She obviously doesn't want to make back up with them and get access back to her land. She just thought she could talk Lester into having access through his. That is what I understood. Well Lester we had 1000 acre ranch my dad allowed three ranchers access to their land and one of the Ranchers what's having a beef with the other Rancher so he locked us out or he'll let our cattle out and we had registered Black Angus registered herefords and plus I had a lot of good roping horses and donkeys running on that ranch when you get a call from the game warden saying hey your calls are out and your horses are out and your donkeys are out can the horses are keeping them all in mine and we know they were yours because of your daughters so we got caught up and went the good are horses and stuff back in the pen and my dad seeing her when the guys my dad knew who's locked for who's they lost everybody out and took the gate off the hinges that was one fatal mistake because my dad took in a locked everybody out well the other two Ranchers that we gave access to my dad says hey make a deal with you grade a road to get to your property and you access your own property and you can put your own gate and lock up on it no more coming on my property coming on my property the other two ranchers weren't mad but they understood because we had we had registered cattle and registered horses so I understand and if you can see if you can buy the other property next to you take care and I'm glad Ms Jami doing well and I'm praying for a little Abbott J❤L is Beautiful God Bless y'all and All the Morrow's
You are right. When we bought our cabin on the River that happened to us the others took us to to court for prescriptive easement, they lost,we bought their land dirt cheap!

Hello Lester. If I was in your shoes and the adjoining 30 acres abutting your property was land locked with no recorded easement filed in the county records I would make an offer to purchase the property instead of leasing. The value of the property has diminished greatly to little or no value with it being landlocked. In order for access to be granted to the property the 2 landowners that are land locked would have to be granted or will have purchase an access agreement from one of the adjacent landowners basically at whatever price the adjacent owners are willing to sell the access easement for. This could be a blessing in disguise for you to expand your land holdings for J & L ranch. I would be surprised if the 2 owners would not even be open to doing an owner finance agreement for the property. It does not hurt to ask and present an offer to them. The worse they can say is no. If this was that big of an issue the other land owners would have addressed it and done something about it before now. That's why I think Lester ought to offer to buy out that lady. The potential problems she might create. She would be out of the playing field, Lester would have 5 more acres for whatever he chooses and he'd have an access to the 25 to farm it. Assuming he can get it for a decent price.

