    10:30 JR, I think you may be overestimating the impact of the trains on your video. While they may be hellishly loud in person, even when the train was passing and honking while we were outside, we could easily hear you. The honks and the rolling noise would easily pass as just background during a video. Unless they are louder inside because of the building shaking and making noise, it wouldn't be a distraction in a recording. You know best, but I am just going by this video. I could barely even hear the train until we actually saw it.

      I was going to say the exact same thing, I think the portion where we hear the initial road crossing might prevent a key detail being heard 12:40 - 13:20 but for the rest i personally wouldn't find it disrupting to your videos. It would be great if you could do a test video with regular content during a train crossing such as this and let your viewers give you some feedback on this. I have a feeling that as the producer/on air you might be seeing this as a bigger deal than it really is.

    15 years ago, I was on the board of directors for a non-profit org. We were in need of a building and debated building vs. buying. Ultimately, we decided to build a new building. I can tell you that the final cost of the new building was twice the original estimate. The timeframe was also doubled. The amount of companies and permits and environmental studies and lawyers and contractors and inspectors involved was insane. Delays upon delays. By the time we were done, our needs had also changed. If I had to do it over again, I would buy an existing building.

      yeah i was thinking same thing. the amounts he was saying he paid werent that crazy and he would of needed all that and more for a new building. its a shop who cares what the walls look like.

      @@shouldabeenaborted - He wanted a garage-mahal, much easier when you build from scratch, but it's always WAY more expensive than you think. I've seen people go double over their original budgets.

      Honestly all the shop videos killed his channel. It was interesting for a couple of months but after that I just skipped it because he wasn't even working on cars. Not to mention the quality of the videos overall have dropped over time because he was posting a video every day. I understand that the algorithm likes lots of uploads, but it just got so watered down that it wasn't even worth watching anymore.

    Long time viewer first time with a comment. I have been a contractor for almost 40 years and I know you have spent a bundle but to buy the property and build that structure new would set you back almost $800k with site cost,permits, carry cost for loans...and on and on and on. Good luck , I think you made a good move and created a lot of great content

    I feel like that train really wasn't as short as it seemed. It was just hauling ass. It still took a minute and a half to pass, at what looked like 50+ so I'm sure it was still well over a mile.
    As much of a mistake as this shop may have seemed it's been good content. It's helped build your channel and in a way that's priceless since it will compound over time. I don't think building a new shop would have been as entertaining or would have gotten as many views. I mean look at the views channels like Off The Ranch got with his Abandoned Mansion series, people like this sort of thing.

      I think I would have watched a new shop build even more enthusiastically. I love construction and the way plans come together. Plus it's educational. I can learn so much if I ever want to do this myself. Maybe some viewers would not have been so interested but I think renovation and construction are close enough in that regard.

    Love this advise.A lot of people think that taking on other peoples problems is cheaper. It is not. It never is. Building new is the way to go.

    At first the walls bothered me, but between what you've done, it has this real shop and and on going evolution character that I like. It's not overly clinical - it look's like a shop. And it a huge change from when you first got the place. But yes, the trains have to be a huge problem for filming - you're doing amazing job at keeping that noise to a minimum. Seriously, you've done amazing with everything. 👍

      I never thought about the acoustics. And like others have said, the upper walls bothered me at first but I now agree it would be too perfect if you had covered those too. It is a shop, gonna be some dirt and oil.
      As long as it is sustainable economically, I’d chalk it up as a win.

    Dude, you have absolutely smashed it with the quality content you put out, the shop is an amazing work space and still my personal favorite on YT. I understand the train dilemma and keeping video / audio quality as a top priority, and the results are amazing. There are only a handful of YT channels that go into the details of auto mechanics at a level that you do and it is safe to say the WatchJRGo is the king! Keep on rocking it JR !!

    You could keep your eye out for really old Building size Banners of all different types and buy them and hang them in front of the walls to help make it look a bit better.

    Have to disagree in building a new building would be cheaper. To get the elaboration of the project and construction permits could account for a big portion of the expenses and time.

