Ah that’s a shame that you wouldn’t consider your guest’s experience when they visit your home. I like to host well and for people to feel comfortable. Not sure if you’ve seen my other vids but my degree is in architecture and I was a DT teacher for years, so I’ll always consider function, ergonomics, Anthropometrics and user experience alongside form/design. I’m sure you can imagine that WCs/toilets (everything in general down to the handle on the door) are designed with people in mind. That’s what design is. ☺️

Thank you! Yep caulk is rubbery so hard to paint over! It’s the last step after painting really (any gaps should be filled/sanded before paining). There is a see through caulk which is less obvious, or if your fixtures are white like mine, then white caulk I guess is an okay option. ☺️

Hi, only if it’s share of freehold you can do that, not if it’s just leasehold I don’t think. 90 years sounds about right, but your solicitor will be able to help you through that process. 990 years was supposed to come in with the leasehold reforms I think, but they’ve not implemented that yet - they seem to have changed their mind/delayed.

I think there are pros and cons. With these schemes they always work for some and not for others so people using it need would need to really think about it carefully! Because rent is 100% unrecoverable, this is with considering for sure.

I think so. I didn't buy it online, I got it in store, but I matched the link up with the correct size that I'd bought. This was a year and a half ago though, so they could have changed their manufacturing process, or maybe it's just the difference in how we installed it - no idea!

Hi Laila, No problem! no it wasn't at auction, it was just a normal purchase and quite a few years ago now. Pre-pandemic, you could still find properties in the South East region that were around the £100K mark, but prices have risen since. Even at auction, those properties will probably sell for much more than £100K as that is just the guide price (sometimes you can find a good deal at auction though!)

Yeah for sure, it’s preferable to go behind the fixtures/skirting. It’s a longer process but produces higher quality results. (I definitely can’t remove a toilet by myself though!) I suppose when I do the bathroom panelling I’ll show it with going behind the skirting so viewers can see it done properly. Thanks for your feedback. ☺️

Yes, even now over a year later they are prompt at responding to snags which have mostly been trivial for me. I am on a site that is supposed to be one of the best though. Different areas have different regional teams dealing with them and different site managers are on each site. If there’s a development you’re looking at buying on try to speak to people who live there to find out how they like their house/what their aftercare has been like.

Glad you’ve found it encouraging. ☺️ The property market has changed a lot in the last few years but I still think it’s largely true that people can work with a lot less than they think. I went according to my budget when looking for property and accessibility to London. The flat I’d found (and my next house as well) was previously on the market, but sale fell through and so it had to go back on the market. When a seller has been messed around, they tend to be more motivated. Hope that’s helpful!

I used a circular saw to trim them to length and a table saw because some needed to be cut lengthways on the angled corners. You could achieve the same with a jigsaw as well. Hope that’s helpful!

No I didn’t leave them in the room at all. Yeah they’re fine. Two gaps that were easy to sort, but I’d have a little movement anyway because of settling. I suspect the complaints are because of fitting issues. If you apply enough adhesive, ensure they are properly interlocked and also you could use a nail gun as well (I decided not to) then you shouldn’t have problems. Overall for the price, I think it was a decent product.

The washing machine is in a cupboard in the utility room under the worktop. In the kitchen is just the dishwasher (the door for it wasn’t fitted then, but it’s integrated and the door is on now

@@kristinesharp6286 The cabinet door to make it integrated (they hadn't fitted it yet, so it was just on top)

I’m a fan of carpet in the living room, but yeah the French doors make it awkward! 😫I suppose hard flooring with a large rug is the compromise!

@@WhenLoveisProjected it’s like the figured the kitchen was where the garden was when installing flooring. At least they did the kitchen. I just think most will enter the home through the garden after parking in the garage. Also no outside rug inside or solid surface in front of front door either. BUT the bedrooms are all real doubles. And there is a utility space. Maybe they did the thick carpet because of the energy crisis?

@@kristinesharp6286 the utility is off of the kitchen, so they can come in through the utility door from the garden (that has the LVT flooring in it and coat hooks etc). They’ll have a mat on the inside of the front door I suppose, and maybe they’ll have to get one for the French doors as well if they plan on going in and out of those doors. I think they knew where the doors were but just wanted carpet. Each to their own I suppose! 🤷🏽‍♀️

A mixture. There will be different ones depending on what borough etc. Rightmove is good for searching properties. But a general search on the area using a search engine will work to find the other information on various websites..
