I built 800 sq ft ADU for my mother in law. In Chula Vista california, Eastlake area for 180k How are you getting 287k plus permits. 😂 plus I got her kitchen and bathroom with all marble not quartz cheap material. And her ADU is way more luxurious, baseboard you installed is the cheapest of all. May I add the cabinets are installed incorrectly by the video you can see they are not straight. The cabinets are super cheap from china. The door in the beginning had major details on the red. The lighting is super cheap. I added 1k chandelier from Italy. The flooring is laminate which will likely crack or chip from corners because it’s cheap material. There is no way he spent more than 100k for this lmao!!😂 all built by cheap Tijuana labor men. Call me if you need a real ADU built.
I can’t wait to see how he’s gonna install the boot next! I’m sure he’ll do everything proper, just like how he’s nailing those shingles.
What is the cost to drywall and tape a house that size? They hang drywall really fast.

Looks great. One item I did notice is that you might want to consider for future builds is not to put can lights too close to where ceiling fans are, especially not above where the fan blades are. In other videos, it looked like one of the can lights in the living room by the laundry might get a ceiling fan. If you have the can light on and a ceiling fan spinning, the light in the room will seem to flicker because the fan blade will be covering the light as it spins. How high was the ceilings? 9 foot? The bathroom details looked great. Good to put in an outlet for a future bidet.
Great observation about the light close to the ceiling fa! you are right, you might see shadows. The ceilings are 8 feet, and thank you for the complement about the bathroom, the bidet outlet is very popular now days so we prefer to that it from the beginning

Your backside of the house where the hot water bottle situated is too close to the muddy hillside. It will be flooded with mud when it rains heavily unless you bulid a protected wall around it.😮
You have a very good point! Fortunately for my clients, that hill is made out of granite, not mud. Plus, it does have a slope that will direct the water to the street, that's why the city did not require a protecting wall,

Every year Line Fires and Brush Fires get more frequent. Is it possible to build a home in California that uses metal framing and cement siding and roofing so it doesn't catch fire?
In this case, the city required it because the ADU does not have a fire station nearby, but yes, it is becoming more and more common. And yes, those materials can be used. It's not common, but it can be use. Thanks for watching!

Every time you go over the line the shingle below doesnt get the rest of the nails it’s designed to get. You are missing it completely and that roof will come off easily.

Instead of central air I would have installed a three or four unit mini split
Many clients choose that option! We always give the homeowner options and they will make their own decision, in this case, their preference was to have a central, but good point. Miniplits can be more efficient because you can control a specific area at a time. Thanks for watching!

That's amazing how much you got into 740 sq feet! So many people would give their eye teeth for that kitchen. I love the accordion door, too. So much nicer than the flimsy bifold doors.

Interesting that you went from a new electric feed from the street to a sub panel design from the main house with no new meter
The city determined that in this area only one feed can be placed per piece of land, so we installed a new meter that has to go all the way to the sub-panel which is located in the primary home
Wow thats a massive move based on the survey - would it have stopped Approvals ?
If we had made the foundation in the wrong place and the inspector detected it, we would have had to correct the foundation to pass inspection. It is not common for these confusions to happen if the property is located in a designed area, but in these types of lands where there is not so much information, it is better to do the survey
Or the Homedepot paper examples can make things easier.
There are many who find it difficult to see it so small and the brightness can also vary a little, but yess that's another option haha.
