    As always, great video Samuel. Many landlords are going into negative equity due to section 24 and facing a raise of interest rate as well as house owners, who can't afford repaying it (possible repossession). It's a great opportunity either to negotiate purchase, but I believe, even much better is lease option agreement, where you can take a property with guarantied mortgage payment with possibility to purchase the property in 5-7 years when market get stronger. Meantime, for better cashflow use it as an SA, depending on location or even Let it out, because the rental market is supper hot and renting prices went up. If it's not an article 4 area, you can also let it by rooms without planning permission.

      @@ayres6727 Is best not to buy any property, unless you can buy it with cash or available funds. Otherwise you are simply buying liabilities, if bought with a loan or mortgage.

    I predict a housing crash due to people buying homes over asking price, lacking equity if prices decline further.     My last rented house was freezing in winter and too hot in the summer. The landlord owned the house outright and could afford to change the windows with gaps in the frames and could provide insulation.
    There are alot of landlords out there who don't care about their tenants.

    To be honest I thought about being a landlord but after seeing the problem young adults have in buying property I changed my mind. Landlord keep increasing rent and buying more property I think a good time to change, landlords have made some hug gains over the years, time to give little back!

      @@crc0889 Unfortunately there demographics who are unscrupulous landlords, just in it for the money. They buy cash at auction, do very little to the property and put anyone in, bringing the whole area down.

      They tried this in Ireland and it had catastrophic consequences for renters. That’s right renters! Think about it landlords just sell up but tenant’s still need places to live and now their is less supply far less supply!

    Best solution is to find areas where there is a lot of old people in the area and buy there houses cheap and turn them into grow houses such a massive profit margin and no tenants win win 👏 👍🏾

    I personally go for LOA which they're not the easiest to find and to get people to agree to but they really help bring in some monthly cash whilst taking a lot of houses off tired landlords who are struggling to meet these new regulations

    The EPC rating issue is that it will make hundreds of thousands of properties unrentable. Properties built before 1940 are not built for extra external or internal wall insulation. Roof insulation yes and double glazing yes. More than that will result in mould and damp. This will result in a cheap land grab by hedge funds and large corporations!

    Becoming a landlord should be unattractive. All buying houses as an investment does is drive home prices higher for people who just want somewhere to live. Like most aspects of capitalism, the hole rent house thing is good for the 1% and bad for everyone else.

    I think it's a good time to get as many Lease Option Agreements as possible as many Landlords will be highly motivated and turn them into Service Accommodations or Mini Hotels thereby maximising cash flow and benefitting from value appappreciation.

    To be fair, the EPC certification is a good thing.
    I recently moved in to a flat that was rated D, and the landlord swore blind it was a lovely warm flat.
    Its the coldest flat Ive lived in since I was a student dosser. Whats more, the cranky electric heating costs about £2 an hour to turn on, getting a tank of water costs about £3, and there is zero insulation anywhere, and draughts blow right through all flats because of a void in the roof.
    Basically I have to chose between paying over £300 a month just to not freeze, or sitting here for half a year wearing thermal outdoor clothing.
    Add to this that my neighbour bought his flat off the landlord and when he got a guy in to get a eco grant, the inspector took one look around and told him someone had fudged the certificate, and it wasnt even close to being a D.
    Its not victorian times anymore. Im all for landlords making profit, but at the same time if you are renting out cold properties that cost a fortune to stay warm, this should be reflected in a nominal rent, else you are just covertly passing on huge costs to the renter, or huge health issues.

      If you are trying to get an eco grant best to start with a low EPC rating as most contractor grant funders will only do the work if you can step up at least 2 levels. So an E or an F will help at the start.

      The problem my neighbour is having is that the landlord fudged the rating to bump it up. Now he owns a property with an inaccurate rating. The inspector was in a bit of a pickle about what he can do. I am assuming that the problem is that if he is an F but its certified as a D .... any grant is just going to take it to a "true" D when its recertified after the work. Not sure exactly what is going on but he appears to be trapped in some catch 22 situation. I guess he could re-certiify his own property but then he wiill devalue it and people are going to be scratching around asking about why it suddenly dropped several ratings.