Lester, you absolutely did the right thing. The audacity of people. No way would I want anyone using my property to access theirs even if I were home. Never mind if I wasn’t home. The only time I would ever be in that circumstance is if it was like Morrow Hill, family. They could definitely leave a gate open and endanger the animals and humans out in the road. They could be stolen. And they don’t have access to their property, how do they feed their animals? How to they deworm them, aid them if their hurt or take them to a vet if needed. Is that different property owners? Look at the time people had the nerve to come on Morrow hill property and try to steal the babies with a bunch of people home. They could bring friends or family to see the Longhorns when you weren’t at the property and someone get hurt or worse. Just like any animal they behave with their owner because they see them everyday and that’s who feeds them. In saying that all the Morrow’s grew up around different kinds of animals and have a very healthy respect and know they could be unpredictable because their animals. You and Jamie know that firsthand. I wonder how long she/they haven’t had access to their property since the falling out with the previous owner. I have a feeling it’s been quite awhile. You’ve been there for months and they all came out of the woodwork at one time. Too much of a coincidence. Lester, did you see any tracks worn away at either of their gates that open to their properties. Maybe there is but when you were showing it i didn’t see anything. Again maybe I’m wrong but I thought after a while of driving on the grass just like the animals that patch of grass dies out and it’s very distinct. It may be why they sold the property in the first place. Maybe they had a falling out a long while back and they didn’t allow them on the property. She may have showed up time after time and harassed them. And after a while of dealing with that they said that’s it and sold the property as to not have to deal with her. And now both properties found out they sold and are trying to gain access again. If the previous owner wasn’t obliged to allow them on the property I don’t see why you would be. You didn’t buy that property with that agreement. And I have to believe they may have tried to take him to court over it and lost. Otherwise they would’ve had access back to their properties already and in order for him to have sold the property, they would’ve had to have come up with some kind of easement agreement. I definitely agree with you leasing the property for a few years first. So that you can see what happens on each of the 5 and 25 when there’s really heavy rainfall. Also now that it’s clean you can see how quickly things dry up. You can kind’ve judge since the properties are all attached. And if you can even grow proper grass on it. I know fertilizer is expensive, but I guess you would have to fertilize it to see if the grass grows good enough for the cows to graze and or bailing. My only worry for you is you’ll make the property really nice, and in the interim, they may try to go to court, and at least the guy with the 25 acres may gain access to his property. Is the map cut off because the 25 acres looks like he has access to the back of his property. Maybe it’s not accessible and he’d have to spend a good bit of money to clear the land to make the other side accessible. So he was hoping you’d let him. How come the 5 or 6 properties in front of the 25 acres don’t give him access including the reverend to use their properties to access his. And the property on he other side of the 5 acres allow her to access to their property to access hers. That’s because they’re all smart and know you never allow anyone to use your property or they can claim it’s theirs. That almost happened to us but we nipped it immediately. About two weeks before we bought our property the owners saw the people behind them had planted a bunch of tree on his property. He told them we’re selling the house it’s our property get the trees off my property. And they moved to another state a day later, two weeks before closing. Well the day we closed we saw the trees were still there. So we politely asked them to remove them. The man lied and said they’ve been there for years and it’s my property. We said no you just planted them like two weeks ago, remove them. He said no it’s my property. We had it surveyed before we bought it so we knew it was ours. We called the township and the same surveyor came, knocked on their door and said I surveyed this property a month ago and those trees weren’ there. And don’t you see my paint and flags, get rid of the trees or I’ll tell the township myself and tell you are trying to steal a part of these peoples property. The surveyor, my husband and I stood there until he dug them up. Of course the neighbor never spoke to us again. Not that I cared but he tried to take our property and was mad at us. What a joke. They had a very tiny backyard and we had two acres so they thought they could help themselves to a bit of ours and we wouldn’t realize. The surveyor told us every other month to take a walk around the property to make sure they didn’t plant them again. He said because if people encroach on your property and plant things or park vehicles and you allow them they could say I park my car there for years and claim that bit of property and you’d have to go to court with your survey to prove otherwise. You’ll win but you’ll have to spend money for a lawyer and go through the aggravation of it all. It’s not very neighborly to block someone’s driveway or demand access on someone else’s property! You handled yourself respectfully, but it’s really not your problem.
You are not wrong! I can’t believe they never had an easement. We lived for 30 years where we had an easement for our land and never had a problem-even when we sold it recently.

It’s their own fault for purchasing land that is landlocked.. You definitely need to lease the property if the deal is reasonable. just for the piece of mind that people are not going to be there. Ok as a past land owner who had a land easement , I can tell you that if there is a legal drawn up paper showing her the road to her property . then you have to give her the right of way, now saying this , you can change the way to her property that will work for both of you. If I was in your shoes I would build a drive way beside the corner fence line down to the second post on her property. attach a gravel road down to her new gate location , she would need to move her gate to the new opening and you on your property would need to relocate the fence to about 6 feet on your property to allow her car or other vehicles on to her property. but only going as far as the second post. the old gate I would fence it off and also put a post in the middle of it so it would ever be able to be used where the fence stops on your property I would also install a gate with a heavy chain and lock. with signs on you fence and gate stating no trespassing or hunting also no blocking driveway. this way you have a second back up road to the side of the property like you have at LHL ranch. now the cost you would need to have a new legal paper drawn up with her allowed to use the driveway but can't block it or park on it. also have your lawyer look into the land easement to see if the past owner had one or if it was just in open chat agreement. if you find that there was one on paper you can legally go after the past owner for the cost a cured on making a new road for her and the cost of moving your fence. its better to keep the peace then cause issues with this land easement owner . in the future they might turn around and sell you the property .

