I thought I’d have to pay annual taxes after purchasing there, I do of course plan on being a permanent resident. Now, I’m just waiting to sell my house here in France. I thought I’d have to move to one of those 7% regions in the south of Italy. This information is priceless.

As an EU passport holder and resident, you are entitled to different benefits when purchasing and living in Italy, so it’s a lot easier and you do save! Ciao Marisa, these 10 tips are excellent. I agree check the region, province, the villages within those, to make your choice. Then let the house hunt begin. It's the same old saying, pay now or pay later, I would hire anyone that is going to make the transition first of all legal then the easiest way to transition, an expert in the field is so necessary, and I think starting with a trusted partner as yourself is first and foremost, especially with the language barrier to start. I’m afraid I can’t share an actual reference with you as all the notaries that we have worked with or been in contact with, were sent an official set of regulations to follow from a government directive but could not legally give us a copy. We too have searched for over 12 months and are bewildered by the lack of public information on the subject. All we know is that all Italian notaries are instructed in which country’s citizens they are permitted to accept for Italian purchase. I actually forgot to mention NZ as well. Hello Peter and thank you for watching. As I mentioned in the video, it's around 10-15% additional costs of the purchase price. Notary costs can differ slightly but taxes & commissions are based on the purchase price. A geometra is a set fee (usually) and is usually around 1200-1500Euro on average priced homes. Engineers are quoted depending on the job (only if necessary) Notary quote on job as well (depending on value) It's best just to imagine paying up to 15% above your purchase price and that will give you a fair idea. Of course if you're buying a home under 50,000euro then your costs will be higher as the professional cost do not go down, so the percentages might seem more. Hope that helps. 🥰🤗
Isn't there an insurance clause on your deposit in case it is discovered that the property is found to not be legally owned by the seller alone. It seems that properties in Italy are very strangely divided and have generations of owners because the houses are many times hundreds of years old? I find this scary that some relative will show up to claim a part ownership

He/she does all the checks on the official papers of the property including ownership, financials, cadastral plans etc, so that nothing like you have mentioned can go wrong. That’s why I would never allow a client of mine to purchase without employing a geometra. Hope that clarifies your query. 🤗🙏🏼
Hello Lea! it's a sad situation and it was initiated by the Australian government, not Italy. Australia has stopped Italians from being able to purchase homes in Australia, so the Italy government reciprocated. It's that simple and very sad indeed. Our government is the initiator I'm afraid...many Australians are still finding ways around this or renting for their 3 month stays which is still a great way to live the dream until laws change...fingers crossed!
