    Just move into something more suitable if you've got that much spare cash lying around. Avoid living on a building site

    You're very brave to work off the estate agent's plans. My experience is that they tend to be very varied - some are pretty faithful to the property while other can be way off. When you mention making a wall thinner I was wondering if this was just a matter of graphic representation or whether you had in mind to reduce the actual wall thickness - maybe the length of the wall here is boxed in for some mysterious reason. Too often I have found that there's so little time for the surveyor to reconcile dimensional anomalies - resulting in peculiar wall thicknesses. This is likely due to rooms which look rectangular actually being a parallelogram, trapezium or a rhombus - buildings can often be found to have been sloppily set out originally. There just isn't time to pick up these issues.
    Could the work you outline here be built under permitted development rights or will a planning application be required?

      You are correct regarding estate agents plans. The drawings in this video are just for discussion, if I was commissioned to do actual design work I would survey the house myself. The full video goes into a lot more detail.

    I am amazed that Americans don't have a vestibule because cops barge in and put their foot in the door so they can't close the door without the cop saying that you hurt them. Like just back in close and lock the next door 😅

      It’s reality. Construction inflation over the past 4 years has been extreme.

      A lot of my clients prefer having the master bed on the ground floor. They are thinking ahead to old age. There is no denying the size of spaces is compromised but the alternative is much more expensive

      @@RealLifeArchitecture Absolutely. A ground floor master bedroom is a very sensible option. My parents lived in a Victorian house with Victorian planning regs. Think VERY steep stairs. Sensibly they moved to a bungalow which they always said was the best decision they ever made.
      I’m in my late 50’s and have friends of a similar age who are scrambling now to convert ground floor rooms into bedrooms for their elderly parents.