    Well JR, thanks for coming clean w us. 👌I knew bk then that was waaay more shop than ya ever needed. But yer transparency about making the "mistake" of buying it was appreciated. Hopefully this will be a good lesson in life that you'll benefit from.
    I bought a bar many yrs ago that I remodeled back to new. I always said after that it would of been much cheaper to buy a new door knob & build onto that instead! All good in da hood my friend!😎👍

    I give you credit for following your passion. I watch all your videos because I get inspired by the drive and optimism. you've done an insane amount of work. don't get discouraged. the transformation is really cool. the fantasy factory was constantly bringing other celebrities over to build a following . I say start your own car shows with food trucks . build events. double down

    I second most people - we don’t mind trains. You should totally meme that in each video.
    For the insulation, just hang artistic/decorative flags to cover the eye sore. Cheap and brings character.

      Agree, or buy a Wagner sprayer and 5 gallons of white paint and do the walls for a few bucks. I think it is the clash of JR's perfectionist style and what we see that makes the comments. Perhaps sponsors' logo on the big TV for subtle revenue.

    These are not mistakes JR - they are learning experiences! I have worked in construction for over 40 years and people always under estimate the infrastructure - cables, pipes drainage etc. You have done a great job and it will pay you back. As for the trains - being a railway enthusiast I would pay MORE to be beside a railway line (just do a technical video on the trains and see the amount of railways on TH-cam!).     I remember years ago talking to a contractor as I watched his crew demolish a vintage Pizza Hut instead of remodeling it. He told me in damn near every case it is cheaper to bulldoze the structure and start new from square one. I have never forgotten that conversation.

    You're not alone, JR. We bought a farm with three irrigation wells, one fairly new. While we owned it we had to rebuild the pump system for each of the three; one required us to drill a new well; one required over 1/4 mile of heavy electrical cable to run the new electric pump motor we had to buy. Irrigation systems are crazy expensive.

    Crazy brother. My spidey senses were tingling 3 or 4 months in to this venture that the finances weren't adding up. I also figured, with all the cool shit you do, that your channel would have more than tripled its current size, allowing the revenue to dwarf the mistakes.

Nope, when he was younger he was still gaining experience and honing his craft from a multitude of directions. You are becoming that way when it comes to setting up productive shops to do your work!     You're still winning. You were able to make use of the shop and stage out the work done to it. Building new and getting stuck in a global pandemic with supply chain issues and partially completed building would be unpleasant.

    Hey John Ross, I have been watching you, when you were doing repairs in your garage. You definitely needed more space. Nothing in life is perfect, your shop is in great shape......it has come a long way! And for the people, that comment regarding the walls.......they can buy some paint to spray on the insulation to make it look pretty. 😍 Life is a journey and most of the lessons, will be learned the hard way.......that way they have staying power for life. And that train, you say it was a short one?! We have a few trains rolling through. None as long as the one you showed. Congratulations 👏 👏 👏 on your two year anniversary. JR and the nameless shop. Seriously Congrats, you should be proud of ALL of the improvements that you and the gang have accomplished in two years. Maybe, you want to consider doing a dropped ceiling and insulate it.     You took a dump of a building and made it great, just like you do with cars and have enjoyed all the video’s on both. Be proud of that and don’t stop.

    J.R., really appreciate the honest assessment as to lessons learned from what's most likely the biggest project and financial investment of your life to date. New construction has its downsides too, don't forget. Weeks, if not months just sorting out plans and permits before ground is broken. Then there's the required reports cost money and take time. Fees of all sorts and sizes, and more fees. And then more fees. Materials costs have soared for just pretty much everything, and sourcing inventory can take forever. Factor in the inevitable construction delays and cost overruns. Severe shortage of manpower in virtually all the trades is the norm now. Once you sit down with a professional planner and crunch the numbers to develop a piece of land, the trains and the exorbitant cost to heat and cool that comes with a high ceiling might seem tolerable. TBH, I think an attitude adjustment is in order. The train noise bothers you more than it would bother most of your audience I'm guessing. You wouldn't be the first YT producer to work around unwanted distractions. Train horn blasts, you stop talking. Continue working, continue filming. Talk again when it's gone. After a while, we'd all get used to it. Hopefully before long you'll have your bathroom(s) plumbed and walled in. Just keep chipping away one part of rebuild at a time. You've already made tremendous strides. If you do eventually sell and relocate, I would think most of the improvements you make will be recouped in sale price.

