Right now in mid 2024 could be one of the worst times in history to move to Florida, especially if you are looking to buy a home. Inventory across the state is spiking, many homes are reducing prices by large amounts and still not seeing offers and buying now could potentially put you in a bad financial situation. But the good news is that there is hope for being a Florida buyer in the future with so many deals coming online and so many sellers desperate there will surely be better opportunity over the next few years.

@@MichaelBordenaro How the hell can somebody take a 65% pay cut and sustain the lifestyle they are living? I’ve seen no evidence of a company cutting salaries by that much.
I’m in Ohio and the housing market here over the last 7-8 years is unlike anything I’ve ever seen. Homes that were bought for $130K in 2015 are now being sold for $590k. I’m talking about tiny, disgusting, poorly built 950 square foot shit boxes in quiet mediocre neighborhoods. Then you’ve got Better, average sized homes in nicer neighborhoods that were $300K+ 10 years ago selling for $750k+ now. Wild times.
Home prices will come down eventually, but for now; get your money (as much as you can) out of the housing market and get into the financial markets or gold. The new mortgage rates are crazy, add to that the recession and the fact that mortgage guidelines are getting more difficult. Home prices will need to fall by a minimum of 40% (more like 50%) before the market normalizes. If you are in cross roads or need sincere advise on the best moves to take now its best you seek an independent advisor who knows about the financial markets.
True, initially I wasn't quite impressed with my gains, opposed to my previous performances, I was doing so badly, figured I needed to diverssify into better assets, I touched base with a portfolio-advisor and that same year, I pulled a net gain of 550k...that's like 7times more than I average on my own.
This aligns perfectly with my desire to organize my finances prior to retirement. Could you provide me with access to your advisor?
Carol Vivian Constable is the licensed fiduciary I use. Just research the name. You’d find necessary details to work with a correspondence to set up an appointment..
She appears to be well-educated and well-read. I ran a Google search for her name and came across her website; thank you for sharing.
Housing prices likely won’t drop significantly until supply increases. The U.S. is short millions of housing units and isn’t building fast enough. Demand remains high, and even a small dip in prices attracts many buyers. I’m looking to buy affordable houses in August and maybe invest in stocks. When’s the best time to invest in stocks? Some say it’s profitable, but others warn it’s risky. Any advice?
Consider buying stocks when the economy is not doing well, like during a recession. It could be a chance to buy them at a lower price and sell later when prices go up. Just keep in mind, this isn't financial advice, but sometimes it's better than keeping a lot of cash.
Having an investment advisor is the best way to go about the stock market right now. I used to depend on TH-cam videos but it wasn't working. I’ve been in touch with an advisor for a while now, and just last year, I made over 80% capital growth minus dividends.
Could you recommend your advisor? I'd appreciate some help.
There are a handful of experts in the field. I've experimented with a few over the past years, but I've stuck with Annette Marie Holt for few years now, and her performance has been consistently impressive. She’s quite known in her field, look her up.
I copied her whole name and pasted it into my browser; her website appeared immediately, and her qualifications are excellent; thank you for sharing.
What are the best strategies to protect my portfolio? I've heard that a downturn will devastate the financial market, so I'm concerned about my $200k stock portfolio...
There are strategies that could be put in place for solid gains regardless of economy situation, but such execution is usually carried out by an investment specialist
I've been in touch with a financial analyst ever since I started investing. Knowing today's culture The challenge is knowing when to purchase or sell when investing in trending stocks, which is pretty simple. On my portfolio, which has grown over $900k in a little over a year, my adviser chooses entry and exit orders
Mind if I ask you to recommend this particular coach you using their service? Seems you've figured it all out.
NICOLE ANASTASIA PLUMLEE' is her name. She is regarded as a genius in her area and works for Empower Financial Services. She’s quite known in her field, look-her up.
.
I just curiously searched her up, and I have sent her an email. I hope she gets back to me soon. Thank you
It is difficult to make exact projections for the housing market as it is still unclear how quickly or to what degree the Federal Reserve will reduce inflation and borrowing costs without having a substantial negative impact on demand from consumers for anything from houses to cars.
If anything, it'll get worse. Very soon, affordable housing will no longer be affordable. So anything anyone wants to do, I will advise they do it now because the prices today will look like dips tomorrow. Until the Fed clamps down even further, I think we're going to see hysteria due to rampant inflation. You can't halfway rip the band-aid off.
The new mortgage rates are crazy, add to that the recession and the fact that mortgage rules are getting more difficult, and home prices will need to fall by a minimum of 40% (more like 50%) before the market normalizes. For now, get your money (as much as you can) out of the housing market and get into the financial markets or gold. If you are at a cross roads or need honest advice on the best moves to take now, it is best to seek an independent advisor who knows about the financial markets.
I will be happy getting assistance and glad to get the help of one, but just how can one spot a reputable one?

