It’s not correct that you can only go to the beach in Tulum when you are staying in a hotel or eat in a restaurant. Beaches in Mexico are public. Everybody has the right to enjoy them.

Tulum grew too much, too fast. Having an airport there now is only going to strain the infrastructure even more. Prices are high. Drugs and crime are rising. I might fly into Tulum, but I would leave immediately to go further south or towards Valladolid.

Your video is good but has some problems that cause your subscribers to grow and not grow your views. Your channel must be optimized and set up your channel keyword and set up your video's perfect keyword or perfect thumbnail. Then your views will increase and you will get the desired subscribers.

Overall good video. I would not categorize 2 and 3 bedrooms as a single categories. they are two totally different categories as are Penthouses and Villas. Totally different in the amounts you can get, availability and margins. Penthouses have condo fees as costs and Villas don't (usually). Also Penthouses are dime a dozen here as every developer calls the top floor of any multiunit 3 story building a "penthouse". The market is completely over saturated with 1-2 bedrooms. Good luck getting even 7% annual return (net) if that. You all need to stop buying stuff down here under hoopdream numbers. There's too much stuff and not enough people coming. Give Tulum some time to breathe and the infrastructure to catch up or this market will come crashing down.

Rule number one. Investing in Mexico means you own the land for 100 years, after that you need to rebuy it.
