😂😂😂😂….trying to fit an archaic script written to be understood by a culture of farmers who could barely read let alone understand and then twist it and turn it after several proven horrendous translations into some sort of meaningful drivel for a post modern society is….hilarious to say the least. Sad and hysterical.
Gotcha. That's a really good take. So if I hear you correctly, if something is old, you can't possibly pull any relevant wisdom or encouragement from it? People struggling and searching for peace and hope in painful times is "hysterical" to you. Understood.
It hurts, it’s challenging, and God I wish there was another way. Unfortunately, it’s way better to suffer and grow while being pruned, than it is to not grow at all and feel nothing. Keep believing and keep pushing forward.

Do u need a construction general contractor license
Only if you intend to build for yourself. You can definitely develop without your GC license by partnering with builders. Thats how I did my first 15 deals or so.

I've been aspiring to become a land developer for a few years now. Have two plots of land paid for in full. They are both in fill lots. One has houses listed between $615k-$675k right now. If I can just figure out how to fund that build, I'm off to the races with this business. Only problem is I will never meet the banks requirement of 2 years at one job. Won't happen.
Quick question on this, how do you make sure your builders/general contractors stay on budget? How often do they raise prices/go over budget
Yea this is a tough one! So we typically make sure to build a cushion of 5-10% into the budget. I wish there was a great answer to this but I haven’t found one. The reality is that as the owner I just can’t push the risk of the unknown off onto the builder. That’s why it’s so important to build cushions into their budget as well as my pro forma and my profit margin. If they mess up, they eat it. But if there is a natural, normal expense-I.e. we start digging footers and have to dig deeper to get to native earth, that extra concrete expense is mine because they had no way of knowing. Hopefully that makes a little sense. If I ended up in a situation where I felt the Builder was being negligent with the budget, that would be a little different, and we would probably be having conversations about how to move forward, discounting their build fee, etc. The motivation for them to operate fairly with me is that they want my future business.
@@brianbandas thank you for the response! So sounds like it’s basically the norm to go a bit over budget. But if material prices go up or something that’s not your fault do they just eat that? Or do you have to pay for that as well
@@jjrealestategbasically unless it is the builders negligence the owner is typically going to eat it, in my experience. So materials increases would be tough to pin on a builder. I think you could definitely work with an attorney to put some safe guards in an agreement, such as the builder has to get 3 bids or you have to approve change orders over a certain amount, etc.

How did you start brother? What’s the first step you’d recommend to do what you do?
I have a video specifically about how to start developing that I definitely recommend you watch-I’ll tag you in the comments there. But the short answer is, I started to build relationships with a builder and a few investor partners, got them on board and then started hunting for a deal to buy, knowing I had a builder who would help me get the budget right, and investors who would help me close the purchase. That’s the VERY short version.

Thanks for being transparent in your journey. Seems like you’re holding up pretty well given the circumstances. It can be easy to downward spiral into blaming oneself for the outcome and holding oneself hostage to a negative thought pattern. It takes courage to attempt big things. Most don’t work up the courage to start, so kudos to you for going for it!
Bro thank you so much for this comment. Holding up well at least on camera 😂 I’ve had my moments, for sure. It has taken energy to fight off that downward spiral of negative thoughts, and to give myself space just to let myself feel the pain and then move forward. I think you’re right on regarding courage. Takes courage to start, and courage to hang in there when it’s bleak. My belief is, if I’m willing to push through the dark times, there are rich rewards on the other side!

Always provide value to hit price point, but never extra! Its only emotion at that point, and this is a business. Great channel btw!

Good stuff man. I definitely relate to a lot of the lessons and am hoping I can apply them before going through them! Excellent break down of the different pathways of quality over quantity. I'd lean more towards the quality side because I am an Architect at heart and feel like the quantity would get boring (although I do enjoy optimization...) P.s. thanks for bring back some of my crossfit memories. I'll have to give it a shot again! Hairandbow floors are amazing as well. Definitely worth the extra effort.

I am 30 yrs old and have no degree or a stable finance, this is super fascinating though i would do anything to go back in time and start early and not have wasted my 20’s partying. Is there a way for me? 😅
Oh yea! there's always a way! I wouldn't say I wasted my 20s partying, but I did spend my 20s on a career that had nothing to do with real estate. I was a professional musician. Didn't start working in real estate until around age 28 or 29, and didn't start development until 35 or 36, and that was part-time. I would say, without knowing the details of your situation, that there is 100% a way for you to start learning this, building relationships and gaining knowledge that would allow you to develop real estate, even if it's on nights and weekends to start.
I'm in the midst of exactly what you're talking about. I love that you put it all out there and are honest and humble. Yes, these challenges in life require us to take a serious inventory of our skills and be brave enough to acknowledge our limitations. Your message is positive and uplifting. Thanks for being a good example! It would be so easy to just give up - but, nope! Pain is definitely hard, but, to grow, sometimes you must push through the pain, and yes, that's how we learn. Thank you so much for posting this video!

How did you get into developing?
Slowly climbed the real estate investing mountain, I guess you could say. I liked but didn't love most of it: flipping, wholesaling, short term rentals, etc. But I grew up around new construction and always loved that. So finally took the leap to what I really wanted to be doing. I don't assume it's the perfect path for everyone but there's a lot about it for me personally that makes it a great fit.

I built a 4000sq foot restaurant in 2006 right before the last crash. I really think develepoment is for me and would love to have your book. Many hats is easy after being a restaurant owner. Risk? you got it too.

I hold on to every penny like my life depends on it. Loosing money because of city permits or bad contractors scares the bejesus out of me. I'd love to have your free book.
this is wiser than I once realized. cash is CRUCIAL in this career. So hoarding money and never deploying it is a bad plan. but so is deploying/investing every penny the second you get it.

Great question. There's a part of me that says "nothing's impossible!' It would definitely come with a unique set of challenges which would increase risk, but that could all be overcome, I believe, with the right team. You'd have to have good eyes and ears that you could rely on. I haven't personally tried to do that yet.
I've just completed my Master's degree in Architecture. Can I get into real estate development, and if yes, then how? Also, would it provide a good pay compared to if I chose to be an architect instead? Would I need to lose my architect title if I get into development? Also, your content is very transparent so I sincerely thank you for that.

I’m in this exact position , I’ve started my own Construction contracting business 3 months ago and I currently have 220k of ADU , Addition work between 3 jobs under contract. My master carpenter just quit and now I have to find someone to do the work. Thank the Lord for the design phase period. All said, I leave to work at 5AM and come home at 5PM for my day job that brings me over 140k a year. I feel like I’m in such a tough position… but I feel everyone you have said this video.