Lester, I think the 25 looks good for maybe possible hay crop depending on the type of grass or plant what you need. Lots of fencing would need to be done before you could run any livestock. Maybe after you get the fencing done at the JL then you might be able to work on the 25. Another thing is the deer stand and feeder? I hope it isn't being used. Just seems to close for comfort. As far as the 5 acres, buy it from that woman or be very cautious with making any leasing deal. She sounds sketch and I don't think she has all her marbles! BTW, you are not mean and have every right to protect your babies and property lines! The fencing is coming along nicely! The finished product is going to look awesome and have great curb appeal!!!❤

Great thinking Lester! I'm a property insurance underwriter and that's a whole bunch of legal trouble you'd be inviting if you just let them drive thru. And in the absence of any contract you'd be held 100% at fault for ALL reasons! Definitely need written lease contract and nothing legally requires you to give anyone access!

You not only have animals but you also have equipment and a camper. Leasing the properties is a good idea with potentially buying it in the future. The more land the better, Lease to own is always a good idea, if both sides agree. my family owns 130 acres and would love to own 10 times that much lol, We try to buy any land touching ours if it ever come up for sale. In the long run if you can get both it just means more grass for your herd, more room for your herd, meaning a larger herd for more retirement for you, and just that much more for your kids and generations to come. You have got my Aussie friend looking for land so he can retire from living in Sydney and move out to the country, bonus for me is He wants me to come help him do the work on what ever he gets since I run heavy equipment and have lived on a farm all my life. So win win for me get to do what I love for a friend, get to see Australia, and of course free beer for doing the work LOL. I'm cheap labor just feed me and buy the beer and I will work as hard as you want me too. Since their property is landlocked, you might be able to purchase it at a reasonable price. It doesn't look like they would be able to sell it to no one else, so it might be cheaper to buy it than to lease it. This is yours and Jami's decision and ya'll know your finances. Pray about it, but please do not give in to them for right of away. The longhorns and shorthorn are more important!🙏❤🥰

Good afternoon Lester. First and foremost your property your decision if you want to let them thru your area. I wouldn't cause you never know how they are with looking out for the longhorns and making sure all gates are properly closed. I agree with you don't let them. 2. I may have the directions mixed up a bit but where in relation to these 2 properties to lease is Grandpa and his family and Toby and his families. Are they next to these 2 or is there another side. Probably why the owner of the cattle goes to the back road and honks from there to get his animals down that way. Interesting. 3. Pond so dark could be it doesn't see much sunshine so there could be many algae species down deep but Trixie went through and if bad you would think she would stay out of it right. We had a dugout on the farm I went to but it wasn't deep enough for the horses too use and we stocked with rainbow trout but had to net them in the winter as the dugout froze solid. Some work to get the land ready for haying but you may need all the sections to rotate the cattle often. The person that came up for the 5 acres didn't think of coming unto your property at all, if the guys working weren't there would she have carried right on down to the end to enter hers. Good luck and you and Jami will make the right decisions.
I wouldn't let anyone use your drive for access. Like you said, you don't know who would be coming and going for one thing, and If They Got Hurt on your Property, who knows what could happen. I also didn't like the fact that they shared a drive when they were all friends. Maybe ask your lawyer for some advice. Pros and cons. Good luck!

She obviously doesn't want to make back up with them and get access back to her land. She just thought she could talk Lester into having access through his. That is what I understood. Besides, right in front of her acreage is the pastors 25 acres. She could ask him. 👍

Well Lester we had 1000 acre ranch my dad allowed three ranchers access to their land and one of the Ranchers what's having a beef with the other Rancher so he locked us out or he'll let our cattle out and we had registered Black Angus registered herefords and plus I had a lot of good roping horses and donkeys running on that ranch when you get a call from the game warden saying hey your calls are out and your horses are out and your donkeys are out can the horses are keeping them all in mine and we know they were yours because of your daughters so we got caught up and went the good are horses and stuff back in the pen and my dad seeing her when the guys my dad knew who's locked for who's they lost everybody out and took the gate off the hinges that was one fatal mistake because my dad took in a locked everybody out well the other two Ranchers that we gave access to my dad says hey make a deal with you grade a road to get to your property and you access your own property and you can put your own gate and lock up on it no more coming on my property coming on my property the other two ranchers weren't mad but they understood because we had we had registered cattle and registered horses so I understand and if you can see if you can buy the other property next to you take care and I'm glad Ms Jami doing well and I'm praying for a little Abbott

