    I was an E-3 Navy Hospital Corpsman stationed at the 53 Area Dispensary (Horno) on Pendleton in 1975. My monthly salary was $398.40 all which was sent home to my wife. I had gotten an off base housing allowance of $115.00 per month. I immediately went apartment shopping. Found a studio above a 2 car garage. It was actually a 4 car garage with 2 studio apartments. I got the one on the North end. It included both car stalls, washer & dryer in the garage, also included trash, water, sewer, and electric (no cable in those days). Small porch on the front side at the top of the stairs by the front door. Would sit there every evening and watch the sun set. Fished off the pier and ate at Ruby's many times. The rent was $85 a month so had 30 bucks left over for groceries which was more than enough as I ate breakfast and lunch on base at the chow hall. Would love to see that place today and how much the rent is now. I almost forgot to put down the address, 306 So. Pacific. Is Ruby's being rebuilt now? I saw on the news how it burned down recently. Before the fire I had been out on the pier via Google street view and could go down the pier. I was shocked how much Ruby's had changed since 1975. Back then it was really a quite small cafe.

    So insane with these electric only mandates since San Diego has just about the most expensive electricity in the country. I have a gas heater, water heater, dryer, oven and stovetop. My gas bill is only a fraction of my electrical bill and everything works when the power goes out.

    HERE'S THE REAL 411 Unless you and your spouse make a minimum of $250,000 a year, you can't afford it. Lived here for 50 years. If you like gestapo/jackboots cops, you'll love it. Carlsbad is notorious for this. The weather has changed significantly. Ocean water is typically polluted with sewer run off. White sharks are attacking with some regularity. You can never find a parking space anywhere near the beach, so prepare to either get there at 5am or walk a half mile. The ocean water is COLD. It's warmest Sept and October maybe. The coast is typically cloudy and if the sun does break through, it's typically after 1 pm and covers up again starting at 4 pm. No worries about sunburn. These months cover May through October. Inland is 🥵 hot. Like 90-100 degrees in summer. You will rarely meet your neighbors. There's nothing friendly anymore. North county does have fewer murders but theft is pretty common. Everything is expensive! Everything! Be prepared to shell out high taxes, high food costs, high gasoline cost, etc. whatever you can think of it's 2-3x more expensive then anywhere in the country. Home/Houseless people are everywhere. Believe when I tell you it used to be paradise. But not any more or ever again. Learn to enjoy the sound of NO. you will experience it several times a day. I could go on outlining specific cities. I'm moving to Arkansas... Cause I've had ENOUGH IF CALIFORNIA'S CRAP!!! You will need to really enjoy sitting in traffic. A 5 minute grocery run could turn into an hour drive, then standing in long lines to pay. People are NO LONGER nice. Expect rude behavior and occasional violence. A house (minimum) is $790,000. And, it will be a shack. You cannot park at the beach after 8 pm or in some cases 11pm. No fires on beach. No alcohol or smokin pretty much everywhere including the beach.

      My main complaint is explosion of Dog Owners in North County since my return 2 years ago. OUR Neighborhood is THEIR dog's toilet. Stench of K-9 Cologne is everywhere. Entrance to my Complex is popular unfortunately. Why should my Guests smell that ? Entitled Owners are leaving poop bags on sidewalks. Pet Free almost 50 years. Why are dogs welcome in restaurants ? That was a Health Dept No-No back East years ago. I live a more sanitary life. More people should do the same !

    I like 4S Ranch. Good schools. Wide variety of price points. Low HOA fees. Very walkable with a lot of hiking trails and nearby stores & restaurants. I can walk to the grocery store, Target, Ace hardware, Carl Strauss, and many others. Take your pick for a freeway .. 56 over to 5 or take the 15. Not so snooty like CV.

    I live here and love it! I live in Mariners Landing in a 1.6 million dollar 3,300 square foot home. I paid only $760,000 for it in 2015. Not a bad return. Buy here asap. Only draw back is its 23 min away from moonlight beach. I was from Tucson where I was 7 hours away from the beach so no complaints 😂. I’ll sell my house someday and buy in Myrtle beach, SC something in the Dunes that’s on 0.5 acres, 4,400 square foot mansion in a gated community 1 mile from the beach for 1.8 in SD it would be 3.6 and up. Great vid

    Olivenhain (technically, a carve out from Encinitas) is a nice, more affordable version of Rancho Santa Fe...bonus, you're closer to "stuff" and the beach. Can still find buildable lots and homes built 50 years ago which are in desperate need of a remodel.