    I find it amazing that I can watch you and your buddys do stuff on the other side of the world in almost real time. The tie in with the other Wichita car TH-camrs is unique. It’s like hanging out with some buddies I’ve never actually met for a while.

    Maybe when the price of material go's down, you can put a sub ceiling at the level you where standing. That would lower the head space to lower point to save on energy.

    JR - your thoughts on all the hurdles and costs of your building are exactly what myself and the rest of the logistics department are working through with Linus' new building. It used to be a sheetmetal stamping plant and it shows. It'll come around, but the costs and the time involved are bananas. Glad to follow your progress with your building!

    A friend of mine was a tech at Mercedes in Plano, TX. Their "shop" was about the size of three Walmarts, with (conservatively) 20' ceilings. It never went over about 72º. I'm not sure how they pulled that off, but... it's a solvable problem. They also had crazy-fast automatic garage doors, but that's another story.

      I've worked in machine shops that would make that seem small (think Caterpillar, Rolls Royce, Allison, etc.), they're usually pretty good about controlling the temperature because it improves part quality and reduces machine breakdowns. The electronics on CNC machines just don't like the heat. They typically have big water cooling towers that run the AC in bigger buildings. I know Marley is one of the brands of cooling tower manufacturers, one of the shops I worked at made gear boxes for them.

    The first video I watched of yours was when you got the red Geo Metro, and you guys were cleaning the previous owner's junk out of it.
    You've definitely come a long way.
    I wish I could have been with you when you bought that shop... An unbiased eye can always be of help in those situations. I needed help with designing my small shop but didn't really have anyone to bounce ideas off of.
    It came out great, but I stressed a lot doing it all by myself and trying to make sure I wouldn't have any regrets.

    I used to work for the navy in shipbuilding and we thought we could convert a commercial ship for navy use.
    As it turned out it took longer and was more expensive to convert than doing new construction

    I live about 150-200 yards from industrial train tracks that operate 24/7. You get used to it rather quickly (2-3 weeks for me), but it does wake me up sometimes in the middle of the night. I know I wouldn't mind if your videos had distant train sounds in it, as long as we could hear what was being said.

    Something you may want to consider to help control the large heating bills during the winter. You can easily put a series of passive solar photovoltaic tubes that run from the ground outside the building to the ceiling. You would still have to have gas heating but you could cut your bills down by as much as 30%. Also, I don't know if you are opposed to it but since you have such a large roof if you want to offset the electricity costs you could put in a solar system on the roof. Considering that you are a very smart individual you've probably already considered these things and have decided against, but if you haven't thought of that it might be a good idea. Even if you use the solar panels to sell electricity back to the electricity plant rather than using it for your building it would still reduce your bills by quite a bit. I have personal experience with the vertical photovoltaic solar collector tubes that you put on the side of the building. One of my friends for his slightly smaller garage add ten of these tubes installed on the side of the building that gets the most sun during the day. Completely without any heat source being turned on outside of using these photovoltaic passive solar tubes he was able to keep his shop Add 50 degrees all winter. keep in mind I live in northern Minnesota just South of the Canadian border so we get really cold winters here. Anyway love the videos keep them coming I have learn A ton from you. Ignore the individuals that hate on the looks of your building.

    Excellent, thanks. It probably would make a terrific warehouse for someone willing to operate a forklift in order to utilize the ceiling height. Warehouses are usually not air conditioned because of the eye-watering expense -- providing some heat in the winter is bad enough. They also wouldn't care about the trains, unless they interfered with inventory flowing in and out, which I suppose they would, so, yeah... Anyway, you've provided a great lesson for anyone considering a commercial building.

    I live within sight of Route 66 and the train tracks here in Kingman, AZ. The trains you see originate (or end) in San Diego. The "engines" are called units. Some trains have 5 units that power them. My local McDonald's abuts these tracks. When a train goes through it is almost impossible to order through the speakers at the drive through. Neither the cashier or the customer can hear anything and the orders get screwed up! The sound of the trains passing through at night is very comforting and since there are few crossings here they rarely blow their horns. There is a Railroad Museum at the local Amtrak station that is fun and informative to visit.
