That is an interesting perspective on the market, I appreciate you sharing! Most of our clients are in a need to move versus want to move situation, but everyone's scenario is different. :-)

We don’t need to move. Delaware is a great location with low property taxes, but if u look at the new construction prices, the “incentives’”(25k, 30k, 75k etc.) often are eaten up by their previous price increases since 2022. Still not everyone needs the absolutely lowest price because you are paying for the desired amenities and locations.

The Lightship Cove community is located 7.7 miles from Lewes Beach (14 minutes) and 9.5 miles from the Cape Henlopen State Park in Lewes (18 minutes).

It’s important to remember that this is just a model home and Schell Brothers does offer upgraded features. This home would be priced out around $1M.

Hi Matthew. In the Delaware Seller's Disclosure the builder (any seller) has to disclose if the property is in a flood zone. I always recommend looking at the FEMA website and you can punch in the address and it will tell you what flood zone the property is located within.

Hey Joel! As long as the homesite is big enough, and you stay within the BRL's (Building Restriction Lines), and get HOA approval, you could put a pool in your backyard. Realistically a small plunge pool would work best. That lake behind the model home is gorgeous and so blue!

I live in Khov Belle Terre , no one's aloud to put a pool in . There is a community pool.

Hi Joel. I am so sorry that you never experienced the south Philly cheesesteak battle of Pat's and Geno's! If you move to Delaware, you will have to make the day trip up to try out both of them! In regards to the weather; Winter weather in Delaware is typically mild to moderately cold, with temperatures ranging from the mid-20s to mid-40s Fahrenheit. The state receives moderate snowfall, averaging 15-20 inches annually, along with rain, sleet, and occasional snowstorms. Windy conditions, especially along the coast, and high humidity levels can make the cold feel more biting. Overall, Delaware experiences relatively moderate winters with occasional severe weather.

Hey Joe, to answer your question, coastal DE does not receive a severe winter like Milwaukee. Lots of rain perhaps during the winter and maybe a little bit of snow. How can I compare to the Midwest, well I grew up in Peoria, Illinois, so the prairie winters are more severe than in coastal DE. Great place to retire here in lower coastal DE.
