, and it ended up going FAR beyond that.
This is good but scary information to have. I’m hoping to start house hunting on Crete in 2023, preparing for retirement in 2024. Better to be forearmed with current information.
I've also been thinking of buying property on a Crete. Your comment is a year old. Did you end up buying anything?
@@henderyjem6881 no, I didn’t. Life happened and I bought a house in Florida. I still haven’t retired yet, but when I do, I can always use the 90 day visa option. Closing on a house in America was difficult enough. I am not sure how hard it would be to do a foreign home purchase. It’s not off the table for me yet; it’s just postponed a bit.
I'm in Crete now to scout for properties. The prices have skyrocketed post pandemic and we are finding out that the responsibility of getting all the inspections, title searches, engineering reports, commission etc, all fall on the buyer. You need 10-15% on top of the purchase price just to cover all the costs while the seller has little to do. We decided to rent.
@@gianni1632 thanks for that info. Family considerations caused me to buy in Florida, move a member in with me, remote telework for my current employer, & hopefully retire in a year - no more than two. When I do I think I’ll start with the 90-day visa visit in the off season. Not going to vacation, but to assist with animal rescue. I would love for a Greek friend to buy a home, allow me to pay a fair amount & have a bedroom / bathroom … then I could come & go as the visa allows. Your info makes me feel like I’m on the right path. Thanks 🙏🏼🙏🏼🐾🐾💙🇬🇷
@@gianni1632 hey, just saw your comment. So how's it going? Aside from the increased costs how are you liking it out there so far man? Finding any nice houses?
Which company does the Greek lady work for?
Whats their company called. Contact info?
Thanks. Just started watching your videos & subscribed to Its All Greek To Me. It would be helpful to include a screenshot of website / contact info of your guests. I want to buy on Crete by ~2024. My head is exploding just a bit now. Thanks again though for the great info.

Interesting video. Did you work with these lawyers in a purchase?

Greece is a basket case, just come for a holiday and leave.
I recently bought a place in Athens and have really enjoyed visiting regularly to renovate. It is true it does not provide me with much of an income but so far I have been lucky enough to work with kind and professional people and am learning a lot and loving the experience. I made a little video about different neighbourhoods in Athens that your viewers might find interesting: th-cam.com/video/UaG-XoOp854/w-d-xo.html Έφτιαξα ένα μικρό βίντεο για διάφορες γειτονιές της Αθήνας που μπορεί να βρουν ενδιαφέρον οι θεατές σας: th-cam.com/video/UaG-XoOp854/w-d-xo.html
thanks for the video. Can you confirm if capital gains on the sale of stocks / securities is taxed at 0%/ Also if I pay myself dividends from an overseas company, is this taxed at 5%? Thanks again
Did you find a definite answer to this as I found the same info and would like it confirmed 👍?
Waste of time
May I ask why? What happened ?
@@mecanicoing9 because of content of the video and the way they present the information
Love your reaction " Sometimes!" Every time more like it! Nothing is simple in Greece. No wonder it struggles.
It's not subject of video but I will give you some information that are important if you want to live in greece 1 kw of electricity cost 0.055 cent So that means that normal familly that spends about 400kw will pay 20e . But every month you need to pay from 50-100 e for some sf, taxses . So even if you spend 0 kw your bill will be from 50 to 100 e . And I'm talking just about electricity.the same is for many other every day things
Plus the VAT on products and services are 24%, that's one of the highest rate in the world I think, isn't it ? Do you have any other practical suggestions ? Thanks.
Μπράβο παιδιά σάς αγαπάμε! Άγγελε είσαι Γνήσιος Σπαρτιάτης!🇬🇷🇬🇷🇬🇷🇬🇷🇬🇷🇬🇷
I love your videos but I find this lady defensive and in denial! Playing down the risks and not talking about the bad side of buying and investing doesn't help, I do want to buy a house in Greece and live there but it's hard to find someone honest to work with they all are very "it's ok just pay the lawyer" it's ok don't worry no problem" well telling me not to worry about spending $250k won't work lol but again I love your videos 💙💙💙
Well no you shouldnt just pay the lawyer and not worry i agree, but as far as i know you do need a lawyer in order to complete the purchase. So if you speak to different lawyers, they will explain to you the exact process and then you can decide which one you believe is best for you to hire. I havent bought any properties but my father has (we are Greeks living there) and he has always had his lawyer with him for the process.
@@anatolics oh I absolutely agree with you I will 100% use a lawyer 👍🏼 and you're right they do all tell me different things lol one day I'll be ready and I'll take the risk and cross my fingers 🤞🏼🤞🏼💙💙🇬🇷🇬🇷 and hopefully live in your beautiful country on my favourite little island, more videos please I find your content very interesting, have a lovely weekend 💙💙💙
@@Jaybob33 different info from different lawyer?!?! WTF?? Well if you ever take the leap, i wish you all the best! Happy weekend to you too.
@@anatolics thank you! 💙💙🥂🥂
Unfortunately many countries do the same thing, especially in Canada, so much propaganda about that stupid country and when you get there, you only find problems, no quality of life and expensive as hell for nothing in fact since new comers and foreigners are deprived from doing anything worthwhile. That's why I also enjoy videos that show you the bad sides also, not everything is pink.
I want to buy property in athens, do you have a office in Athens , a website of yours?
A word of advice if your considering buying property in greece and you don’t permanently live there or are more than a few hours flight away ….DONT ! Unless you have someone loyal or on the payroll to look after your interest ! It’s a nightmare.. And I’m an Aussie that lives In greece 6 months a year ..pre Covid , without my cousin in Athens it would be impossible. Just rent a place as needed .
May I ask why? What are the problems that may occur from buying ?
@@btc1m654 I own a few houses in Nicaragua and Mexico. It’s a nightmare because a lot of thieves. So you do need a family member or trustworthy to look after your property.
Interesting, what are the main problems in your experience?
This is so much outdated...make a new one with the new facts on ground

This lawyer lady, said something about having a tax account in Greece. I would say a bit more indepth information on that would be valuable. My assumption is, that one would need a Greek bankaccount. However is it possible to get that, without having a living address in Greece. (If you intend to buy as a foreigner, usually you have no address yet.) And does a tax account require you to have an income in Greece ?? One can wire money to a bankaccount from income that is not made in Greece, so as to pay taxes etc etc. Thus I would think, knowing an answer to this question would be important.
If anyone has the same questions. Here is the answer - you don't need a bank account to get a Greek tax number. The greek tax number doesn't require income in Greece. You can wire money from transferwise, or your tax accountant will often be happy to make the payment on your behalf (you send them the money). If you are interested in finding a property in Athens, my company www.airhome.com can help finding property, calculating investment returns and renovating it (we have an in house construction crew). We cover most of Europe, but have staff on the ground in Athens.
I love him!! He is adorable!!
Love your framed LaFleur jersey.....go Habs go.......love your Greek comedy 👏👏👏
