Hi, I'm Laura! I'm a REALTOR in the Oklahoma City area. I grew up in Southern California and have a degree in Family and Child Psychology from Biola University in Los Angeles. I'm a retired military spouse who lived in Japan, Germany, Arizona and four times in Oklahoma! I've bought, sold and rented out my own properties from three different continents and help others do the same. I also moved from CA after retiring from the USAF. I grew up in LA and moved back there after retirement but I decided to relocate to OKC after I came into a large sum of money. There are high end stores here but not like LA but you can find many high end brands. I've bought a Rolex and other high end watches from local stores lice BC Clarks. I've bought some really good diamonds for a fair price. I also bought a Tesla X, Porsche 911, Ferrari La Ferrari, and Aston Martin DB12 from Exotic Motorsports of Oklahoma all were 2023-24 models with less than 3,000 miles. Also, got the obligatory 4WD pickup.
This is not realistic for Europe at all.

What about the crime rates? I think someone should speak about this. There has been an uptick in drug and sex trafficking in Oklahoma City over the last 5 years, as well as stalking and predatory attacks on women, especially those who travel alone or with small children.
You're right, this is an important topic! This is a very nuanced subject and as I'm a realtor and not a crime analysis expert, this is outside my lane of expertise. I will say, the data that I found has shown sex trafficking has increased nationwide as whole, especially during the Covid years and not just in Oklahoma. Oklahoma City will most likely always be a part of that discussion because we're right where I-40 and I-35 meet. So you have to cross through this state traveling east and west or north and south. But it doesn't mean that a large amount of cases originate here. Oklahoma City has a much much lower rate for trafficking than say, San Francisco or Houston, for example. Also, the data is different for other cities/suburbs in the Oklahoma Metro area than it is for Oklahoma City itself. You totally called me out in getting emotional about having people wander around in my home! 😂 I really get weirded out about the open houses because it’s a known home that people are spending Sunday afternoons touring for fun and not to buy a home. We used to have it open for tours during the holidays and stopped after too many people were getting a little to comfortable about going through things. We literally stopped the opened houses for a week because I was getting so upset about loading up my giant dogs , a 20 year old cat, and not knowing what to do with the. For tow and three or more hours ( it was 194degree days hot, but now that it’s getting cooler I’m ok with it). I feel so bad for our agent because she’s really amazing and I don’t want to be difficult.
Sorry about calling you out there, haha! It is hard not feel attached, I know. Open houses can be a pain, for sure! I don't really do them for those reasons you mentioned, and to maintain my sellers' privacy a little more, especially if they have children. I think you can sell your home without them but I'm so glad you have an amazing agent in your corner to guide you ❤
@@movingtooklahomacity we’re lucky that’s for sure. I moved my emotions out of the way for her to do a brokers open and she did such an amazing job. Watching videos like this helped me and I told her I was wrong, many things have changed in the market and i see that these opens are vital to get people inside available houses. It must be stressful on both sides because there’s a lot involved. And I’d never expect her to do one alone. It is dangerous. We should be moved out in a few days but are leaving the cameras and security in place until this place is sold. Not to spy, but to make sure realtors are safe. I mean we took ours to some places pretty isolated I’d be afraid to show. This one’s in a nice place but it’s gotta be a bit emotional meeting strangers in strange places. 🩷
I love this but ugggh I have done all of these things and have a wonderful agent. We’re hitting our 30 day mark though. Do I think it’s overpriced? Yes, but I am not in charge of that. my husband fought the price reduction I finally got him to agree too. we had it priced below its market value already. it’s in a city where it’s tricky between maintained Victorians like ours, overpriced not maintained or sitting on the highway Victorians making people leery of ours, or homes price at or below ours but new builds with all the nice things. lol. Selling is scary. But I am glad to see that I’m doing all the things you’re I’ve suggested. So I’m hopeful someone will be a perfect match to take over this home.
Keep your hopes up! Thirty days is not super long in this current market, I promise! Especially if you have a unique property, like it sounds that you do. Selling a home seems to hit all the nerves for most people, so you're not alone in that feeling. Keep the home looking good, listen to any feedback you receive, and maybe engage in other creative ways to market. One thing that can be helpful is holding a broker's open and invite other agents to walk through to give their opinion of price and condition, and offer any other suggestions they might have to appeal to a broader pool of buyers. But in the end, sometimes it just takes time and patience 🥰
@@movingtooklahomacity thank you. I talked with our agent and we did the brokers open a couple of days ago. Apparently it’s just super stagnant and our feedback was be patient, we’re doing everything right the home is stunning. Only downside is laundry is in the basement and we started priced too high. ( that’s 100% my hubby refusing to budge on what he wanted ) We’re waiting on an estimate for adding hookups on the main floor and well, it’s priced below now but it took a bit to get my husband to not expect half a mil for a house we paid under 200k for last decade. lol Im gonna start running around wearing a tshirt that says “make me an offer” with a pic of my house on it because I’m ready to beg. I know btw that our agent is doing everything possible too. It’s definitely not her. It’s just a place people need to get inside. You gotta really want a Victorian even a well maintained one that’s been updated consistently like ours. Because our competition here is literally the new construction builds. So I get it.