    The best opportunity is that you create for yourself, opertunities don't just come to you... They come when you do the work and create an opening for one. After watching all Samuel's videos, I am now securing my first property investment and already looking at what to do next! as he says there are many different ways and options to look at, you just need to act quick and get it done

      @@ayres6727 Seriously, I personally would not advise you to invest in any property, unless you can buy it for cash. These buy to let landlords are buying liabilities, not investments, unless they are purchasing with cash. All mortgages are fraudulent loans anyway, because these bar stewards posing as 'lenders' are not in actual fact lending you any of their own funds. In short, a trust is created using your signature, which is then sold on the securities exchange as an SPV. I cannot really go into any further details here, but this needs to be researched by whoever is curious regarding this utter fraud & deceit, known as a 'mortgage'.

    - Set up a company
    - Approach listings on a lease-to-own offer
    - Refurb property using private finance
    - Rent rooms on short stay
    - Reinvest profits to potentially do this again before lease up
    - When near end of lease, re-value property as commercial
    - Mortgage property and use the appreciated value to finance another deal and go again
    - Spend more time with the kids, know they’re future is protected

      As a large operator I have some thoughts on this: renting rooms in property as holiday lets is not c3 usage it is HOTEL so needs planning and a lot of reg compliance. If you run a large house as letting rooms you will be breaching planning, this is especially a problem in a residential area so keep that in mind. Even if you get planning the Regs will be onerous. Houses can do well but rooms in these towns are lowest type of listing so are struggling in the airbnb-bust as there is now oversupply of short term lets in many of these towns and so rooms to do well need to be in the exact sort of top location eg sea-views not a 15 minute walk to the beach, or even a 5 minute walk can be an off-location these days. You basically would be cannabalizing other listings so need to be in a stronger location than those listings, not a worse location

    Any existing property in your portfolio cannot be transfered to a company unless you sell it to the company and pay tax etc, great for new property purchases but not so much for existing property although changing to service accommodation is a great choice

    If you can buy a house now do it! make sure is end of terrance (this houses are way more attractive)
    1.Make sure this house has a garden with back entrance
    2.Build a garage
    3. Apply for concil extention and build a room from the garage.
    4. Loan around 10k from bank with interest rate between 5-6% for 60 months arond 200 per month.
    5.Rent the room for 50% from your mortgage aka depends on the location.

    I run a support home business in Cornwall, with the family. We are halfway through the purchase of a 7 bedroom property to expand our client and staff base. The wife is wanting to do a holiday home setup so my plan over the coming years is to make a subsidiary business, transfer my home over to that and buy a bigger house for us to move to.     Amazing video explaining the impacts of the new section 24 and other legislations Sam. I’ve always been an advocate for property investing as I can see the upscale potential for growth as the demand for properties in the uk becomes greater and greater. That’s why in 2019 I set out on a bricklaying apprenticeship to get a trade under my belt so that I could not only raise the capital to invest in my own property investments, but to gain knowledge about the bricks and mortar that make a house so that I could force it to appreciate in value by adding extensions or other features. After almost 5 years of hard work, I’m a fully qualified bricklayer and am currently undertaking my first extension on a private job. I truly believe that if I buy a run down property and force the value up by adding extensions or en-suites, I can then refinance and pull my money out and then obligate the mortgage repayments to tenants or even do other strategies such as housing association or HMO. I’m a believer in hard work paying off so fingers crossed I can secure my first property in the next year… or two.

    As a young person who is currently renting I am happy to see house prices finally on the decline. The EPC certificate changes are an interesting one which I implore for two reasons.
    Firstly, I currently rent a house where my Kitchen is in a poorly sealed conservatory (literally holes in the walls). The EPC changes will be the lifeline people need to get decent rented accomodation which can be efficiently heated at a time where heating costs so much.
    Secondly, I am targeting 2025 as the year to buy a house, hopefully house prices will have stagnated by then, and as you described in the video landlords who have multiple properties in the D/E EPC range could be forced to offload at bargain prices...
    On one hand these changes will make it easier for young people to buy a house, but on the other hand it is widening the divide between the upper class and everyone else, especially in monetary terms...

      Renters have to understand that improving properties has to be paid for. Once you own your own home you'll realise how expensive improvements cost and you'll realise why so many homeowners ignore problems or bodge things. If renters want a higher quality they will have to pay for it.