Stability is a result of our economy's struggles with uncertainty, housing issues, foreclosures, global volatility, and the pandemic's consequences. To restore stability and promote growth, all sectors must respond quickly to concerns about growing inflation, slow growth, and trade disruptions.

Don't you worry, we just got home from Kentucky and we are moving up there. Florida has turned to hell the last 4 years. We are going broke trying to pay our bills. Home insurance is insane, car insurance is costing me right at 1k per month now! Traffic is at a standstill for miles every day in Kissimmee taking you an hour to get to work in Orlando or wherever. My wife is a doctor and they are paying her MORE to go up there than they do in Orlando. It costs half the price to live up there, people are friendly and there is zero traffic. They may get 1 or 2 snows a year up there so there is no reason to stay here anymore. I was born and raised in Florida and even my wife is like let's go!!! More money in our pockets each money and much friendlier people and zero traffic. She is actually excited and will start at the end of the year. Do not move to Florida unless you are balling or want to be broke trying to afford the basic stuff. It's turned into a disaster.
Sir I'm leaving Navarre and moving back to my land in Ohio next week.
you're not wrong. i seriously do not understand how folks can live a happy lifestyle living in/near Kissimmee. Exponential traffic, the rudest of tourists, cannot get a good meal/service in that area ... it's a whole different world here in St Pete compared to there, not sure how people do it, I couldn't!
My wife is also a doctor and we did something similar 3 years ago. We lived in Houston, which I'm from and will always have a special place in my heart, but admittedly it is a hot, humid, ugly traffic infested city of insane urban sprawl, prone to flooding and hurricanes that has become surprisingly expensive to live in. I work remote and the wife got a job up in Richmond, VA, which is a mid sized city with plenty of decent enough amenities - the James river, hiking, minor league baseball, etc... there is little to no traffic there and you are a 1.5-2 hour drive from Virginia Beach and Shenandoah National Park. You can also easily drive up and down the east coast to NC, SC, FL, or the north east cities like DC, Philly, NY, and Boston to visit and then GTHO of them. Get more real seasons here but not snow more than a couple times per year. Humidity is not nearly as bad as in the south. It's a really underrated place to live.

Florida is awful. It does a good job luring you in because it looks cheap on the surface but they lower the boom once you get here. They well reassess your house a year after you buy and double to triple your property taxes. Your auto insurance will double the minute you move here because of all the uninsured motorists they do absolutely nothing about. Your homeowner insurance will double at each renewal to cover all the sleazy roofing contractors scamming them. Then they drop your policy once your roof is 10 years old until you get it replaced. The state lets Auto dealers charge $999+ dealer fees just for the displeasure of doing business with them. HVAC contractors rip every one off. Its a grifter state filled with a bunch of transients.

What about Louisiana? You can get houses there for $100,000 - $300,000 in places like Lafayette. Same with Mississippi and seniors don't pay property taxes.
But then need job or have loads of savings.

It's a bad time to rent in Florida TOO. Job situation sucks. Rents are coming down a little but not much. And WE ARE FULL! DO NOT COME HERE!
Rent isn't coming down on the Panhandle. Franklin/Wakulla county areas. Definitely don't have the jobs here for the high cost of living.
I was in Orlando back in February on vacation. It was fine, however the infrastructure can't handle the traffic. All these small two lane roads back-up to the main intersections all over in Kissimmee. They are building more condos there, also. It's not sustainable.
Hey Lizzy❗️❤️ Great to see you join Michael on a video again❗️
Hi there Jake! It was a great being here!🤗🤍
Thank you for watching!🙏😎
Reventure Consulting has done a good job keeping us up to date on Florida in your absence, but we still miss you.😢.
Most of the homes that are "priced to sell" are in areas where property taxes make them unaffordable even at the much lowered price. Doing searches by property taxes is pretty revealing.
Not really, its relative to the value
Taxes and homeowners insurance.
You forgot the HOA fees.

