I think you are glossing over the humidity. You can’t really enjoy the sunshine if you spend all day attached to an AC. I think it’s called summer hibernating 😊
Yeah that’s true, but that’s more of an issue in Houston than Dallas. There’s two rainy seasons in Dallas-fall and spring, but other than that I don’t think it’s overly humid.

@@goallinerealestateteamDiversity for starters. Seattle is one of the most diverse cities on the planet. Ethnically and culturally. You seem to paint Seattle as having a single ideology. There are definitely opposing views and ideological beliefs within Seattle. True, Seattle has a liberal majority, but there are many people on the other side of the political fence. Overall recreation. You failed to mention Seattle has a four major sports teams as well. Not to mention the University of Washington. Skiing, boating, hiking, biking, hunting, fishing etc.. It seems like you guys are a bit misinformed regarding Seattle and definitely biased. I get you’re trying to boost your business, but you missed this one.
Hey thanks for your input! On the diversity point, we did some pretty good thorough research to come up with our conclusion. But you’re right, there’s always going to be different ideologies in a big city like Seattle, but that doesn’t mean you can’t make general claims about a city’s culture. And I think what we said was generally a fair assessment. On the recreation side of things, yeah you make some good points there. We could have gone in more depth on that one. The scenery around Dallas is flat while in Seattle is more hilly and mountainous. Seattle is also a coastal city with quite a large port where ship containers arrive from Japan and other Asian nations. Seattle is a lot greener and has abundant of forests and pine trees in its surrounding areas. it is also home to Boeing, Starbucks, Amazon and Bill Gates.😄.

Kinda misleading. TX has one of the highest property and insurance taxes in the nation. A $450K house may have lower down payment and lower price, but my sister-in-law's $475K Austin house has much higher monthly payment than my $920K house in Boston simply because of higher than average property taxes a home insurance. Entertainment, dining out, and everything else is pretty much the same everywhere. I'd say other than South TX, TX has lost the affordable tag. The only remaining affordable region in the country is the Midwest.
Thanks for the feedback! Yes, Texas property tax is definitely higher, but with that math, you would be looking at property tax that doubles a mortgage payment. So I would double check those numbers on your sister-in-law’s house. The main reason for that difference in payment is likely your interest rate, and not just property taxes. At most, Texas is only going to be 1% higher than some other states (and mostly likely not that much higher), which comes out to about $300 per month on a 400k home. Double check those interest rates for me and let me know. I’m actually really curious to see if it really is that different!
@@goallinerealestateteam Her total taxes for the year is $10282 for a $475K house. So per month it's $856. And insurance is roughly $3700 or $305 per month. For my multifamily $920K house, my insurance is $2300 or $192 per month and my property taxes are $6400 or $533 per month. That's a difference of $440/month even though my property appraises twice as much. House prices in Dallas are declining where in the northeast prices are still flat or increasing. Not to mention the higher auto insurance premiums Texans pay as well.
Yeah, when you include insurance premiums, that totally makes sense. Thanks for providing the extra data points. But overall, with interest rates identical, the average home in Dallas will still be cheaper for the same square footage, amenities, etc. compared to a Boston home. Not near as cheap as before like we mentioned in the video, but I do believe there’s still a difference. Regardless, you are correct. Dallas is no longer “cheap” by any stretch of the imagination.

Does Dallas have outdoor trails and all? If yes, is the heat so bad that you can’t even go in trails?
Yeah there are walking trails all over the place! And it depends who you are. Most people still like the trails, and Dallas isn’t near as humid as Houston, so it can still be enjoyable. But expect most people to walk them in the mornings or evenings as opposed to midday.
I moved back to Florida (Delray Beach) after 5 years in Dallas (plano and frisco area) it’s extremely hot in dfw nothing like Florida and it gets very cold in the winter..no in between. I couldn’t do it. Drivers are also very aggressive it’s annoying.
Excellent video and that's what I do. I live in the DFW Area near DFW International Airport and frequently vacation to Florida because I love the beach. Since this is American Airlines Home Airport, there are often great non-stop flights between here and various Florida cities.

Yes, good point! Of the ones you mentioned, I think the Riverwalk is the only one that would really outshine anything in Dallas. Otherwise, Dallas has something like 8 pro sports teams, multiple major zoos, and places like six flags and hurricane harbor (not to mention Universal is building a theme park in Frisco). So, for overall recreation, I would still give the point to Dallas over Tampa.

Thanks for sharing your thoughts! I would argue that since "warm cultures" are actually a sociological phenomenon, they are just as objective of data points as the outside temperature or the percent growth of the city year-over-year.
@@goallinerealestateteam Maybe objective but not as quantifiable or as objective. Objectivity is a spectrum. If I live in Dallas, why would I vacation to a city with a comparable identity to Dallas? That can't be the final suggestion.

So I’ve lived here all my life. I’m currently actively looking for a house. All I’m seeing is Price cuts everywhere because stuff is sitting on the market for way too long. When you look closely at these properties, a lot of times I am finding that they are flipper properties that somebody bought in 2021 way over asking price and put in some money to fix it up and then marked it up even higher. Some of the prices that they’re asking for are ridiculous and people are not lining up in droves to pay them anymore. Who cares if the house has been beautifully remodeled if a block away, the neighborhood is a cesspool and there are crack houses everywhere? Gradually at first, grudgingly and slowly, but, eventually, the prices just have to come down. I am seeing it again and again in the suburbs and even in new construction inside the city where they’re trying to reclaim neighborhoods. So, I really would take that with a massive grain of salt. The city has a lot of issues. The pay here sucks compared to other states. Companies love it, workers don’t. The cost of living which used to be affordable is no longer affordable. Property taxes are through the roof and so is insurance. For a 2200 square-foot house that will run you 290,000 or 310,000, you can expect to pay six to $8000 a year in property taxes and you can expect to pay four to $6000 a year in homeowners insurance. The public transportation here sucks. Dart is a complete and utter mess. Most of the suburbs don’t have it. More of them don’t have it then do. Those that don’t have dart have something called star transit which links up with Kaufman County and is not really that reliable either. Traffic is insane here. The roads need the Massive amounts of TLC. And then there’s the weather. Maybe there’s quite a few people still moving here but, I’ve also noticed a lot of people moving away. At my job, about 12 or 13 people that I know of personally we’re moving back to California. At the upscale hair salon that I frequent Which attracts a lot of corporate types I’ve also encountered people moving back to other states. They hate the weather and they hate some of the policies here.
Yeah, I think you make some good points here. There’s clear reasons for people to move to Dallas, but there are also reasons some people don’t like it.
