INSURANCE
Pull your policies out in advance of hurricane season which is JUNE THROUGH NOVEMBER every single year! Make sure that you have ample coverage and sleep at night! Inquire with us for our preferred vendor list which includes insurance agents. Look closely at content, cost to rebuild, considering purchasing flood even if you're not in a flood zone. ASK those who flooded in Zone X... they'll most likely wish they had flood insurance if they experienced flooding!
NEIGHBORHOODS
As you can see, the damage you see in this video speaks volumes. The devastation is real and traumatizing. Most damaged areas are islandside and along the coastline.
DISCLOSURES
Flood and Hurricane disclosures for ANY seller - are required.
a) Flood - everyone has to check Yes or No on this and sign
b) Hurricane - only if you've had damage will this be required.
BUYER CALLS
Some of the buyers who are going to call in the short-term will be a bit of the vulture type of mentality. Some sellers will in fact "panic sell." Others will ask about "deals." And Yes, there will certainly be opportunities. Be mindful of those really going through a traumatic time here... but as time passes, people soon forget. NO matter what, I am here to serve my clients and I'll NEVER be the agent who will stand in the way of a buyer wanting to purchase and a seller wanting to SELL.

      @@realshaylatwit no way many of those wrecked homes will be rebuilt on coastal control zones and even if some can, it’ll require stilt homes on pilings, doubling or tripling the costs. Banding together will make no difference since the county ( Sarasota) will now require building to a new standard in a coastal control zone subject to wave action ( V zone). Littoral drift is real and rebuilding on many keys and barrier islands will be both costly and futile. This isn’t just true for Manasota, but also communities up and down the cost from Collier County north all the way to the panhandle.

    I also suggest asking open ended questions. For example what how. When you lead with a closed ended question that leads to a yes or no answer. Open ended gets them talking to you can learn any pain points and establish dialogue. Im no expert but a suggestion:)!!. Well done doing this to gelp veterans or rookie agents

    Do you guys think this is a positive or negative change overall? Seems to me this will discourage some buyers from using a buyers agent. Instead they will work directly with the listing agent for showings and offers.

      @@realshaylatwitwhy would one not want to see a house just because the seller isn’t offering a concession. A buyers agent does not need to be paid a percentage of a purchase price, period. With online resources, many buyers are finding their own homes online and all agents are doing is checking boxes.

      Don’t agree to a percentage. Agree to a flat fee or a la cart services. There is no need for a percentage when you can do all the legwork yourself. Why would you finance a commission. Over 30 years that 15k or so will be 50k that you paid someone to check boxes. Find your own home inspector. The bank will provide names for an appraiser. Don’t be fooled by these agents trying to have a nice payday.

      @mxyfn there has always been flat fee and discount agents. Speak for yourself on what YOU want. I can assure you not everyone agrees with your sentiments. There is a market for discounts. There also a market for white glove services. I’m a white glove agent who does everything for my clients. If only you’d walk a mile in my shoes. Maybe then you’d understand. But that’s okay. Like I said there’s a marketplace for every type of realtor. Not all are the same I can also assure you of that.

      Please bear in mind if there is new construction in your market, they are paying for buyer representation, so you'll be competing with them and their incentives. Good luck!

      @mommom3172 remember when Lennar went down to 1%?? I do. I also hear that Ryan homes offers astoundingly low buyer agent commissions. Not all agents, like not all builders, shall be looked upon equally. From many angles, quality, buyer incentives, buyer options and upgrades offered, reputation, and yes commissions and bonuses to agents…. Which 80%++++ of new constructions sales are procured by none other than resale REALTORS 💥

      ​@@realshaylatwitYes! I was commenting on the gentleman who said he would not be paying for the buyer agent fee on his listing. I suggested he needs to consider what his competition is offering so he avoids alienating a huge segment of the buyer pool. And, now, that it is not public, agents will be the ones who know what on & off market listings are offering what incentives. I sell in Broward & Palm Beach counties. It's very aggressive. I can't imagine navigating this market without representation.

    I keep hearing this I am not going to work for nothing, therefore I will charge 3% argument. All or nothing. If you have a buyer who has found a house they like and know what they want to offer, why should they pay 3%? They are getting over charged. If you have a buyer who is not in town, but getting transferred in and says "find me a house" that is a different level of service. You do not spend the same level of effort on each sale. You can't hold onto 6% like it is a magic number.

      How do you know this? Have you been or are you a Realtor? I think this is important that you bring it up so thank you. If only the public knew how much we actually do despite the outline you provided. I wish I could tell you about how much ive saved my buyers since 2002 due to my market knowledge and strong negotiation skills. Negotiating is my all day, every day task. To assume that all buyers are created equally as you pointed out, would be wrong. But while some transactions appear simple and quick and others take forever with a multitude of ups and downs, not all agents should also be treated equally.       I do also love the famous saying, “if you think it’s expensive to hire a professional, wait until you hire an amateur.” I see it every day. The amateurs will always be around. And that’s okay. Competition is okay. “You get what you pay for.” All old sayings that still apply. A home or piece of real estate is most people’s biggest lifetime asset. Do you really want to risk that by skating by with an amateur? I can assure you that the top agents who know their Value Prop will be remaining steadfast with their fees. There are different cars for reason. Porsche. Toyota. You have and have always had choices. Reach out to me to discuss further. I’m always open to dialogue.

      Simple. Because agents that charge 3% know their value and go above and beyond, both in terms of negotiating and service before, during, and after the sale. Having done real estate for 13 years and being licensed in two states, I can say with certainty that the best agents to work with were those who understand this concept. If the buyer would have to come out of pocket for any commission shortfall, they would more than make up for it in what they would gain by having a strong negotiator working for them. You get what you pay for.

      Thank you! Since builders weren’t part of the settlement, it’s essentially business as usual for them. Paying agents more, offering buyers incentives works! And that’s why builders do it. So yes! Yes they’re paying. Caveat. Some of the lesser quality builders. Or mass volume builders who were quick to remove agents during the boom are now reverting back to both higher commissions and bonuses since there are more options for buyers. Higher inventory = incentivize buyers and agents and magically those properties sell the quickest. Yes

    the 95-ish% list to sale price is really misleading as it only compares the most recent listing price drop figure to the actual sales price. It completely ignores the initial listing price, Often there are price drops, sometimes multiple ones so this figure in the 90's could in reality be in the 70's if the property were tracked back to the beginning.

      Completely see the relevance to your comments. Thank you. The original price is relevant to all parties no doubt, albeit it showcases to the market that the original number was too high. So the last listed price compared to selling price will be a great gauge for future sellers (pricing and negotiating) and buyers alike.
