It’s because of elevation. When a scrub area is even a little bit higher than surrounding areas with lots of the sand it allows the water to percolate down quickly into the aquifer. Due to the elevation, the water table is well below the soil surface. This keeps it dry.

i love the scrub, extremely biodiverse. all my favorite ant species live in scrub
Scrub sucks. It would be much better suited as housing developments and strip malls.