      @@ChrisLee-yr7tz I work in the construction industry so I am fully aware of the cost of home improvements. We collectively as a house pay £1850 for a ground floor flat with 4 bedrooms, one of which can only fit a single bed and a desk, and our kitchen is practically open to the elements… whilst I appreciate it will cost anywhere from 10-15k to convert our kitchen conservatory into a single storey building, the house was purchased in 2005 and from what I can tell hasn’t had any improvements made since. The money is there, it’s just not being reinvested into the property.

      @@iammaster5556 What's the value of the property? Presumably you signed the tenancy knowing its condition seeing as you working in the construction industry?
      Anyway, overall, I'm not trying to have an argument about your specific case, but, as properties are improved in condition via investment, more an more people will be priced out of renting. Renters can't realistically expect a better quality than what they could afford to buy themselves.

    Great video Samuel, personally I think getting the knowledge on all the strategies and using them in combinations with each other is the smartest way to invest. For example an LOA with SA, ultimately being in the right rooms with people who are already winning to JV with, learn from and build up future connections will help you to go far together.

    Greetings from OZ. I invest in property in Australia and Germany. I was looking at the UK ( I'm originally from there) but heard rumours that the government was out to kill off private landlords. I shall not comment on the new legislation in the UK as I know nothing about it. However, when it comes to setting up a limited company, that is another matter. Make sure you do you homework before doing so. Common mistakes are: not separating business from private finance, not reading up on any tax breaks, not being able to really finance the business (accounting costs etc), getting behind on business admin & not listening to those that have made all these mistakes before. Germany and Australia are two very different markets and we treat them very differently when it comes to investment. Know the rules in your area (including the unofficial ones). One last thing, fixed term contracts are good but make sure the legislation does not catch you out (Germany is a prime example). Most countries go on the length of time the tenant has spent in the property in total and not how long the last fixed term contract was for.

    Section 24 now means I am better off letting my properties stand empty. As a landlord of 23 properties with the talk of Landlord Register (but no tenant register) and lack of sec21 its just too much hassle. I'm sorry to all my lovely tenants but the Gov has left me no choice. I'm selling up.

    Great video keep up the good work 👍 I believe there could be massive opportunity in AI this year in shares but mainly in creating using AI if you can use these tools correctly can make you a lot of money without having to spend hours/years mastering a skill.     Samuel, I’ve just turned 18 in January and I have been trying nonstop to build my credit score, I really think the property monopoly is made for me and it’s due to the way you have been able to prove how with such difficulty these methods still work, my father is a contractor who will be able to make renovation allot cheaper then the average people pay and I believe hopefully one day I can be successful like you in property , I must thank you for all the mental training you have given me since 17 you have showed me that partnering up is allot stronger then just doing it solo and I thank you!

    Hi Samuel. I recently started following you. Brilliant energy in your video.
    - Right now people are struggling to buy property so it's a good time to buy property to rent.
    - due to hiking prices, people can't afford to go abroad on holidays, hence people are more likely to do staycations therefore to buy a property for air BnB is a good time
    - final point= better to invest in yourself i.e. property rather than letting big banks invest your money.

    I think right now there is a real opportunity to identify landlords who are going to be affected by this financially. There are many landlords who are not going to be able to afford these new changes and will be a risky venture holding on to their properties. This is where i believe i could help them by offering them a solution that's beneficial to their interest i.e. lease option agreement, and other opportunities if the circumstances demand it like finding investors wish cash to invest for a value that's mutually beneficial. There are multiple pathways I see but will require guidance and knowledge 🙏🏾

    So, my idea is to go onto Right-move and find properties that have been on the market for a while. I’ll go and do a viewing, but admit to the landlord that I am actually not looking to rent, but want to offer the landlord a refurbishment, either for a fee, equity in the property, or a percentage of rent. This could also include upgrading the EPC rating to a C, but this would obviously be more expensive.

