    Great advice. I pray when it’s time to sell my home it will be well received, without huge cost for repairs. Right now, I only have the money to keep up with repairs and replacements while I’m still living in my home. I can’t imagine having to replace my kitchen or entire flooring. The location of my home is a big plus, so that will help.

    Since my 88 year old daddy w Alzheimer’s was in an Alzheimer’s unit the last 6 months of his life , during which time I as his POA couldn’t legally sell his rental properties, I took the opportunity to freshen up the paint through the whole house, took out old worn out carpet( most tenants these day have pets)replaced w vinyl plank flooring in various shades of neutrals. In 2023 I had to replace the 30 year old central heat & air unit. In June I had the roof replaced. I am confident that it will make some family a nice home. 11:01

    Harold Powell was the selling agent for our house a few years ago. We are very glad that we followed all of his suggestions. Our house sold very quickly at a good price. Furthermore, there were a couple of potential problems that arose during escrow which he quickly dealt with and the escrow closed on time with a happy seller and a happy buyer. Thanks again Harold!

    We are planning on selling here in Florida. Our AC was over 20 years old but still functioning. 2025 sees change in regfrigerant and cost of new units will be aprox 15% or higher than 2024, plus lack of inventory of 2024's.We elected to replace now and still had hard time finding a unit. Hope we didn't make a mistake but its done now.

    I had to laugh at $300 to reglaze a tub/shower. Where I live in Florida, quotes ranged from $500-825. Our tub was reglazed previously and that does involve more work and adds to cost.

      Yep, inflation is pushing costs higher. The real gauge however is the tub replacement cost vs reglazing when deciding what to do.

    Just a reminded that "as is" doesn't cover a homeowner who fails to disclose serious material problems such as a leaking foundation and termite damage. You can still sell it as is, but you have to let the prospective home buyers know what they're getting into, or face potential legal action for fraud later.

    Its funny because every home is different. People gave me the exact advice this guy just said they all said I was an idiot for doing the bathroom kitchen and a large beutiful deck. Well i paid 140 k for my house the kitchen i did for 10 k bathroom 5 k deck was 12-15k. so for 35k in stuff my house walked for 415k so I think if something is unique or one of a kind as my land was making it nice will only grow your return

    I put a waterproof laminate throughout my home 1 year ago and love it. It holds up very well to dogs and is easy to clean. I did put in a dark color though because my ceiling is light wood and walls off white. This is in a home in Montana approx. 1 mil.

    I uncovered and refinished the oak flooring in my 1965 house, while others covered theirs with LVP. The only downside was a termite incursion, that did a little damage in one room.

    Ha! Replacing the roof HAD to be done in FL. Insurance companies are looking for any reason to cancel. A 19yo functional roof vs a new roof installed to existing codes IS a selling point. And I’m typing this the day before Hurricane Helene is hitting. Roofing companies will be impossible to hire soon. I’m glad I replaced it 3 months ago. I plan to list it in about a month.

    I would love to hear more about this, as I have passed these buildings on the freeway. They are built right next to it, and right near that big shopping center on the freeway. So what’s good about it? Unless it’s cheaper than an apartment in LA and you don’t mind the commute, and are a golfer? Please explain why someone might want to move there.

    Home ownership is a scam created long ago for profit. You offer 100k and not including insurance and taxes end up paying 300k. And we are brainwashed to think it's an investment. Yes it has it's gains and loses but it will bleed you over thirty years 😢

      You are correct. Home ownership is a liability(due to costs), but owning a rental property is investment. The advantage of home ownership is that you are locking in your "rent cost" over 30 years.

    Some realtors have teams of trained people who know what must be fixed and how to make repairs. That recently happened to me and having things done this way saved time, reduced worry, and was well worth the money.

    I'm 54 and my wife and I are VERY worried about our future, gas and food prices rising daily. We have had our savings dwindle with the cost of living into the stratosphere, and we are finding it impossible to replace them. We can get by, but can't seem to get ahead.       Agree especially when corporate execs get tax cuts from politicians we voted for 🤦‍♀️ while our taxes are forced to be increased, corps raise cost of goods w/out reason, billionaires buy multiple homes across the globe, buy private jets & pay no taxes on their purchases

      It depends. Is it causing damage to the structure? Can further shifting be prevented and at what cost? These would be some of the questions you would want answers from a foundation expert.

    We put in new driveway and entry walkway because it was lifted up and down in some places 3" and was dangerous. Bids were $12000-$6100, took $6100 and they did beautiful job. They removed tree roots 4-5" thick!

    Moved to Ventura in 2010 Owned a townhouse, the HOA was unscrupulous, but I loved Ventura too much to leave. Now I’m on the beach. This town is FANTASTIC. Walkability AMAZING. Great FUN at the Fairgrounds. Schools are fantastic. It’s cold and foggy. A lot. It’s hot as HELL today everywhere in September. Not here. 80 degrees. ❤️🐬 see you at Tony’s.