Hello Lester. If I was in your shoes and the adjoining 30 acres abutting your property was land locked with no recorded easement filed in the county records I would make an offer to purchase the property instead of leasing. The value of the property has diminished greatly to little or no value with it being landlocked. In order for access to be granted to the property the 2 landowners that are land locked would have to be granted or will have purchase an access agreement from one of the adjacent landowners basically at whatever price the adjacent owners are willing to sell the access easement for. This could be a blessing in disguise for you to expand your land holdings for J & L ranch. I would be surprised if the 2 owners would not even be open to doing an owner finance agreement for the property. It does not hurt to ask and present an offer to them. The worse they can say is no. Hope this gives you something more to thank about in your decision making ideas. Have a great day and keep up the hard work.

Lester, I have anxiety and that lady is not making it better! You are absolutely not wrong to refuse access through YOUR LAND. If this was that big of an issue the other land owners would have addressed it and done something about it before now. Don’t let someone else guilt you into allowing something that is completely opposite of the reasons why YOU (not them) purchased YOUR LAND in the first place. People need to understand you get what you pay for and if your not willing to pay to have what is needed or wanted on your land you can’t expect another person that did pay simply give you what they paid for. That’s just bananas. Please don’t feel compelled to jeopardize your own right to security of YOUR LAND because of guilt from another. If an easement is what is expected by other land owners that is something for them to address in the courts. Lester, you absolutely did the right thing. The audacity of people. No way would I want anyone using my property to access theirs even if I were home. Never mind if I wasn’t home. The only time I would ever be in that circumstance is if it was like Morrow Hill, family. They could definitely leave a gate open and endanger the animals and humans out in the road. They could be stolen. And they don’t have access to their property, how do they feed their animals? How to they deworm them, aid them if their hurt or take them to a vet if needed. Is that different property owners? Look at the time people had the nerve to come on Morrow hill property and try to steal the babies with a bunch of people home. They could bring friends or family to see the Longhorns when you weren’t at the property and someone get hurt or worse. Just like any animal they behave with their owner because they see them everyday and that’s who feeds them. In saying that all the Morrow’s grew up around different kinds of animals and have a very healthy respect and know they could be unpredictable because their animals. You and Jamie know that firsthand. I wonder how long she/they haven’t had access to their property since the falling out with the previous owner. I have a feeling it’s been quite awhile. You’ve been there for months and they all came out of the woodwork at one time. Too much of a coincidence. Lester, did you see any tracks worn away at either of their gates that open to their properties. Maybe there is but when you were showing it i didn’t see anything. Again maybe I’m wrong but I thought after a while of driving on the grass just like the animals that patch of grass dies out and it’s very distinct. It may be why they sold the property in the first place. Maybe they had a falling out a long while back and they didn’t allow them on the property. She may have showed up time after time and harassed them. And after a while of dealing with that they said that’s it and sold the property as to not have to deal with her. And now both properties found out they sold and are trying to gain access again. If the previous owner wasn’t obliged to allow them on the property I don’t see why you would be. You didn’t buy that property with that agreement. And I have to believe they may have tried to take him to court over it and lost. Otherwise they would’ve had access back to their properties already and in order for him to have sold the property, they would’ve had to have come up with some kind of easement agreement. I definitely agree with you leasing the property for a few years first. So that you can see what happens on each of the 5 and 25 when there’s really heavy rainfall. Also now that it’s clean you can see how quickly things dry up. You can kind’ve judge since the properties are all attached. And if you can even grow proper grass on it. I know fertilizer is expensive, but I guess you would have to fertilize it to see if the grass grows good enough for the cows to graze and or bailing. My only worry for you is you’ll make the property really nice, and in the interim, they may try to go to court, and at least the guy with the 25 acres may gain access to his property. Is the map cut off because the 25 acres looks like he has access to the back of his property. Maybe it’s not accessible and he’d have to spend a good bit of money to clear the land to make the other side accessible. So he was hoping you’d let him. How come the 5 or 6 properties in front of the 25 acres don’t give him access including the reverend to use their properties to access his. And the property on he other side of the 5 acres allow her to access to their property to access hers. That’s because they’re all smart and know you never allow anyone to use your property or they can claim it’s theirs. That almost happened to us but we nipped it immediately. About two weeks before we bought our property the owners saw the people behind them had planted a bunch of tree on his property. He told them we’re selling the house it’s our property get the trees off my property. And they moved to another state a day later, two weeks before closing. Well the day we closed we saw the trees were still there. So we politely asked them to remove them. The man lied and said they’ve been there for years and it’s my property. We said no you just planted them like two weeks ago, remove them. He said no it’s my property. We had it surveyed before we bought it so we knew it was ours. We called the township and the same surveyor came, knocked on their door and said I surveyed this property a month ago and those trees weren’ there. And don’t you see my paint and flags, get rid of the trees or I’ll tell the township myself and tell you are trying to steal a part of these peoples property. The surveyor, my husband and I stood there until he dug them up. Of course the neighbor never spoke to us again. Not that I cared but he tried to take our property and was mad at us. What a joke. They had a very tiny backyard and we had two acres so they thought they could help themselves to a bit of ours and we wouldn’t realize. The surveyor told us every other month to take a walk around the property to make sure they didn’t plant them again. He said because if people encroach on your property and plant things or park vehicles and you allow them they could say I park my car there for years and claim that bit of property and you’d have to go to court with your survey to prove otherwise. You’ll win but you’ll have to spend money for a lawyer and go through the aggravation of it all. It’s not very neighborly to block someone’s driveway or demand access on someone else’s property! You handled yourself respectfully, but it’s really not your problem.