    6 years ago me and my girlfriend moved into my dads 3 bedroom house…long story short he evicted us but not without embarrassing me in front of my girlfriend. I felt so small and uneducated about property I made it my mission to study and learn as much about property and the investment world and soak up as much knowledge as possible. Now I can say I am happy I went through that experience with my dad because without that I would have never found you Samual or learnt about financial literacy and how powerful it is🙏🏾

    All of these new laws are amazing
    For too long big landlords abused the law and exploited it for capital gains
    1.- Too many abusing the tax laws by claiming no profits and and all investments when they get a new mercedes benz its a business investment expense totally not a purchase.
    2.- Too many landlords abusing tennants evicting them on little to no grounds for money to " keep up with the market" and it doesn't matter if you have a family you have to leave in 3-5 working days
    3.- Too many landlords have absolutely shit housing conditions and the property they let are criminal with the irony that prisons have better conditions. EPC will take care of energy related factors like a open roof (you would think its a no brainer to fix but nooo landlords need to inspect it)
    4.- Its good to see the value of property dropping this country has spiralled into a housing bubble an unhealthy economy and this is cold medicine.
    I do agree with you that the simple landlord with a few properties is going to get rekted but landlords have shot too many working people. The prices are just too insane and so these laws are quite sane in prospective.

    My idea would be to start investing in R2R SA in areas with great amenities, nightlife and culture. Using inspiration from travelling and technology, update the interior and update the exterior if needed. Identify a theme/USP for the property or rooms and target the right market. Maybe looking far into the future but the end goal would be to diversify my/team portfolio bringing multiple streams of revenue from different types of property investing. I have spent a lot of time living in rental properties and understand what makes a good property and the same for a bad one 🙏 I have too many ideas so this may change slightly over time.

    Landlords have nearly always been reluctant to fix anything even if it's their legal responsibility as landlords.
    If you have notified your landlord of any of the following types of issues and the landlord has failed to repair the issue within a reasonable period of time you may be entitled to compensation:
    Damp or mould on walls, ceilings skirting boards, flooring or ceiling
    Water damage from leaks from the roof, doors, windows, radiators, bathroom or kitchen fittings or pipework
    Defective or leaking roof, guttering downpipes or drains
    Defective or rotten windows and doors
    Defective bathroom fittings
    Internal damage to wallpaper, paint, carpets/ floorcoverings and curtains
    Defective electrical wiring, sockets or other fixtures such as extractor fans
    Defective heating systems and radiators
    Draughty doors or windows
    Defective gas and water pipe work
    Mice, rats or other pests
    Any other damage to your property no matter how minor.
    Nearly all elements of the list above apply to most of the UK 'to let' properties.....
    Mould, grime, dirt, horrible architecture are commonplace in this "GREAT" Britain

    I'm a home owner but one of the reasons why its so hard to get on the property ladder is landlords buying up multiple houses , supply and demand pushes up the prices, renters are oftern in a catch 22 paying off the fat cats landloards mortages, it's about time the tables are turned. It will only become harder to own mutiple properties in the future, gone are the days of the cream.

      S24 is part of the Finance Act 2015. It’s been around for 8 years!!! This is hardly cutting edge.
      And Samuel’s description is not exactly accurate either but there was no mention of the 20% tax credit. A more accurate soundbite would be to say that interest relief is only available at the lower rate of tax.
      And his advice re Ltd Co is almost non-existent. No mention of the fact that CorpTax + DiviTax is actually higher than just paying IncTax. Any person thinking of going down this route needs to seriously read up or take prof financial advice. It’s only worth going down the Ltd Co route in very specific circumstances.
      Samuel Leeds barely scratches the surface of any of the points he’s made.

      Sam two things guaranteed in life are death and taxes , there is no quick fix to not paying tax and you probably pay a higher rate tax selling through a company , roughly a third of what you make goes on tax I believe

These have been very succesful, particularly during the pandemic I am now in the process of preparing them for serviced accommodation and I will be taking your advice and buying any future properties through a limited company.       Yes. For one, you pay corporation tax instead of income tax on rental profits which is significantly lower, section 24 doesn't apply as Samuel mentions in the video. Better for portfolio planning/development and also if you plan on passing it down to children at all. @@ajmalhussain3574

I want to contact those that are stuck in the system and are currently in B&B’s due to lack of housing.     Sam you are concise and straight to the point. This video just confirmed everything I suspected all along. Private landlords in huge mess in next few years especially on mortgaged debt. They want us all to 'professionally incorporate' our assets and whilst they are devalued at present this is the best time to sell them off for lower rates of CGT. I just wish the stamp duty was scrapped like they did before, but that time I know now, that temporary scrappage of SDLT was done to help Tory governments rich mates sell their houses easily into companies. The people in the know back then were all busy incorporating their assets.