Michael, what I don't understand is that Florida has been a state of extremely hot temperatures and what used to be a regular hurricane season. I never understood why people would risk living there. And building skyscraper condo-buildings that faced daily salt sprays from the ocean. always made me question the logic.
What am I not getting right here? 🤔🤨😕
I posted this before. Citizens just jacked my rates up enough so the insurer who took over the policy would accept it. Citizens jacked it up by like 10-15% and then xxxxx company jacked it up another 20%. For a total of 30% to 35% percent increase.
You can leave Florida. Choices.

Mortgage free home, we’re staying put. Low flooding potential. Quiet area. Reasonable taxes and insurance costs. Auto was less but not by a lot when we lived in NY. If insurance costs booms, we’ll have some thinking to do. We are retired and on fixed incomes. Reside in Sebastian. Nice seeing you Lisi. You miss the dogs? Hope to see you on a walk again.
Have your uncle buy one of those water bladders that go around your home. It prevents most floods.

Condos should have depreciation included in their valuation. It should be a legal requirement for owners. If you own a house, you are responsible for interior and exterior. But with a condo, the exterior - and some of the interior - is shared responsibility. So you get a tragedy of the commons situation - as no one wants to set fees to accumulate sufficient funds to take care of major maintenance items. That would likely be $500 per month. Now, when you make major improvements (like roof replacement) you can add to the valuation, ie, wipe away some depreciation. But the reality is that people who bought new condos and sell them decades later obtain gains that are much greater than they should - as the new owners hold the bag when the bill for the deferred maintenance comes up (this is what happened to my mother-in-law, who abandoned her nearly four -decade old unit when the massive bill came due, and this was in the opposite side of the country from Florida).
Even with this requirement, it’s still a decent starter option. People will build some equity, so they can eventually buy a detached house.
Beautiful dress Lizzy you look "Fantabulous" today. Great video today on Florida Michael . . . Blessings to you both 😊
Thank you so much!

Some areas of SW Fl have a compounding issue. A daily death rate that is highest in the nation. (morbid but its a fact of life that people grow old and die...) And the other reasons the housing market is declining. The carnage has a long way to go before it bottoms out. Anyone listing right now, needs to discount and take what they can get as its going to be a blood bath in the coming months.
Love seeing Lizzy & good points about Florida.
You have to have money if you live in Florida. Property taxes, car insurance prices of homes, and if you have damage from wind or rain storms. You have to rebuild, and that costs money. People might look poor, but they are far from that❤

@@dondgc2298 actually my Mazda and front lawn is famous. I do need to trim the bushes off the sidewalk. Looking like a slob out here.
I wish my state had an in-state residency requirement of 5 years before being allowed to buy real estate. All the unwanted jerks from up north are moving down and driving the prices up so high that families that have lived here for generations can no longer afford to buy a house.
You know what's funny? I see a lot of conservative videos that are Godly based and family-oriented. I recently moved from California to Florida with my family to escape the high cost of living, rising crime, pollution, and homelessness liberal state. We wanted a better life, and my husband's job situation was also affected by the expensive lifestyle in California. Since our move, we've been struggling to find my husband a job due to discrimination. We traveled across the country by car, stayed in cheap hotels, and faced health issues - my husband got bitten by something, and my son developed a bad rash. Now, my husband is struggling to find a job due to discrimination. We have two small children, and it's been tough. I find it ironic that people talk about homeschooling and being 'woke,' but we're just trying to do what's best for our family. We're struggling to make ends meet, and I'm scared that if we don't get stable soon, it will affect our children. I don't want to think about it. I've been struggling, and I don't blame anyone, but I see people helping others who don't necessarily need it. Meanwhile, couples like us, who are struggling with small children and no sympathy, are left to fend for ourselves. Life is not easy anymore, especially after inflation and the 'woke' movement in schools. I just want to protect our children. We didn't anticipate my husband would get sick from a bite, my son would get a rash, come here, and face discrimination. We love it here in Florida, but unfortunately, we're in a tough situation. It's sad for our children to go through this.
Raleigh, NC is better…
I hope the best for you . What kind of bite did your spouse end up with ? I am sorry to what you all are going through.
I know alot of people who's moving to Tennessee not to the big cities .
What's discrimination it's against the older generation . 50's and up !!!! ( no 50 years old isn't good, just an example , to what's really going on .
When you move states, you'd better have a job lined up and a large emergency fund for these exact reasons. Have enough saved up that you can live for year without a job in case of problems like you're seeing.
@debbiec6216 he doesn't know. It's probably a spider. I know he had a big rash. it was bubbly, like a burn. It's discrimination because of California his accent. It's been tough.
@DIVISIONINCISION but we had unpredictable things happen. Doctor bills, my son and husband, got sick, who would have seen this.
Thank you for all your valuable information. It's good to see your wife Lizzy with you.

