Yes from the 805 where all the people go to Pismo yep from there people back home thought we were crazy we actually live in a nicer area than coast it has beach but if ur local lots of homeless not that there isn’t here and not many jobs see ya! Pismo! Moved to Clovis for quiet suburbs cheaper houses and love the conservative life style! I’ll by is it the fam and be the shooting tourist now :)

    In my opinion, buying a home in Clovis almost impossible for the regular person. Most apartments are going for 1500 dollars and up , which eats up most people's paycheck.

    get a giant swamp cooler or you will go broke in Clovis. trust me. my cosines PGE bill was 987 dollars last month and she said she still boiled her butt off even at night. she is single and lives alone, I could not even think about what the bill would be for a family. location, location, location. my fathers favorite words. wishing everyone the best.

    The schools in Clovis teach for high test scores. The vibe is a little "Red Neck". Energy prices through PGE are very high and property taxes are raised the maximum amount every year in Fresno County. Clovis roads and streets are pretty good. Single males driving alone after 9 p.m. will get stopped and checked, especially Friday and Saturday nights. Minorities are under represented in Clovis. The best thing about Clovis are activities in Old Town and the close proximity to the mountains, lakes, and national parks.

    I grew up in the Valley’s rural west side, but have lived in Clovis almost 20 years. Moved here for the schools and relative safety and I’m happy we did! Politics here are right-leaning, I’m not, but most folks are friendly and I’ve got lots of friends I love that I don’t politically align with. The heat sucks, but I guess I’m acclimated (probably from doing farm labor work in the valley starting around age 12). Nobody LIKES the heat, but it’s never stopped me from getting things done, no matter how hot it gets. All told, if I can’t live at the coast, this’ll do!

    EXCELLENT PRESENTATION! Probably the best format I've seen for showing homes & general area. I love how you show the maps and circle the area, and then follow it up with inside views of the homes. I can't believe how close together these homes are. You could almost reach your neighbor's house simply by sticking your hand out the side window. Great job in your presentation👍👍

    • @LivingInClovisCA
      @LivingInClovisCA 2 หลายเดือนก่อน

      Hey, great question! There are some resources online through City of Clovis that show Utility Rates from 2023. Trash, water, recycle, street sweep, etc…it will vary a bit depending on the area. From those I have asked, it will range between $50-150 (probably closer to the middle) per month. The big expense this time of year is electricity because of the extreme heat. Our bill the last two months has been just under $500 (moderate usage without solar) with a few others expressing similar numbers. On a normal month, we expect to see between 200-300.

Due to the large production time of Vlog Tours, the anxiety of recording in public, and the positive reception of these Map Tours from our real estate clients who have expressed interest in this type of overview, we will continue to focus on this style for now.

    Do these neighborhoods all have HOAs? Looks like it. Also, the water supply. How is it? Where does the water come from?

    • @LivingInClovisCA
      @LivingInClovisCA 3 หลายเดือนก่อน

      Thanks for the feedback. Those are great questions! I'll do my best to cover that in future videos. In short, it depends. As far as HOAs, the master-planned communities (Harlan Ranch, Loma Vista, gated communities) are more likely to have one, but I don't believe the north west or south west neighborhoods I showed in this video had an HOA. With water, it depends. *Most* of the area within the red boundary on the map will be public water/public sewer, which according to the City of Clovis, "The City samples the water served to customers at the source, after treatment, and in the distribution system." In my personal experience, it is potable, but my wife and I still keep a Brita in our fridge. As we get further east into the countryside, we start to see more Private Well/Community Well/Septic. But truthfully, it varies from neighborhood to neighborhood.

It was miserable, and you didn't want to step outside, even at 8 pm. We finally felt some relief when we got back home to Long Beach, where it was in the mid 80s with a cool breeze.
