It looks like you'll be renting this house from the government on a yearly basis to the tune of $17-20K in Texas (aka property taxes)? Property taxes in Texas are out of control which explains why none of the other overpriced comparable homes in this area have sold and have been on the market for 60 days to 365 days. Look at this other overpriced home in this area, 1231 Smoky Loop Rd, New Braunfels, TX 78132. Its been off and on the market since Nov '22. Its time to start lowering prices and stop playing games with buying down interest rates. It doesn't work on higher end homes like it does on the starter home market.