Visiting Florida over the summer the humidity was so bad my car was coming unglued! Door panels and emblems were falling off, air conditioning vents were dripping water, car radio was going on the fritz from wet connections? I was constantly wet couldn’t dry off and the mosquitos were eating me alive! So, all you Floridians saying don’t come here it’s full etc, you can have it lol

Thanks for vid Michael and the deleting personal data program online, you’ve just mentioned. ✔️
Floridians put up your American flag, Trump flag, Confederate flag and play southern rock in your back yard. Guaranteed nobody will move next to you from NY or CA.
😂
BAM..I've been doing that for years 😁
There's a recent story in St. Pete where a lady just moved to Shore Acres, bought a $8000 flood policy from NFIP and flooded from tropical storm Debby. Claim was denied because the prior owner flooded and didn't fix anything after receiving the claim check. All the appliances were just cleaned up I guess because she submitted the claim with the same serial numbers as prior damaged appliances.
Planning on Leaving Florida in the near future, wishme luck.
Have you a solid plan before moving !!! Have enough for everything $$$ , etccc.
Since you know everything cost a lot of $$$$$.

In jacksonville, it seems like 1 outta every 5 houses are for sale.
4591 homes for sale.
Another 1400 condos/townhomes.
214,163 owner occupied houses.
So pretty close to 1 in 5, right?

Here is how stupid insurance is; When I was 16 my grandfather let me borrow one of his cars to go to work (trying to earn enough to buy my own at the time) A guy ran a light and hit me. It was all on camera. Wawanesa filed the claim and had the other guy's insurance cover the costs to fix the car. I than got a letter saying that I had a lifetime ban for not being named on the policy even though his policy clearly said he could loan the car out and only people that lived with him needed to be named. I am 38 now and priced out new insurance last year through a broker for quotes. He asked me why I was an banned from Wawanesa and I just laughed.

When you pay your mortgage, check how much is for property tax then compare it year to year for the past 10 or 20 years. You'll be shocked how much you paid. Of course, to make you happy, the taxman will give a little bit of your money back in the form of refund. So it's a win win mostly for them.
Let me see....
2000, 2000, 2000, 2000, 2000, 2000, ...., 2000
Guess it adds up ...
I'm kind of not "shocked" of course. Guess what it will be next year....
10 to 20 years is a stupid comparison. Welcome to inflation. (value of dollar goes down over time)

We sold our SW Florida condo in Estero in 2016 and moved to the high desert. We lived in a beautiful golf/gated community. We only paid $163,000 for the condo in 2001. Insurance and HOA fees were reasonable during our entire time there. A few years after we moved to the high desert, hurricane Ian hit. During our 15 years we never had a flooding or hurricane issue of any kind. The storm surge from Ian put 4-5' of water in every ground level condo in our community, essentially destroying everything. It took some people well over a year to get their place repaired and occupiable. Now, prices are too high, insurance is too high, and HOA dues are too high. We loved our time in Florida but are lucky to have gotten out just in time.
I was in S. Fort Meyers Beach last week & still lots of damaged hotels and homes after close to 2 years later. Ian really smacked that area unfortunately.
@@jayelder9725 We've been back to the FMB and Sanibel Island areas and the damage is still very evident, and the reconstruction will take years. The entire area was decimated.
