    If you are buying a property @20k be it on dwarka expressway or new gurgaon, you won't get an exit for atleast next 7-8 years. These prices are artificially inflated. I have been to Dwarka expressway a lot of the times now and most of the flats are empty at the moment because investors are holding them and are unable to get the exit. Let's be realistic, how many people can actually afford to pay 3.5 to 4 cr for a 3bhk flat? Market is gonna be really slow for next few years now till the next real estate bull run period comes which is not gonna be for atleast 7-8 years.

    Property rates have a long way to go up as they have hardly given any returns basis last 15 years. The bestest plot I bought in 2010 may have quadrupled but that is all due to devaluation of inr to half in as many years. And doubling your principal in 15 years means roi of less than 5% whereas all my large caps returns have been minimum 15% cagr. So in nutshell plots will need to treble from here to match other investments and they will soon rise after elections etc. to come at par…..

    This is the time when buyers or end users can put their foot down..The market is undergoing a correction..No need to play these investors a premium of 4000 per sq feet.. against a 10% investment they have made push your foot down
