    Investors should not believe this false narrative propaganda. Please make sure to drive through the dwarka expressway to see what % of the ready to move in flats are actually occupied. My observation is not even 10%. Plus, property prices in gurgaon are now comparable to prices in Dubai, which to me is illogical and unsustainable.

    I used to really enjoy your videos until you started comparing real estate with stock markets. This is the second such video on your channel. I hate to say this but your recent videos are absolute garbage. Comparing real estate stocks (which are probably in micro / mid cap) to Nifty50 is nonsensical. Please use relevant benchmarks and stop spreading false information.

    You are giving wrong prices for dlf launch in 1981. I think the launch was either at 400 rs per yard or 1000 rs per yard and not 25 rs per yard. I myself had come for a site visit at that time.

    The problem with Indians is that they want the area, they have purchased in, to keep on appreciating, while the area they missed becomes a source of anxiety for them. Thats why so many people cribbing about gurgaon getting pricier. Anybody who has purchased here doesnt crib while others are going nuts. This is not a constructive mindset. If anybody cant purchase in an area it is wrong to demean it and calling it pricey and bad. Pick any negative comment, 90% of the commenters havnt purchased anything in gurgaon and just cribbing. As far as influencers are concerned they wish to sensationalise anything for views. All these experts are nothing but small time brokers looking for alternate source of income. Its good somebody called out these sudden experts who are just small time brokers and dealers with just a little more knowledge than the buyer.

    Sir your knowledge efficacy has been proved when you say ₹25/sqyd in 1980. Can you show a documented proof of anyone buying below ₹250/sqyd. That is the launch price. Btw for your curious knowledge, I’m an ex owner of plot in DLF1 A14 lane. Please sir improve your knowledge a little more.

    Once IICC (Yashobhoomi) and Aerocity Worldmark future phases are fully complete, it will drive high demand for residential real estate on Dwaraka Expressway. Both will emerge as global business districts and largest employment hubs. Those who invested on Dwaraka Expressway should have some patience for at least 4-5 years. It's not a matter of if but when. Sectors that are closer to Delhi will enjoy the most. UER2, Dwaraka Expressway, Tunnel to Nelson Mandela Marg will be game changer connectivity in the region. Many civic amenities such as hospital, schools and retail will come up as well. What Sameer is saying is true about Gurugram in general. IIICC and Aerocity Worldmark will be much bigger than Cyber Hub. Exiting Dwaraka Expressway property for short term profit booking is not a good strategy. If you have a 3 BHK unit in Sobha, Godrej Meridian, SP Joyville, Tata Lavida, please HOLD on to your investment. There will be some delays and teething issues along the way, but patience is the key.

    You invested between 2017 to 2022. There was market dip twice in this period. 1. Covid 2. 2022 dip And i can see you have invested for 1.5 years in some funds. You need to patiently wait for 10 years. Also you have not invested in midcap or small cap. I believe you have invested in regular funds and most of them have exit load. Mutual fund is a Dravid game. Not Sehwag or Rohit Sharma. Also you should have invested in some index funds. Nifty50 and niftynext50. The mutual funds that you have selected have just 300 cr market cap.

    Samir Sir , this is only data but the real buyers are not available in the market. Party is over accept it and move on to next assets class. Smart investors are selling the residential real estate, Gurgaon residential real estate is overbought and overpriced flats with lot of leverage and risk. So, it's a complete avoid at this price.

    People hv to understand that real estate runs in cycles ,it has increased 2 fold in last 3 years ,now it's time for small correction and 5-6 years period of stability, Not ofcourse a good time to enter if u r looking for good returns. Secondly from 2013 -2019 ,There was hardly any new supply in Gurgaon, even then there was no hike in prices at all ,by logic of supply demand gap leading to price hike,prices shud hv increased in this period significantly . Prices will hover around same where they r for bxt 4-5 years ,entering at that time will lead to quick returns

    I usually like your analysis but here I found you biased. Other brokers are also dependent on same real estate and not want that to crash but harsh reality is no inventory coming in market for people who are working in gurgaon. You are wrong or hidden three things. 1- why prices stagnated in gurgaon between 2014-20. 2- population theory is totally wrong as if all of ncr is without home and want to buy in gurgaon. 3- good infra led to people travelling from far off locations to gurgaon. Everything is sentiment, no job growth is happening from last year and if any slowdown will come in US, it will lead to slowdown in real estate as well.

      It was all sentiment inorganic growth, now people are stuck with high purchase, so they have to make it to cover it.
