Why Everyone Loves Los Feliz: A Neighborhood Guide
An inside look at Los Feliz, its neighborhoods, and lifestyle.
Need an expert to help you BUY or SELL? Go here: www.rubyhome.com/contact/
ABOUT THIS VIDEO:
In this video, Tony Mariotti, Los Angeles luxury realtor, explores Los Feliz, Los Angeles, covering its neighborhoods, real estate options, amenities, and overall vibe.
Location:
Los Feliz is located at the eastern edge of the Santa Monica Mountains. It includes hillside neighborhoods such as Los Feliz Estates, Los Feliz Hills, and Franklin Hills, while the rest lies in the flats around Los Feliz Village. Laughlin Park is the only gated community here.
Los Feliz boasts its own commercial core but is also centrally located, with quick access to Downtown Los Angeles, Dodger Stadium, Hollywood, and Glendale. Nearby Atwater Village has a Costco, and there are Trader Joe's in Silver Lake and Hollywood.
Why People Live in Los Feliz:
Los Feliz is known for its cool bars, cafes, and boutiques, creating a small-town feel in a big city. It's a pocket of charm in LA's vast expanse, with most businesses locally owned, enhancing its unique character.
Los Feliz Village is the commercial core, featuring boutiques, cafes, bars, and restaurants, mostly on lower Vermont Avenue and Hillhurst.
The Vibe in Los Feliz:
Los Feliz is a laid-back place perfect for socializing over drinks. Its restaurants offer a variety of cuisines, and nearby areas like Thai Town, Little Armenia, and Koreatown add extra flavor.
Griffith Park:
Griffith Park offers 53 miles of trails, 3 golf courses, the Los Angeles Zoo, the Autry Museum, and the Griffith Observatory. The Greek Theatre, a smaller venue than the Hollywood Bowl, is also nearby.
Real Estate:
Real estate in Los Feliz is a mix of luxury homes and condos. The hillside neighborhoods feature Mediterranean and Spanish Colonial homes with stunning views. Los Feliz Estates is architecturally eclectic with great views, while Franklin Hills has diverse styles and notable homes by architects like Lloyd Wright and John Lautner. Los Feliz Village has Craftsman and Bungalow homes, along with low-rise condo buildings.
Los Feliz is home to works by Frank Lloyd Wright, his son Lloyd Wright, Rudolph Schindler, Richard Neutra, and Paul R. Williams. The architecture adds to the area's historical and aesthetic appeal.

    Outpost Estates had even a larger sign than the Hollywood sign and it was red neon. It’s been long torn down but you can find remnants of it in Runyon Canyon amongst the weeds. And Runyon is one of the few dog off leash canyons in the city.

    West Hollywood is nice. I’m not gay but I do like walking through there on my daily long walk to BH. Melrose Place is another great street. Love that street. You don’t even feel like you’re in LA. Lots of nice trees. Greenery. Alfred’s coffee is nice there. Plus lots of high end shops. Including The Row. At night West Hollywood changes dramatically. The nightlife in West Hollywood is vibrant to say the least. Gay people really know how to party. The one thing that I always notice is how CLEAN it is. They have their own laws because they are an independent city. From LA. Which really helps. They have their own police department too.

    Loved your video!! I lived there for 4 years! As you said, great warm weather ... except on the 3 days a year it rained. Since there are no storm drains, the roads act as such during a storm, making it impossible to drive on the streets in the hills until the rain stops and clears from the mountain down to the storm drains, which for us was Sunset Blvd.

    • @Tony.Mariotti

    I loved living in the Hollywood Hills. Our house was in Nichols Canyon, not far from Runyon Canyon Park. Hiking was excellent and the views were fabulous. My only major gripe was that the power went out almost every time it rained or the wind kicked up very hard. The neighbors were friendly and fun to talk to. Access to both Hollywood and the Valley was great. I’d move back in a heartbeat. Leaving was a huge mistake.

    • @Tony.Mariotti
      @Tony.Mariotti 18 วันที่ผ่านมา

      I can relate to the power outages! Great timing of your comment, too. There are crews in Beachwood Canyon right now replacing power poles up and down Beachwood Drive. It's been a multi-week project. I'm chuckling to myself wondering if -- for all the infrastructure upgrades -- how ironic it would be for power go out during our first winter storm. Only time will tell...

      My house literally goes up $300k+ a year in CA. I pay $38k a year in property tax but for now at least, and it has it been for 20 years now, a rounding error. So, we pay to play I suppose.

    • @notshylo
      @notshylo 19 วันที่ผ่านมา

      Nonsense. Property tax burden in California is pretty average or even less because of Prop 13. People own houses valued in the eight figures and are paying a relative pittance, a fraction of the 1.25% cited in this video.

Keep your cowboy boots in your dusty Texas as you obsess over our state all day from your own house. You only have yourself to blame if California affordability is a problem for you. The rest of us don’t even think about you. Yet you love obsessing about us as you complain to each other about our “failed policies” despite Texas being unable to achieve even close to the economic prosperity of California. I've lived in Texas and California. You're in a cult. There is nothing in Texas that's better than in California. Every Texas city is over 50% ghetto, in California it's closer to 30% or less. All forms of crime much higher in Texas cities than Cali cities. Property taxes higher in Texas. Average wage is 1/3 less in Tx than Cali. Homelessness is worse in Cali but Texas is also full of homeless. Texas policies are the most corrupt on Earth. Small Tx towns are all dying, white ghetto drug cesspools. And let's not even talk about the weather. So the only thing better in Texas is lack of state income tax, witch is negated by nearly double at over 2% property tax in the nicest areas. Less homeless in cities, but still too many, but small towns look 3rd world. But guys like you in the cult, who've never been to California, love spreading your brainwashed bullshit.

    • @stanlee3619
      @stanlee3619 19 วันที่ผ่านมา

      You mean how Texas has the highest percentage of people without health insurance, or higher poverty than the national average, among the worst in income inequality and funding for public education. I like that you're commenting on a channel about California real estate, but we're not looking at Texas real estate. By the way, this is TH-cam, based in California, and you are using an Android or Apple phone, both of which are also based in California. You should boycott those companies if you want to stick to your principles.