    I’d personally say use this crisis as extra leverage toward scared landlords to negotiate prices down for BRRR deals.
    Landlords are scared that their houses will fall in value which makes it a buyers market - properties at 80% BMV would help balance out the market crisis meaning you can still make money when you push the value up, and even if you don’t have the money to buy these BRRR deals you can sell them on to investors.
    When you refurbish the property, you can pull your money out and you rent it out on short stay let’s as serviced accommodation to maximise cash flow.

    What would you have to do to have a mix of commercial and serviced accommodation in a building? As it could be an interesting business idea to have a property to have commercial lots where people can work (eg music studios, photography studios, creative outlets and offices) where you also have rooms for rent for general public but also then offer commercial tennants a discounted rate for stays in the rooms as a lot of businesses would enjoy having them for long weeks at work/ guests to the business can also rent the rooms in the building also?

    Hi Samuel, I’ve been watching your content for a couple of months now and I have to say I love your energy and inspiration. I’ve always been interested in property as I work on different houses almost everyday, and of course like everyone I want to become financially free. Simply to give my partner and son the sense of family they deserve especially with my partner growing up in foster care with not much of a sense of real family as she never knew her parents. I’m based in Norfolk fairly close to the coast and I’m really intrigued as to how well SA’s and R2SA’s go in this area with it being a very popular seaside destination. I would also be very interested in the negotiations of a LOA, your videos are prices on those by the way. I’ve been to a Progressive Property event purely based on because it was much more local for me but they’re just not you man.       My heart bleeds for you. Why on earth should you get tax relief on a mortgage for a house you have removed from the market that single house owner-occupier buyers are struggling to get into. Those owner-occupiers won’t get tax relief on their mortgage.
      Greed, that’s why. If you want to invest some money put it into shares and invest in your country’s growth not the pain of poorer families.

    House prices in my area have always been relatively low however with markets spooked they're selling at ultra low rates, with the local University ever expanding their campus and foreign student count getting a property, fixing it up and renting term time for student accomodation fulfils the short stay let requirement easily with multiple tenants per property covering low monthly mortgage costs from the low house price. Thanks for mentioning limited companies as I recently set one up to contract for the MoD and never thought they could be used this way :D golden video

      Students can often be troublesome tenants. Short term lets generally have higher turnover and therefore more maintenance and management, its not free money people, there are extra costs involved.

    Good changes especially for people in uk. People working hard over 10 years or longer paying your rent that is unaffordable can not even afford to get mortgage nowadays. The net result, which has been the case in Catalonia as they implemented similar laws sometime ago, is falling housing stock with declining standards of rental accommodation, accompanied by rising prices. I imagine the same will happen in the UK.

The same will happen in the UK, and everyone, much in the same way as Brexit, will say we shouldn’t have changed things. Maybe the British government could have built more housing, but I imagine that would have been beyond them.

    This is the perfect time for a few nice lease option deals. Landlords want out but investors want in. And what more of a better way than to do this through LOA’s. Also when calculating rent you could potentially factor in the section 24 TAX and add it to your monthly payments. This is the strategy I would take.       I would sell off my properties to tenants looking to own their own home and can't get a mortgage of their own, by taking the usual rent payment as a mortgage payment. This way I still get a monthly income for doing nothing, and another person gets to own their own home whilst having more incentive to make the payments. I'd tack on a little interest because I'm greedy and am in a position to subject others to my will, and then I'd act like I'm doing them a favour they should be grateful for.

    Great vid but you missed a couple of negatives and a couple of positives. But first a question:. Are EPC's required for short let's like air BnB?
    Regarding EPC's sometimes the potential to upgrade the rating does not exist and these properties are I believe exempt. The alternative would be to remove them from the market which would cause havoc. Also, if the cost of any upgrade would be deemed unreasonable these too would be subject to exemption
    So on the negatives not mentioned, while the landlord can't evict the tenant quickly, the tenant can leave upon two months notice. All tenancies will be periodic but the landlord will not be able to serve two months notice unlike the tenant. A tenant can begin the tenancy in the high season and leave in the low season leaving the landlord with a long void period. You can't ask for full payment in advance from day rich foreign nationals who may not have UK bank accounts and with little ties to the UK. Any advanced money has to be returned upon service of notice. So the landlord has zero security of occupancy unlike the tenant

    Best way to take advantage of the market, get yourself out there! Offer modernised services with in the industry, estate agents don’t have the interpersonal relationship with Landlords.     You absolutely should pay tax on the total rent. If your mortgage payment on the 1k rent was half of that, then you were / are at a massive advantage over others. These rules will apply to everyone, including greedy landlords. Re EPC changes from April 2025; it's wall and loft insulation, heating and low energy bulbs. Basic living, basic stuff and more than 2 years to sort it. That is for new tenancies. Existing tenancies do not have to be addressed until December 2028.

