I have had my B&B since 2018.I have my hygene cert plus a restaurant III licence,so I can cook for guests upstairs and the public downstairs-if & when I choose. I don't have young children.They are working adults and not local. I have 4 bedrooms and am alone here to do it all. I agree with all that you've said for & against. I too love to give my guests the best welcome and stay here,which is rewarding when they show their interest in my business,where I live & how I came here.

Some things I don't like 1, Guests who don't wash 2, Guests who wash too much 3, Guests that pooh the bed 4, Guests that wee the bed 5, Guests that moult skin 6, Guests who vomit all over 7, Guests who don't flush the toilet 8, Guests who put wipes down the toilet 9, Guests who put nappies and sanitary towels down the toilet 10, Guests who book a high floor room (cheaper), and request lower flower due to bad knees 11, Guests who lie 12, Guests who don't read property descriptions 13, Guests who can't open a front or room door drunk 14, Guests who sneak in friends in middle of night 15, Guests who invite their friends over for a shower because friends B&B has no hot water 16, Guests who book non refundable and then ask for a refund 17, Guests who tell you someone has died to get a refund 18, Guests who tell you their dog has died to get a refund 19, Guests who tell you this isn't the room they booked, in order to get an upgrade to Sea View 20, Guests who book a room with a description which CLEARY states en-suite compact, when they need a bariatric shower unit and they complain its too small. And my personal favourite. Guests who want to ruin your life because you've simply told them no to something 🙂 I could go on.... And on.... And on
I'm a landlord in Blackpool. I had never thought people could have it worse than we do, but I am starting to reconsider my viewpoint Your job sounds very difficult
Why not look at converting it to residential? The flat fee of rent may be less (depends. It may not be if you run it as a HMO) but you have almost less work to do. Just be very very careful about proper vetting. You can't get rid of bad tenants without a very slow court process

Can you not charge for new sheets etc. If the guest has paid via a credit card, could you not put it has a damage cost. I would think if it is a hotel they would.
Depends on what sort of person you are, where you are located and what guests you have stay. We lived in a wonderful sea side resort, we had (and still have) a wonderful lifestyle, met wonderful people, who left fantastic reviews, we had lots of free time, no journey to work, we were our own boss, and we had a great income. Wish I’d joined the hospitality sector years ago, best thing we ever did.

Thank you, how did you finance getting the b&b? i'm currently looking into how i can get one too.
We don't own it, but I manage it for family who do own the property, so for us there was no financing.
