How is the Greater Austin Housing Market in Spring 2024?
The Greater Austin Spring housing market is experiencing a slower pace compared to previous spring seasons. The main reasons include an increase in inventory, especially in new construction homes, leading to longer days on the market and more negotiating power for buyers. The video also addresses the impact of rising interest rates and provides strategies for buyers to offset the higher costs.
🏡 The Austin housing market is seeing more inventory, with over 10,000 single-family homes on the market, and about a third of them being new construction. This is outpacing the number of buyers, leading to longer days on the market (75-80 days) and buyers having more negotiating power. 🏪 The suburbs, such as Williamson County, have seen a higher percentage of new construction, with over 40% of the homes in the MLS being new builds. This has led to a slight decrease in prices in these areas.
💰 For buyers, this is a good time to negotiate, as they have more choices, can revisit homes, and can bargain on prices, closing costs, and interest rates. Sellers need to price their homes realistically, as they will be competing with new construction. 🚀 Interest rates have risen again, reaching over 7%, which has dampened the market. However, there are ways for buyers to offset the higher rates, such as getting seller or builder concessions, putting down a larger down payment, or considering new builds with fixed rates below the market value.

Same issue I had in Houston/Katy area a month ago. Your contract is not a contract until Management signs it. Hold your breath on any incentive or promise sales makes until Westin Management signs it. My contract was revised 4 times before getting a final signature from Management. Contracts are reviewed by Management only on Mondays.
We had the same issue with paint spots all over the floor of our Westin home. It was never cleaned up even though they said they will

You pay whay you get for. Lennar is very affordable, but there are crazy stories out there. As a starter home, it may be okay because Lennar buys down rates -> monthly mortgage rates are much more affordable. Other home builders are more expensive like Milestone or Highland but these buiders have fewer complaints. Some of these homes may be a lot more energy efficient.
Agreed! Quality generally reflects price points, but some builders are overall better than others.

Hi Andrea! The build time is around 18-24 months. They don't allow people to buy and hold, which I think is great because it will force the community to be finished out. I've seen other neighborhoods that are still mostly empty after 20+ years!

Yes! It really depends on how much equity a home owner has to see if it can off set the higher rates. You can still ask for some closing costs here, which can be used to buy down the rate.

How would an inspector find grout in the line?
The drain just backed up when the inspector ran the water. The builder had a plumber come out to fix it and that's what was discovered.