    This advice is good for 2024. In 2021 in the middle of the pandemic my brother in law got a ton back (bidding wars) in return after remodeling the kitchen and master bathroom, adding a bathroom in the finished basement. The new buyers took it even further but it was the exterior, adding rooms, replaced all the windows, paint and rear landscaping. They’re still working on the house. Iol

    First of all, no need to upgrade anything. Main thing will always be to have everything very clean and decluttered. When in doubt, its better to remove than to re-make.

    Your advice is sound. We have made much of our fortune from residential real estate. We always renovate our home to make it as comfortable and modern as possible. But every change we make is with resale in mind. That doesn’t mean we skimp on our changes because we achieve great enjoyment from the result and, if we over-capitalize, it will just mean the house sells instantly and that is a pleasure. In our late 70’s, we are very mindful that we should be ever ready to sell and move on. However, we have added an Italian lift, whole of home voice activated lighting and sound and hand rails because it is in our interest to stay in our home as long as possible to enjoy it and let inflation and market forces make it irresistable to the potential buyer.

    I've been told my roof is dirty. It's Belgian hexagonal cement fiber flat shingles. It's likely 50 to 85 years old. It may be the last of it's type in town. The estimate is $450, plus a hit to my water bill, for a 880 sq. ft. home, plus a detached garage. Is this a value adder or value loser expense?

      A dirty roof isn't going to make much of a difference is a value adder. Can you clean up the roof without damaging it? If so that would be the way to go. Otherwise a leaky roof will need to be repaired or patched as a minimum to sell. Sometimes a roof tune up can add years to the roof life.

    WHO IS BEHIND THE HOUSE BUBBLE? 1) The REAL ESTATE INDUSTRY is motivated to RAISE the property PRICE (value) and make a BIGGER cut. Only real estate industry charges for their services in PERCENTAGE of the PRODUCT VALUE ( house). The HIGHER the property value, the BIGGER the cut for the exactly same services, while the rest of the industries charge per job, or hourly. 2) The BANKS want to raise the house value because the property belongs to the bank until it is fully paid off, and the banks want to increase property values. Also, they are making BIGGER PROFITS of he BIGGER loans. 3)The GOVERNMENT wants to RAISE the property value and TAX people up , to the neck, and get MORE REVENUE. ** ALL those AGENCIES are JACKING UP THE HOUSE PRICES (values). None of them are motivated to REDUCE the house price. It's a clear CONFLICT OF INTERESTS. The house prices are GOING UP from thin air. HOW TO CONTROL THE HOUSE VALUES: 1) The HOUSE AGE DEPRECIATION VALUE, which real estate industry and BANKS are totally ignoring. That is why HOA FEES DOUBLED and TRIPLED, because older buildings require more MONEY for REPAIR and MAINTENANCE. The house like a car is getting OLD, OUTDATED, ROTTEN, corroded RUSTY plumbing and electrical. It requires a lot of money for REPAIRS and RENOVATIONS. New roof, new windows, new hardwood flooring, paint, new plumbing, new A/C and furnace, new water heater, driveway, etc., But, the HOUSE PRICES like a MAGIC is GOING UP! NO AGE DEPRECIATION VALUE is upplied. It's ONLY in the real estate industry, OLDER HOUSE VALUE are GOING UP!!! 2) The APPRAISALS done JUST BY the SQUARE FOOTAGE, location the MEDIUM PRICE ON THE BLOCK, Ignoring any UPGRADES OR RENOVATIONS was done, also QUALITY of building materials. Laminate or granite countertops, hardwood or carpet flooring, new or old windows and doors, new appliances, etc. 3).The INVESTMENT COMPANIES have a lot of money, and they are BIG COMPETITORS for the RESIDENTIAL homebuyers. They create a huge demand on the market and cause prices to go up. The INVESTMENT COMPANIES shouldn't be allowed to buy RESIDENTIAL properties, but COMMERCIAL ONLY. CONCLUSION: In the end, OLD OUTDATED JUNKY HOUSE VALUE IS GOING UP like magic. All those factors leading to the HOUSE BUBBLE, created, by the same real estate industry. When house prices are inflated beyond the reasonable point, and people can't afford it anymore, the house market is collapsing.

      It's all supply and demand driven. Seller's want as much money as they can and buyers like to pay as little as they can. Competition from either side can drive price up or down

    Seeing as cleaning supplies are expensive and cleaning companies usually have more powerful vacuums, I would book a full house clean including windows and frames. I would also have a general gardener in to professional neaten the garden up. The only thing I would do if it was my responsibility would be to fix any broken fencing. Then I would get the house on the market quick. Buyers always want to change things anyway.

    the only thing we asked for it dont do anything else ! and we got him to throw some grass seed around as it was gong to be summer when we took posssesion

    Please get rid of the sound effects with the title sweeping across the screen. It makes your video sound/look juvenile and consequently unwatchable.

    Here's what I told my agent when she insisted we renovate the kitchen before putting it on the market... Only a crazy person would rip out solid wood cabinets and replace them with the garbage they make these days. Unless you're changing the layout it's nuts to rip out functional cabinets.

      You are absolutely correct. Better to paint or refinish, add hardware in order to sell

    What about replacing a cracked and lifted garage floor?

      That one is tricky. I'm assuming the cracks aren't causing any other problems and it's not creating a tripping issue. I would probably not do it to sell it if that was the case.
