Reno NV Real Estate - Best Investment Neighborhoods
In this video I share in my opinion the 2 best neighborhoods to invest in within Reno NV, which are NorthWest Reno, and Damonte Ranch.
Both these areas have great schools, high rental demand, reasonable prices, views (better in NW Reno because of mountain range), and access to great skiing and mountain activities (Palisades Tahoe & North Star for NW Reno) (Mt Rose Ski Resort for Damonte Ranch)

In this video I wanted to share RentHub's Heat Map (link below) which allows real estate investors to understand a specific areas median income, which is important for understanding what rent amount will correlate with that area's median income. Typically property managers will want to see 3x the amount of monthly rent in gross income, meaning that if your rent is $1,000 a month you should be g...

มุมมอง 505 ปีที่แล้ว
Attom Data Solutions posted an interesting article (link below) which has two data graphs which show areas showing both high equity rich neighborhoods as well as neighborhoods which are underwater (meaning homeowners owe more on their mortgage than their home is worth). Both of these tools are great for understanding high growth neighborhoods for real estate investing or areas which are potenti...

Watch this before you buy out of state Real Estate - know how HOT is your rental market!
มุมมอง 1125 ปีที่แล้ว
The most important factor in real estate investing success IS GETTING YOUR PROPERTY RENTED FAST. I came across this website called RentHub.com which provides a "heat map" that allows for you to see how much rental demand per area there is for specific regions, which is very helpful for rental investors as well as anyone possibly looking for a new place to rent. When you compare the Renthub.com ...

If you're hesitating to buy real estate out of state

If you're hesitating to buy real estate out of state
Well you really should over look Irvington which is a town inside of Indianapolis that has low crime and a great community .
Hello...great info! What's your take on Carson City? Lower price point...not sure about rental/arbnb market there....Reno seems better. Looking at NexGen home...live in half of the house...ABnB or rent a unit for additional income. I'm from CA. Empty nester.
Definitely an opportunity as Reno gets more expensive - I think it will continue to grow and eventually the gap between them will fill out - only risk is just smaller population and further from airport etc - I have a close friend who invests there and has done really well - good luck!
This was helpful! Thanks so much!
Hello , how do you get the metrics / details , from any given property, in a simple way ?
Hi Davion - great question - the best tool I use for getting rental demand is Hotpads (if you click on a rental listing and then scroll down there is an area that says "competition for this rental" and that is a good indicator of price/demand. Usually if there is 3+ contacts per week you've got good demand. Usually I'll take a look at prices on Zillow, then look at listing in that area on Hotpads, and if people are flooding contacts for similar rentals in that area for X/month then you know the demand is there. The biggest risk is buying in a place with no demand (no revenue) for the asset you just purchased. Wishing you the best luck!
I would like to know how I can invest in real estate Indianapolis
Great info! Great Resource! Also thanks for all the input , useful!
What is this "loop" ?

Sorry im late yo ur channel. Where would you invest with only 30k in cash to start from? I was looking at soutg bend or kokomo.
Hello! my name is Cullen Jones. I, too, live in Indianapolis. I am looking to develop a professional relationship with someone knowledgable about the multifamily real estate scene in Indianapolis, such as yourself. I will be a Registered Nurse in July and plan to pursue my realtor license this July. I am very interested in multifamily real estate and would love to become knowledgable enough about the Indianapolis area to the point where I could be some assistance to you. I'm looking forward to hearing back from you. Cullen
Great info! I am watching you videos one by one. Really helpful! I invest in Indianapolis because i live here, but i feel you've done much more research. One thing I found is that trulia no long provides price heat map (at least i can't find it anymore)
Hi Tong - yes indeed! Trulia unfortunately took away that feature - I emailed Trulia a while back asking about it and got a response from customer service saying they took it down (no explanation) and don't expect to offer it anytime soon
German church is near post rd,all that area is hot!!!!!!!!!!!!!!!!
One year after your post, is that area still good? Just curious what other areas are good and coming now.
@@ednasalinas5568 I think the best area in my opinion right now is Avon, because even though it's more expensive the demand is there. Very very low vacancy in that area. Right now with higher rates I'd search for lowest props in Avon
Beech grove used to be nice in the 90’s and 2000’s now its just pure downfall,to many drugs
Interested in Investing in Indianapolis, can you refer a realtor who knows the area? Ty!
Great resource. Thanks for sharing. Keep up the good work
Thanks Bin! Glad you found it of value
Hey do you use propstream? And if so or not, where exactly do you find the best rental property? I'm looking to buy my first rental, and looking to cashflow at least $500 monthly, all the way net. But I'll be managing the property virtually. I'm in NYC, and looking in markets such as indy, stl, etc. I also wholesale virtually as well. And it's funny because I have a house right now under contract in Stl, renting at $850, Asking 35k. I'm looking for a buyer now, but if I had the funds I would buy it myself.
Hi John - I haven't used Prop Stream but looking at it now, looks very interesting and thank you for sharing! Two good sites to compare cities are Sperling's Best Places and DataUSA.IO. These will both allow you to look at for example STL vs Indianapolis side by side on important metrics like Economy, UnEmployment Rate and Population Grown, after that I normally use Redfin's Crime Overlay (a heat map showing high crime vs low crime areas). For your first rental property a good turnkey provider which has connections in many markets is Norada Real Estate.
The Rise to Wealth by Clark Meyer wow those are nuggets. I appreciate that. How many properties do you currently own?
EVERYTHING BYJOHN you got it! Have 3 today but want to get more - Indy is more expensive now so harder to get the 1% rent to value ratio there now
The Rise to Wealth by Clark Meyer that's excellent. I want my portfolio to net me at least $1500 in rental income. But I don't want to go over 80k for the asking prices. I got one property in New Jersey that was emailed to me. 69k. 3br, 3k in monthly revenue. I plugged it in the calculator, $1800 net monthly. I even input a high 👡property mgmt fee, lowered the gross rent to 2800, and put the maintenance and other fees higher, because I always add a cushion to give a more realistic number. That's how I got to $1800 net monthly. That's a great return and would set my goal immediately. I need rentals with those types of numbers. On the other hand, there's a property I have under contract as a wholesaler, can't find a buyer for, but I wish I could buy it myself. It's a 3br 1bath, Asking 35k, and renting for $850. Doing the numbers on that, I would be netting around 438$ monthly.
This is some great information Clark, I'm looking forward to watching more of your videos!
Flip With Rick Thanks! Appreciate it Rick!
Niiice Tool man! Thanks for sharing :)
