    I think you’re missing the point, the shadowy room doesn’t need to exist because it’s in the algorithm now. In my opinion, the app is a defacto price fixing scheme between landlords allegedly complete with the agreement that landlords participating must agree to the digital price set by algorithm and provide a justification if they disagree. Hope the company loses their lawsuit bc I think it’s a cartel operation.

    This is such a terrible take on this. It is a price fixing cabal managed via a 3rd party software. RealPage is being fed information that if shared directly between the property ownership would be clear collusion and price fixing. They skate around that by offering a way for those companies to share that information via a 3rd party and then that third party price fixing for everyone’s best interest with that combined information. This creates a non competitive market where RealPage is able to dictate giant swathes of the pricing and basically capture entire regional market pricing in their algorithms. You all are upset by this because if it is deemed illegal, which it should be, it has a direct impact on the bottom line and will force these property owners back into having to be competitive with each other.

    Rental rates started decreasing because people can’t afford them. The algorithm found the sweet spot of where people could just afford to pay the rent in a given area. Then where they couldn’t afford to pay. It was lowered to the level where people could just barely afford the rent. That’s why RealPage is being investigated. Companies found a way to fix prices without being in the same room.

    I find it interesting that the republican platform says they will help housing by "slashing inflation" but the only things I have heard trump say is that inflation isnt real, we need to drop interest rates immediately, and he wants massive new tariffs on virtually all imports. Sounds to me like a perfect recipe for more inflation, not less. Am I missing something? Have they actually said how they would "slash inflation". Not sure a guy who has bankrupted more businesses than I can count is the best leader on the economy... but I dont really hear anything else from republicans different from what democrats are saying.

    The last job I interviewed for was the school district..... The job post was for 60k salary they said it was between myself and a younger kid fresh out of high school and they hired him simply because he would accept 25k salary and knew I wouldn't take the job...I have 26 years as a mechanic/shop manager/wiring guy. Shits crazy

    Myself and almost every single friend of mine have all been fired or laid off from our jobs in the last 6 months here in North Texas we all work at different places..... I have been offered 3 good jobs since January and I took each one and all 3 downsized within a month or two of me taking the jobs. It's not a good market for decent jobs...these places are firing experienced employees to hire temp workers for much less......thanks Joe Biden

    Thousands of landlords are using a site to collude and create the "market" to keep renters poor. I don't feel bad that laws are being made to correct it. The "market" needs to change to a sustainable model or there will be a collapse.

      Thanks for the response! In our full video, we discuss how landlords use the software and how well it fits into the logic of collusion and its effects, and one of our sticking points with this collusion argument is that different apartment owners are still competing against each other, especially when one of them has a newly-built apartment property. Owners of newly-built apartments are incentivized to fill them with renters as soon as possible, and that very often means undercutting the rents of competition and driving down the rent growth of a market/sub-market (th-cam.com/video/4h6qCUlE6e8/w-d-xo.htmlsi=bdK_DGD7_s9AqfIG&t=2825). Alternatively, if a new building has brand new apartments at the same price as an older building, the operator of that older building may be incentivized to lower rents to attract renters. I'm sure we'll learn more details about this specific issue of algorithms and rent pricing as it develops, but our general take is that, when rent growth in a given city is high, that motivates builders to build new apartments. When new apartments are built, that drives down rent growth. Take Austin, Texas, for example: Its rent growth was among the highest in the nation two years ago. Now, its rent growth is at or near the bottom, with actual rent declines of over 5%. This actually happened on a national level, with the surge in rent growth of 2021 leading to some of the highest levels of apartment construction in more than a generation, which has resulted in rent growth, on average, to be far lower in 2023 and 2024 than previous years--according to Apartment List's data, average U.S. rent growth has actually been negative for fifteen months because of all the new apartments that have been built.

    Exploiting information gaps is a central tenant of the capitalist economy. These data tools consolidate data access such that fewer people can take advantage of these gaps, and increasing market share of largest players. When those large players have sufficient dominance, the data companies will find themselves redundant, just as real estate agents are finding, after benefiting so handsomely from the market acceleration provided by the MLS system (Zillow, Redfin, etc).

    The program to build more housing units will be developed in mostly urban communities to achieve the goal of expanding affordable homes. Economic integration has been a major priority for many cities across America since the creation of HUD. Many projects have already been funded in the past some with racial integration and racial discrimination also economic discrimination. Urban renewal. The mobility programs and others had there abused implementation by various jurisdictions. Housing advocates have argued and exposed infrastructure discrimination and intimidation of those who worked to deny the benefits to those who were unable to protect themselves from abuses by private sector landlords and government agencies. The plans of the HARRIS AND WALTZ ADMINISTRATION WILL BE WELCOMED BY THOSE WHO NEED THEIR HELP AND ADVOCATES WILL BE WATCHING.

We are taking our numbers from a report by the Harvard Joint Center for Housing Studies, which used data from the Congressional Budget Office's Demographic Outlook report, which groups illegal and legal immigrants together. We are not trying to make a claim about the specific population of illegal immigrants in the United States and instead are arguing that the collective immigrant population will have a meaningful impact on housing in the country.