It’s their own fault for purchasing land that is landlocked.. You definitely need to lease the property if the deal is reasonable. just for the piece of mind that people are not going to be there. You know…. This may turn out to be the best thing ever. ☺️

Ok as a past land owner who had a land easement , I can tell you that if there is a legal drawn up paper showing her the road to her property . then you have to give her the right of way, now saying this , you can change the way to her property that will work for both of you.
If I was in your shoes I would build a drive way beside the corner fence line down to the second post on her property. attach a gravel road down to her new gate location ,
she would need to move her gate to the new opening and you on your property would need to relocate the fence to about 6 feet on your property to allow her car or other vehicles on to her property. but only going as far as the second post. the old gate I would fence it off and also put a post in the middle of it so it would ever be able to be used
where the fence stops on your property I would also install a gate with a heavy chain and lock. with signs on you fence and gate stating no trespassing or hunting also no blocking driveway.
this way you have a second back up road to the side of the property like you have at LHL ranch.
now the cost you would need to have a new legal paper drawn up with her allowed to use the driveway but can't block it or park on it.
also have your lawyer look into the land easement to see if the past owner had one or if it was just in open chat agreement.
if you find that there was one on paper you can legally go after the past owner for the cost a cured on making a new road for her and the cost of moving your fence.
its better to keep the peace then cause issues with this land easement owner . in the future they might turn around and sell you the property .

I think I would want more than just a couple of years lease at a time because there is quite a lot of work to making those 25/30 acres fully usable for the cattle or good hay, probably 5+ years, maybe more. I love the idea of extra land. It would be great if you could own it ❤

Lester, I think the 25 looks good for maybe possible hay crop depending on the type of grass or plant what you need. Lots of fencing would need to be done before you could run any livestock. Maybe after you get the fencing done at the JL then you might be able to work on the 25. Another thing is the deer stand and feeder? I hope it isn't being used. Just seems to close for comfort. As far as the 5 acres, buy it from that woman or be very cautious with making any leasing deal. She sounds sketch and I don't think she has all her marbles! BTW, you are not mean and have every right to protect your babies and property lines! The fencing is coming along nicely! The finished product is going to look awesome and have great curb appeal!!!❤

Great thinking Lester! I'm a property insurance underwriter and that's a whole bunch of legal trouble you'd be inviting if you just let them drive thru. And in the absence of any contract you'd be held 100% at fault for ALL reasons! Definitely need written lease contract and nothing legally requires you to give anyone access!

Lester, I agree with you 100%. If it is not listed on your title you don't have to let her or him have access to their property. You need to build a small cabin. That would be a great retreat spot. I would be sitting on the porch with a cold glass of sweet tea and watching the longhorns graze while the sun was going down. Thats the life.