    Right now I don’t think it’s the best time to buy a house due to the rates compared to the average income therefore people will try and move out of houses to either downsize or go in to flats. Which I think for long term i believe converting houses into accommodations/flats would be the best thing. As Samuel said that short stay lets are not affected by squatters rights as well as the profit being drastically better and it seems this economy will make flats much more popular and this is also the perfect time to buy flats as they don’t recover as well as houses and have been in negative values since 2008

    Due to dual trends of low housing supply and death of the high street I would do commercial to residential conversion. Have seen this often with ex shops on side roads being turned into flats for example. Businesses may also be more willing to give vendor or other novel financing options or you could even partner with the existing owner to give them an interest in the rental after development is complete, which then avoids a mortgage on the property and allows you to use your deposit for development or collateralise the property for a building loan

      Yes, the government /Councils are easing off with it's planning category. It'll be a lot easier now, than it used to be .

    First Thank you Samuel for another great video, very explanatory and motivational. I pursued my goal to become a property investor, here in my area (Northern Ireland) is full of opportunities now, lot of houses undervalue and don’t need spend to much to upgrade them and push the value up! My idea is get some for short term rent (like from Airbnb) and some with tenants. Unfortunately I don’t have money to invest yet but I will keep work hard to get there! I try contact your office but I’m still waiting for an opportunity to book a call! All the best and once again Thank you for sharing all this with us. Jose F.

    Great video! I have set up d company, done a JV SA deal already which I hope will start paying off soon, and looking out for my first HMO deal… loving the decision to align my property goals to my highest values, which is to add beauty to the lives of all around me. So my strategy is revive derelict properties and make them beautiful again…

    Hi Samuel, been wanting to try and invest in property for a while, but when I heard about various stories of the hardships of friends with rented properties I decided against it, including my own parents, I will be selling up my residential property soon and will have quite a large amount of equity to invest, rather than use it as a deposit on another house to live in, I was thinking of renting instead for a short time and investing the money into serviced accomodation, I don't have any experience of setting up or running this kind of business, but I am aware roughly of the challenges, my goal is to gain enough income to give up my full time job and maybe save to buy a residential property again one day, I was thinking about buying the serviced properies abroad in Spain or maybe the US, but their are various extra challenges to overcome and think it would be better to learn from buying in the UK first.

    1-Make it easier for landlords to improve their house EPC rates, sell them packages for house improvements, hassle free EPC improvements
    2- buy as much as properties we possibly can, using investors money
    3- use these new rules for our benefit and buy houses from landlords who can’t keep what they have, under the price
    4- Use the leverage of knowledge of new tax rules to help landlords create company for themselves and bring them in negotiations around r2r or other 0 put down strategies

    Forget inflation, my neighbour who is renting a 2 bed inner town house payes £700 pm, She is a lone parent with 3 children, the landloard pretended to be a renter to a house near me of simular house, he found out that they wanted £850 rent , so in Januarey he is putting the rent up to £850, then he went to the Carabbeanl for a holiday, can you belieave it,

    EPC regs are not necessarily changing. It's just a proposal. Far too many landlords are jumping to conclusions on this.

    TBH the "start a company route" is not an option for the regular working class/ lower middle class man or woman. There are also costs associated, and limited companies still pay hefty capital gains one the underlying asset. The solution is registering an investment vehicle off-shore, which also has its costs, risks and difficulties, hence used by the rich. Ultimately the peasants, us, dare not make a penny in the real estate market as this is a rich boy's game. Peasants have only 1 option, grind grind grind in a 9-5, and they dare not dream of accruing any assets or patrimony. The key to the Elite's fantasy is the destruction of our patrimonies, to guarantee the poverty future generations will inherit.
