Yes, investors and developers definitely see a lot of opportunity in this area, partly for the reasons you mentioned. While it's still in the early stages, the indicators of growth are clear. For example, comparing sales in the 19132 zip code from Q4 2023 to Q4 2024 shows an 11.8% increase in transactions (68 to 76) and a 6.4% rise in the average sale price ($103,785 to $110,459). Proximity to Fairmount, the Art Museum, and access to outdoor spaces make this part of the city very appealing. I’ve lived in the Germantown neighborhood for 25 years and things have really accelerated here the past 3 years. What’s your experience where you are?
@@PhiladelphiaRealEstate We word all over the Philly and near by burbs. This year we saw a slowdown in new homeowner calls. My business lags about 4 to 6 months behind home sales.

This is literally right down the street from me... If you buying these homes, prepare to yourself to update a lot of things inside. You are lucky if they updated them already.

I have family and neighbors in that area. I loved it and moved there back in the 70’ bought a house for $25k. I was 21 years old.
These home sell fast. I sold mine in a week. It’s prime real estate because of the train station to center city.
I lived in that area. I sold my house 10 years ago and moved out west.
Billionaires are conspiring together, using shell corporations to purchase significant portions of available rental properties to drive up the average rental prices. The result forces renters to either pay the criminally high rent or pay for an apartment at the price of a single family house. These dirty tactics is also driving up the prices for actual home buyers. They are also doing the same thing with land except unlike already built homes, they are just letting the land remain unused. Because whether the land is used or not, it still serves a purpose of creating scarcity and this again driving up the purchase price of land. The overall goal is to have the American packed in "Tiny Homes" like cans of sardines.

Too much open space around the property for me, to many Windows, narrow closets for a house that size
Most houses in this area are the original builds and they all have a lot of the same brick lay and hardwood floors. Most houses come with a separate bath and shower, but I am wondering did they conjoin theirs. It is a nice neighborhood but the prices have definitely soared for this area. It’s hard to believe the houses are now going for this amount, I’ve lived here all my life. The row homes going for $300k or more, the prices are crazy but that’s the market.

It’s priced correctly for todays market and for that neighborhood definitely needs work but it’s priced for multiple offers in that neighborhood

I lived in that area years ago. Our house was on Chew avenue kind of like this one but bigger with a pool in the yard. If I had the income I’d purchase this house flaws and all I love it.

In Seattle, Queen Anne is a neighborhood similar to Mt Airy. A house like that warts and all, would be $2.5 million easy.

Seems very dark. When I think of mid century, I think of expansive windows of various shapes and sizes letting lots of light. This house seems to be lacking in that aspect. Otherwise a beautiful house.