      I guess you're speaking to the large sections of Rancho Santa Fe that extend inland, but its western edge is actually a bit closer to the beach than any part of Olivenhain and those properties have ocean views on top of it.

    How can you say Carmel Valley is the worst on your list. I lived there for 25 years before I moved to Vegas when I retired. If you’re going to live in California this maybe the best spot in the country for a family. Every school has gained national recognition elementary/middle school/and high schools. The beach and U S Open golf course is 10 minutes away and cheap for residents. The homes will always demand a high price so equity will grow faster than other areas and if you’re into sports the area has nationally recognized sports leagues. 4:06 Downside, it’s become very crowded but so has the rest of this once great city we call San Diego. Today I wouldn’t live in San Diego or California because it’s overcrowded/traffic is horrible/gas prices are crazy/ taxes are really crazy and for all the reasons one would like to live there are gone. Fortunately I lived in San Diego from 1950-2013. Its greatest years were 1960-2000. The California dream is over.

    We left Temecula for, then San Diego for Oceanside, for better commute cheaper property & better schools cleaner streets, lower crime, and for the same reasons now back up to Temecula over the span of 2 decades. Temecula is definitely the La Jolla/Carlsbad of Riverside County as a whole. What surprised me is the growth of the Tri-City Temecula, Murrieta, Menifee area where safety gets better up to Menifee as well as spectacular growth where Menifee also wins, & its similarity to Carlsbad, Oceanside, Vista joint community is a strength yet to be gained.

    Oceanside is the meth capital of Coastal North County from City Hall to Wisconsin street there are meth dealers/houses on every other street there are meth dealers/house literally across the street from an elementary school playground. OPD narcotics and the city council will not do anything they are covering for the meth dealers and made this area a safe haven for meth dealers/houses think twice before you move to Oceanside and it's getting worse don't bother trying to get any agency to do anything OPD narcotics and councilman Joyce who represents district 1 have turned their backs on the residents.

    💝 O'side where I moved to 1st from out of state. The solid plans to revitalize O'side BLVD was never realized when 2008 hit, and a major reason why I bought where I bought as the O'side boulevard corridor was very industrial and still is. Jim Wood retired and Esther Sanchez enjoyed the redistricting and basically became Queen Bee of the town. As you've shown she and crew commercialized town which needed done. The hotels were long time planned however, are you aware there is not one single operating dispensary anywhere within the city limits❓❗ You don't have to partake to see what is wrong when a city official does't like something, it ain't happening... I moved to Vista and like the politics much better all around. The Sea Bird is worth your wife's event, Bud! I use my hyperactivity to deep dive and investigated O'side heavily before my 2008 debut from Colorado. The San Luis trail I read is getting expanded. The Civic Center is just lovely in its mosaic tile design, library and fountains. Can't wait for the demo of the burn on Ruby's and the Bait Box so I can enjoy the lovely pier as, I just can't see her now as a burned wreck. peace out & blessings

    Over crowded, parking is an issue, speaking of parking have a big bag full of quarters because you have to pay to park. The time shares they put in at the Pier is an abomination welcome to Oceanside Los Angeles! Yes it's nice but before 2015 now it's a f--king JOKE. Dare you to drive on coast highway from Carlsbad to the Harbor on the weekend lol traffic traffic traffic. Welcome to LA, and that's not even talking about the crowd issues out in the water. If you LOVE crowds you'll be fine.

    Bought in Oceanside over 30 years ago when it was still developing. All my OC friends thought we were crazy because of the reputation of gang crimes and Marine town. Now, they all come down and say what a cool spot and our home value has gone through the roof. It still has some issues, like all cities in California, but I really like living here.

    ...and the "road diets" in town have slowed down cars, while the bike lanes everywhere go unused. Pretty much everything in San Diego is getting worse every day. It's only worth it if you are REALLY into going to the beach, or if you are rich and have a boat.
