I'm here to show you how you can do not only the most basic home repairs but also larger home renovations. I try to get down to the very basics with step-by-step instructions to help the most beginner DIY'er.
Most videos are filmed on-site at actual jobs, with a few from my own home sprinkled in. Your home is the most expensive asset you have but you don't need your repairs and renovations to be the most expensive costs you incur. With my years of experience and hints and tips there's no reason you can't tackle those honey-do lists as well as those renovations you've only dreamt of up to now.
In my Rental Rehab program, I work extensively with homeowners & property managers to make their rental properties top notch to not only give them the best return on their investment but to make the experience better for the renter as well. I'm a firm believer in the philosophy that a better rental property nets a better renter, which benefits everyone involved.

I tried this but had problems. First, the drain pan my washer is in is deeper than the one shown, so I needed a really large diameter pipe to get it over the lip/edge of the pan. I tried to slip the pipe under but the feet were in the way, and since it is in the pan which is attached to the floor drain I can’t slide it out father to tilt the machine back to get the pipe past the feet. I tried a piece of pipe slight narrower to fit between the feet but then it doesn’t contact the frame of the machine to roll on. Very frustrated!

There's nothing to fear but fear itself... and maybe a flooded house... oh yeah, and bears.. bears can be pretty scary. If you're not confident then always play it safe and drain the tank. Especially if your unit is quite old or if you see a lot of corrosion around the valve. Thanks for watching and drop us a comment on which route you took and how it went.

What frustrates me is the minimal amount of water that my toilets use and is in my bowl sometimes. I find myself having to flush 3-4 times.
That is a problem with the new "water saving" low flush toilets. No flushing power so you end up flushing multiple times. Kind of defeats that "water saving" goal. Thanks for watching and stay tuned. I'm working on a video on a fantastic toilet that overcomes that issue.

Looks like a great idea, but when I tried this, the PVC pipes slid and turned sideways on the slick floor - did not work as shown. I'll try putting some rubber bands around the pipe and see if that corrects my problem. Some cross sections of an old bicycle inner-tube should do.

Why do these things have to happen in the middle of the night? In Houston, most of our water heaters are in the attic....can you see where I am going.... Thank you for this video ... saved me time and stress I just cut the water off on the heater 3:15AM till I could get to Home Depot at 6. I was brand new by 7AM.... Thanks again ! I say the same thing here... I always seem to get a call8 pm on a Saturday or sometime on Sunday. it can never happen at 9am on a Tuesday. Same with smoke detectors.. they always start chirping at 2am and it's always the unit in your bedroom. Glad you were able to fix it ... being in the attic I hope you didn't experience much water damage. Dumb place to put a water heater. Here they're mostly in the garage which is much better. thank you for watching and for the nice compliment.

Nothing worse than thinking - this wall is fine - put your finger to nail a picture and your finger goes right through… uh, think we missed this one? Lessons still being taught ! All that CLR and you did not clean that disgusting bowl stain. The way to do it is to use a strip of rag soaked in CLR or vinegar and lay it on the stain while the CLR is working on the other parts.