Thank you and yes! Do you remember the huge tornado we had in 2013 that took out that elementary school in Moore and a ton of homes and some lives lost? My windshield was smashed and my car near-totaled from hail that size. I have a photo holding it in my hand, I should have put it in the video!
Please don't move here. All the manufacturing and energy sectors of business have left. There are not enough liveable wage jobs here, and the city planners didn't build the highway system to handle anymore idiots on the road than we already have. Housing has also doubled in cost both buying and renting in the last 5 years. Also remember real estate agents are piintless so dont listen to their b.s.

Im getting ready to repaint all the walls in my house to get it ready to sell. Should I keep them white or choose a light shade of a color like grey, blue, or beige?
I would keep them white! It photographs well, and most buyers won't complain about fresh white walls. If you paint the walls a shade the buyer happens to not like, then they'll often factor the repaint cost in, which can be a couple thousand or more depending on the size of the home and a lot of buyers don't want to have trouble with that expense when they first move in. Only 15 years livespan of a roof?? Oh my Gosh....in Europe a roof is made for some decades often over 100 years.....but probably in your area are other climate conditions. But only 15 years still surprises me.
Because people use cash money, untrained immigrant workers to slap a shingle onto bare plywood for cash money. I have a 25 year warranty on my roof, ice and water barrier installed first. Quality shingles. You get what you pay for.
Consumers can buy roofs with 50+ year lifespans, but they can be cost-prohibitive for many people so most people don't go that route here in our state 😊. And yes, we get so much hail and wind damage that it has increased the cost of homeowner's insurance (even with a better roof) that one really has to do a side-by-side cost comparison for installation costs and insurance savings vs filing claims, etc. Hope this makes sense!
“And remember the garage and yard, too.” All that stuff you remove when you declutter and stage has to go somewhere. Before you say, hire a storage unit, remember this is “staging on a budget”. I have seen and read a lot of stagers suggest storing it in the garage, that is, if you’re blessed to have one.
Everything can stay in the garage! It doesn't need to be photographed and buyers are forgiving of this space as they understand the owner has to put their belongings somewhere! Thank you for your comment.

I own a 715 square feet on 4o acres. Realtors like you say my property is not worth 1.8m My property is just north of railroad tracks just west of Morgan rd. Part of the Part of Svejkovsky farm. Luxury homes say i is only worth worth 1.2m ,they say because they have to build a pump station. It's the perfect area to build any kind of homes. You can assist from Morgan rd. If mustang is such a good place to live. How come I m hamburger meat

Hi Laura I've heard about Oklahoma City being a rising city to buy into. How rural is Mustang Oklahoma? As someone used to the city life I don't really want it to be too much of a culture shock and I hate to get into politics but as a liberal/independent is it somewhere you think I could fit in?
Hi, thanks for your comment. Mustang is not as rural as it used to be. It's been built up a lot in the last handful of years. There are still rural areas and it certainly is more spread out than Oklahoma City, but I don't know that it would give you culture shock. I think you can find like-minded people almost anywhere ☺
There's plenty of potheads and polygamists and all varieties of deviants downtown and throughout the scattered smaller towns. I'm sure you can find what you're looking for.
These ideas make total sense. Home shopping online, some houses have multiple symbols etc that are opposed to our own beliefs. We try to overlook that stuff, but it is a distraction at times as it can be harder to picture yourself in the space that screams that you don't belong there.

Surprising that you don’t refer to induction cooktops as alternative to gas. Especially with climate changes.
Honestly, I've never had a buyer ask about induction cooktops. They don't usually talk about cooktops too much, in general, and if anything, they're still requesting gas ranges. Maybe because Oklahoma is an oil and gas state? Change is slow :)

Hi Laura these ideas are great! We a Stager suggest that we turn all of the bedrooms into actual bedrooms with beds in them but I have two bedrooms that are not designed that way one is a craft room and one is a reading room should I convert those rooms into bedrooms?
As long as those rooms are listed as true bedrooms on the listing, I haven't seen it make a difference if a bedroom isn't staged as a bedroom (secondary bedrooms, not the primary). I'd rather my seller show the room as a workout room if that's the kind of furniture they have instead of a workout/craft/sleeping space. It can also be helpful to have your agent write "3rd bedroom" or "4th bedroom" on the photo description area within the MLS. Thanks for your question!

Actually I grew up in southern ca. Home prices here are higher depending on what you are looking for. Oklahoma has severe summer heat and it can still be 80 degrees at christmas! The drivers here are dangerous and inconsiderate! Sorry but I just have not experienced these pros you talk about.
The average home price in Southern California is over $800K. That's certainly more than our average home price in the metro area of $240K. If we're comparing property apples to property apples, prices in SoCal are definitely higher. According to weather records, Oklahoma has never been than hot on Christmas. That's okay if you don't agree with my pros! Thanks for sharing!
You will notice I said it depends on what your looking for. Also 73 is the hottest recorded Christmas. Let’s be honest that’s close enough. All of Oklahoma is not the same depending on where you live. Come try to buy a house in my area..Good Luck to you! I guess if you are bringing so-cal wages you might be ok. My advice would be for everyone do do there own research and form their own opinions based on their experience and life style needs. I don’t find alot of your info accurate,but everyone is different. Considering the rural counties around OKC for a retirement homestead but alas a few years out.
You might really enjoy retiring here, a lot of people do! The lay of land might look different in a few years, so definitely check back in with the state closer to your timing 🙂
