One question. What race is your father?..obviously you are mixed race.

The cut list is useless because they used 3/4 x 1/2 and you and I used 1x2. They are not interchangeable and probably why you finished 1 inch off. I also used 1x2x8 so I cut the long pieces at 48 so as to get 2 out of each board. From there it was much easier than using the cut list provided. I love the pattern and thank you for providing it. I also painted everything before installing it.

For the dscr loan you said the rental receipts need to cover the mortgage…? Please explain a little more on that please. Basically what your expected income will be on the property? How would you have receipts for a property you don’t rent yet? Sorry new to the rental life 🙃

Looks great. Quick question: how was it hooking up both units with half of the W/D hanging off the platform? Did someone hold it up while you made the connections? Water, gas, and vent. Basically what I’m asking is did this require a two person operation to install?

Great video. I am actually doing the exact same thing. Obtained a property in 2018, sold it last month and in the process now of purchasing another via my 1031 exchange. So it’s 180 days to complete the entire purchase process. However, you have 45 days (part of the 180 days) to identify and list 3 properties to the 1031 exchange that you may want to purchase. In the end you MUST purchase one of them.
