There's no room on the lot for a side-loading garage. In Aldie, you'll have to increase your budget to $1.4 to $1.6 million for a side-loading garage.

@AskAWalker Check where your buyers are working. If they are direct GOVT employee or a GOVT contractor. Fannie Mae and Freddie Mac can shed nearly 50% of its employees. Most of them are junk. You know how many useless GOVT contracts are awarded to companies in NoVa. Atleast 50k employees can be removed out of NoVa without a dent to efficiency.

I looked up the numbers because I was curious. Fannie Mae and Freddie Mac combined employ about 11,000 people, not 50,000. The Pentagon alone has over 26,000 employees, and defense spending represents one of the largest portions of the federal budget. Would you support reducing the defense budget too, considering its impact on the local economy and national security? I am also curious. How do you see cutting these jobs benefiting the average person in Northern Virginia? Would shifting this work to private companies, like those owned by Elon Musk, really solve the problem, or would it just move the spending elsewhere?

@AskAWalker I gave Fannie and Freddie as an example, start with the biggest abusers and then go from there. We all know how bloated the workforce is doing redundant, unnecessary, trivial work while drawing 6 figures. Why does a townhouse in Ashburn, Herndon, Reston and etc cost close to a million dollars. How come you all cheer for that. There should be a 50% price correction, if DOGE does it's job right.

I get what you are saying about starting with the biggest abusers. But I am curious. How would you determine which jobs are redundant or unnecessary? Who gets to decide what counts as trivial work versus what is essential? It seems like there would need to be a lot of nuance in making those decisions. You mentioned housing prices. Do you think prices are driven entirely by these jobs, or could other factors like demand, limited inventory, or proximity to D.C. play a role? Housing prices in places like Ashburn, Herndon, and Reston are high, but that is true for most metro areas with strong job markets and good schools. Would cutting jobs in Northern Virginia really be enough to cause a 50 percent price correction, or are there other factors at play? If prices did drop by that much, how do you think it would affect current homeowners? Many of them might lose a lot of equity in their homes. Would that really benefit the local economy, or could it create new challenges for people already living here? Also, I am curious. If the market did crash like that, would you plan to buy into a depressed market? Is that something you see as an opportunity, or is there another reason you are interested in this happening? I would love to hear more about your perspective.

The Hawthorn Collection are between 3,110 to 3,646 square feet.

Base price is a million dollars.

Did your home come with a larger backyard?

Lucky you. I noticed while driving through the community that some of the houses had no backyard or such a steep slope that the backyard was practically useless.

@@AskAWalker Agree 100%! I wanted a walk out lot but they were all sold out at the time. I was VERY surprised how steep it was and some of the houses go straight into a pond I feel like.

Why would investment companies buy and hold a million dollar single family home in Loudoun County? What's the long-term strategy to that investment play?

@@AskAWalker Agreed. Maybe in an upcoming or already established densely populated area or downtown, but not Loudon.

This is great advice. Did your builder do a go job with sound insulation?

@@AskAWalker Sound insulation was not offered as an option with my builder (nor any of the others in my development). Builders are only required to build to code and the code is not coding. The only way is renovation, which requires drywall removal from the walls (and ceiling if on the lower level). Note: The HOA may or may not approve of this renovation, so know before you buy. If your peace is at the will and whim of your neighbors (or HOA), it is not your home, regardless of how much you're paying for it.

Base price is $654k for the Clarendon Model. The have spec homes available with all options picked out in the low to mid $700s. You can also spec out the house yourself and receive delivery near the summer time.

That's true, and it's the main reason why many millennials choose to live in Arlington or Alexandria.

That's the beauty of building in a community that doesn't have an HOA. You don't need their permission to build what you want.