I have a rim jet that is completely blocked i tried to use a hanger and it's hard as concrete in it. I taped it and put dawn, vinegar, and toilet bowl cleaner in it and it did absolutely nothing. I was told to try some kind of acid but do you think that CLR will break down something that solid?
Yes, CLR, or vinegar will work. CLR a little faster. For something that bad you need to keep more of the cleaner in the raceway to work on the rim jets. Lots of the cleaner will go down and out the siphon jet into the bowl. To prevent that, take a small baggie and put some paper towels in it and then use that to shove into the siphon jet to plug it up. Now pour your cleaner (CLR or vinegar) down the overflow pipe in the tank. Pour quite a bit in there to fill up that raceway. May take a 1/2 gallon. Let it sit overnight and then remove the tape on the rim jets and the plug from the siphon jet and hopefully it's made an impact so you can clean them out. Let us know how it goes. Really good video going over a lot of stuff etc. I'm a handy man and I enjoy doing things like that. I have a question as I also took a peek at other videos of Thermomate that had a graphic chart of the climate zones in deciding which version of the Thermomate. I'm in Massachusetts; 27KW would be the ideal size; has anyone every put 2 instant water heaters in series to ensure you get enough hotwater? Water temperature is approximately 50F ... though you do use "twice" as much electricity but heck, it "should" give you guaranteed hot water?
There are conflicting opinions on running them in series. Running in parallel is fine if you're trying to boost the capacity of the the hot water during peak times, but in your case you are trying to get suitable hot water in cold weather when the incoming ground water is very cold and you feel one electric tankless can't keep up with the demand to put out enough water hot for your use. First, check with the manufacturer to ensure they have no constraints on linking them in series. Next I'd set the first unit so it's output water temperature isn't too hot, otherwise you may have issues with the second unit. Check to see if the manufacturer has a max temp for the incoming water temp and set the first one to maybe 50% of the max temp rise... probably in the mid 70's may be good. Other factors to consider are incoming water pressure - you don't want it too high. Also you need to make sure you have the capacity in your service panel to support the power needs/breakers for two electric units. Insulating your pipes has a great impact also, so if you have access to your pipes between the water heater and the fixtures, make sure they're well insulated. Finally, if possible, maybe consider a gas fired tankless, If you have natural gas service to your home. The gas units tend to do better with temp rise in colder climates. I am waiting to get through the winter to do an update on my unit to put out a follow up video on how it handles the colder temps. Even though we don't get the sub freezing temps like you get up in the NE area, we still do get to freezing temps here in Vegas. I'm curios to see how it works so expect to see a follow up review around April. if you proceed, drop us a comment to let us know how it worked out. Thanks for watching.

At this location (external garage apartment) there aren't any gas in the building so electric is the only way as I will not pipe in gas as it is cost prohibitive into this stand alone "garage house". I have friends that moved to Las Vegas in their retirement age as I know it does get chilly sometimes there. As you mentioned you are taking over 100A 3 single poles to this unit... which I suspect should heat the water effectivly.. so I'm just thinking about the needs. I don't know what the support from the manufacturer in terms of questions like mine... so ... this project is still in my mind till I get most of the information to proceed or not. Yes .. double the initial cost but you know .. if I can get a tub of hotwater for bath, then that works for me. I have a 45gallon short boy electric hot water tank as it is located under a stairway that's enclosed for warmth... :).

For someone with more knowledge, you can skip ahead to the "nuts and bolts" of the process. How much more has your electric bill gone up?
I'm not quite sure yet since it's only been a few months and through the summer when my electric is high anyway. Once I get through the winter I'll be doing a follow up video on how the unit performs through the cold weather and the effect it's had on my electric bill over the course of one year. What do i do if the water comes up in my shower/tub
Then you have a clog in your drain line after where the toilet and shower drain lines meet. Call a plumber to snake the drain line. Thanks for watching and good luck with your drain.

Do you still charge for the two hrs you saved?
I charge extra for my "skill". lol. No, it's cheaper if we spend less time. Although, we do quote the job for a full drain, just in case there's any issues and we have to drain it, but if all goes well and we can swap it out without draining the unit, then we reduce the charge for time spent. @thewoggerswaydiy lol, just giving you a hard time. I have a leaking valve that I might give your way a try, maybe. It's on an older tank, 2007, with a leaking plastic valve. I had a plumbing inspection yesterday, and I believe he was a little hard on the valve. I got it to stop leaking, but I do need to replace it. Have a good day sir.

Noticed that the inner piping in the heater are a bit smaller that the outside pipes, does that affect the temp, small pipe pumping water into larger pipe, temperature has to be affected?
Good question. I'm assuming the smaller diameter piping inside the unit is for better heat transfer to the water in the pipes, or maybe just to save on space. I have not noticed any issues with water temp or pressure and it's been working without issues for the last several months. Once I go through the winter season I'll do an update on this unit to let you know how it kept up with the colder incoming water supply. Thanks for watching.

Probably should have installed at least a sediment filter on the cold side unless you have a whole house system before the water heater. Sediment and scale shorten the life of these things. I’m putting a sediment filter plus a descaler unit because my water supply sucks. I live close to the river that supplies our water.
I also live in an area with poor water quality, and a whole house system is upcoming. Until then cleaning/descaling this tankless unit is happening every 3 months. Thanks for the input and thanks for watching.

Thank you. I was told a long time ago I needed to prime a whole wall not just patches.
It's not usually necessary to do the entire wall. if you still have flashing issues with stuff like Kilz2, then use their Original Oil based Kilz.. comes in spray cans for small areas or cans for roll/brush on for larger areas. That pretty much will cure all issues. Good luck and thanks for watching.
