When I value real property for my own net worth tracking, I use a very conservative market value, and then I further reduce that number by anticipated selling costs under the theory that I'd never actually realize the value on a sale.
I think you did the right thing by buying real estate. I did this first and can say that it pays off after time. Much better than stocks, but still love stocks and dividends. Great video. Keep it up.

If you're still doing some dividend investing then showing what paid monthly and portfolio would be nice. Documenting how much going you're putting into what investments and how its going. I'd say document debt as well but, kind of not necessary when its only your mortgage. Spreadsheets could be nice showing the progress over time for anyone in similar situation or aspiring to be.
I personally have spreadsheets for my budget and my investments and debt. It's quite an inspiring feeling for me to see my debt going down while my investments are going up and my budget is going down as the debts are paid off. Really gives me hope for the future in retirement if not being able to retire early.

I am mainly focused on optimizing my properties through building ADUs but still the permitting is taking a long time. Anyhow, I think you're on the right tract. I'm just glad I see someone with the same scenarios as mine. I highly suggest maybe focus on investing in your brokerage account while waiting on a realestate deal. I've been learning a lot about it and I think it's great to diversify investments.