If this 5acre owner couldnt foresee the potential of being landlocked, She can either sell and cut her losses or negotiate with others to construct an easement somewhere else. Best of luck to her and the other people landlocked. But we saw how horrific the rain was to your drive. Everyone was getting stuck. You were respectful and didnt cave to her trying to guilt🥹 you into giving her what SHE wanted. Never doing homework and offering possible solutions... Aint nobody got time for that.😊❤

You are correct by not letting anyone on your property!! As you said for safety reasons. You are not being a jerk you're being honest. I like the idea of you leasing the 25 acres. You'll see the crops that it delivers if it's worth buying or not someday in the future. That will be a security blanket for your hay crop for the winter. I'm not sure about the other 5 Acres. Lester I agree with you 100%. I would not allow someone else access to your property just to get to theirs. You don't know what others will do on your property. Your animals safety is #1. You not only have animals but you also have equipment and a camper. Leasing the properties is a good idea with potentially buying it in the future. But you and Jami do what's best for you and your animals. I'll support whatever decision you make. The JL Ranch is looking beautiful. I'm so excited to see the fencing project completed. ❤

The more land the better, Lease to own is always a good idea, if both sides agree. my family owns 130 acres and would love to own 10 times that much lol, We try to buy any land touching ours if it ever come up for sale. In the long run if you can get both it just means more grass for your herd, more room for your herd, meaning a larger herd for more retirement for you, and just that much more for your kids and generations to come. You have got my Aussie friend looking for land so he can retire from living in Sydney and move out to the country, bonus for me is He wants me to come help him do the work on what ever he gets since I run heavy equipment and have lived on a farm all my life. So win win for me get to do what I love for a friend, get to see Australia, and of course free beer for doing the work LOL. I'm cheap labor just feed me and buy the beer and I will work as hard as you want me too. I truly want to thank you Lester for all the joy you and Jami bring the world by opening your lives for everyone to follow along with. What if someone got hurt or horned, then you got a lawsuit. No no no, no way would I allow them access. It's not about being neighborly, it's about protecting your land, family, and animals. A long term lease or purchase would be the best. Good for you looking out for the longhorns!
Since their property is landlocked, you might be able to purchase it at a reasonable price. It doesn't look like they would be able to sell it to no one else, so it might be cheaper to buy it than to lease it. This is yours and Jami's decision and ya'll know your finances. Pray about it, but please do not give in to them for right of away. The longhorns and shorthorn are more important!🙏❤🥰
I totally agree with you Lester, you are not wrong at all. Plus, you can't risk the safety of your babies with gates being left open. I think leasing the additional acreage for hay would be great since the other two people have no access. The land would essentially be dead space. What a waste. Clearing out that 25 acres is a good thing to keep it clean looking. But check on the RV and feed room for field mice they may end up living in Your space.

Good afternoon Lester. First and foremost your property your decision if you want to let them thru your area. I wouldn't cause you never know how they are with looking out for the longhorns and making sure all gates are properly closed. I agree with you don't let them.
2. I may have the directions mixed up a bit but where in relation to these 2 properties to lease is Grandpa and his family and Toby and his families. Are they next to these 2 or is there another side. Probably why the owner of the cattle goes to the back road and honks from there to get his animals down that way. Interesting.
3. Pond so dark could be it doesn't see much sunshine so there could be many algae species down deep but Trixie went through and if bad you would think she would stay out of it right. We had a dugout on the farm I went to but it wasn't deep enough for the horses too use and we stocked with rainbow trout but had to net them in the winter as the dugout froze solid. Some work to get the land ready for haying but you may need all the sections to rotate the cattle often. The person that came up for the 5 acres didn't think of coming unto your property at all, if the guys working weren't there would she have carried right on down to the end to enter hers. Good luck and you and Jami will make the right decisions.
I wouldn't let anyone use your drive for access. Like you said, you don't know who would be coming and going for one thing, and If They Got Hurt on your Property, who knows what could happen. I also didn't like the fact that they shared a drive when they were all friends. Maybe ask your lawyer for some advice. Pros and cons. Good luck!
