    So True! You have to have done the basics yourself to know if your assistant is doing things well and inline with your company goals. With getting an assistant too soon; its easy to think they know what they're doing and I'm amazed at how many don't.

      True! The big guys will definitely survive and have plenty in cash reserves it's the small insurance companies that haven't been around for a long time that have a heavy concentration in that area and the reason is they take more risk in order to gain business. Bamboo is a company I've been thinking of that has been insuring everything lately from what I've seen.

    I have rentals, it have to be my primary residence? Can we do a quit claim on the deed and put it under my personal name? How can I have access I have 4 rentals and in trying to cash them out 90%LTV would be great

      In order to capitalize on maximum cash out, yes it would have to be a primary residence. Most rental properties will max out between 75-80%.

      True application in the real world is super important, but when you're 12 years old and not in the real world yet all you know is school, so accountability at that age is getting good grades. Not EVERYONE needs good grades to be successful, but in general I think it's probably better to get good grades than not. Also for a parent not to care about your grades that's also not a good thing for a child.

      Correct if your itemized deductions are less than the standard deduction and you're using it then you're technically paying more taxes than you should be. Check with your accountant!

    Clearly, you are not managing your finances very well if you CAN itemize, and it's more than the Standard Deduction. 92% do just fine with the Standard Deduction, although there are probably an additional 2-5% of the 92% that can, but don't want to go through the hassle of itemizing. It's their choice, their loss.

    I'm debt free with a paid for house and everything. I tremendous respect for Dave Ramsey as he's helped me through my journey. However, I will state that manual underwriting is a massive pain and will result in a 2% higher interest rate as well as larger loan origination fees. The process itself is substantially labor intensive for both the mortgage company and the applicant. Paying cash for a house is the best course of action, but if you must take out a mortgage, do yourself a favor and run a few charges on a credit card every month, then pay it off before the interest hits. This will allow you to build up a credit score (assuming you don't have one) and save thousands in mortgage interest and fees. 2% on hundreds of thousands of dollars is not only a lot of money each month, its a log of money each day. No need to pay all that based on some principle. I don't like credit cards either but if you don't have a credit score and need a mortgage, they're the best route to save money. Just my 2 cents.

    "You're paying probably less than 1% of interest" That's just plain wrong and not what amortization do. Every month you're paying precisely your (example 3%/12 month) interest on your remaining loan balance. The proportion of principal vs interest of your payment changes in favor of principal but that's just because you have less principal to pay.

      When you have a chance look up an amortization schedule once you get to year 16 out of 30, depending on the rate of your mortgage it can come earlier than year 16, you are no longer paying the same percentage of interest because you've already paid it! Interest is front loaded on a mortgage to benefit the banks that hold mortgages. Towards the end you don't pay much interest, again because you've already paid it! Thanks for your comment though!

      @@andrew_yanni Your interest payment at year 16 of 30 might be half of what it was at year one but that's just because half of your principal is payed off you're still paying the same interest percentage on your remaining principal.

    It does not take long to ruin your credit, you could lose 50 points by 1 derogatory mark, but will take you months to years to regain those 50 points

      True in some cases, but if you have a length credit history with many active accounts it does take a while and many negative items to significantly drop your score. It's not one size fits all type of comment.

    Yeah as it should. But this is just on a month to month basis, and doesn’t include appreciation or getting your money back when you sell if it was a good investment. In the long run, in a decent real estate market, renting will always be an order of magnitude or more more expensive. Obviously because most of the money goes into the asset and might even appreciate significantly by the time you to sell. Not to mention write offs, equity credit, or any of the other financial benefits real estate assets and securities can bring.

    I think Dave’s views on credit can be very helpful to average Americans. The average American is steeped in debt and is not taking advantage of their credit. The average American is being taken advantage of by their credit and is much better off not taking on any credit at all. Average credit card debt is over $6,000 and for a car, the average debt is over $11,000. If you add on all other debt, the average American household debt is over $100,000. Some people can manage that effectively, but the truth is that most people don’t, and they stay in debt. It’s easy for one to forget that not everyone can manage their finances as well as he/she can.

    Difficult is not impossible… sure, the lender has to do what’s called “ Manual Underwriting..” but things worth doing are not always easy. Don’t be a slave!!

    That's the point, Dave say it all the time don't be afraid with being weird. I used to keep an eye on my credit constantly with Credit Karma and balance what credit cards to have and all that crap. Finally one day I had enough of stress out over it and deleted Credit Karma. Best decision I ever made. Now we are focusing on paying off all of our credit cards and closing the accounts as we do so. We are slowly transitioning to using as much cash as possible and it's way better

    I agree with both of you. I work in finance and do not contribute to a 401k because I know what I’m doing. The only upside would be if they implement an insane capital gains tax like has been floated around, then a Roth 401k would be a great idea. But for anyone with below average to average financial knowledge- just do the 401k

    Grant’s fundamental analysis is based on a false premise because he assumes that rates will actually drop that low ever again. The T bond would have to take a massive hit in order for that to happen, which means that the country is fundamentally in a bad place. So yes, there might be an increased inventory, but that will probably be because there is massive unemployment and people can’t afford their mortgages.

    Why should the government give down payment assistance? When my wife and I bought our house our down payment came out of our po,as it should. That is not "free money " that is outright theft by deception done by a crooked government to its citizens that got what we have by working hard and being responsible with our money. 26 years ago we worked and saved our money to purchase a new home. By working hard we were able to pay it off in 19 years instead of the 30 year mortgage we had. Take responsibility for you and your family and don't expect your fellow Americans to pay for YOUR house. Enough said.

      Yeah grossly miss informed. President could easily put pressure on states to ease. Or like in my area the epa is involved on ANY new build. They are 6-12 weeks for a soil test. 6-8 weeks for results. 6-8 weeks for approved plans and $12gs up front.
