    This happened with the 2004 housing boom - home prices were greatly inflated, meaning people couldn't sell later because they owed more on the house than they could sell for. I know quite a few people who bought then, thinking they were making a good investment to sell later, but it's taken until the COVID housing boom for the prices to come back to those original amounts.

      To balance out your real estate holdings, I suggest investing in equities. If you're cautious, even the worst recessions can present fantastic buying opportunities. Additionally, volatility can produce fantastic short-term purchase and sell opportunities. This is not financial advise, but you should buy immediately away because money isn't king right now!

      Would you mind providing details on the advisor who helped you? saving for a pension through a corporate program since the age of 18. I hit greater tax along the road, so I increased my company pension with a SIPP (tax benefits). I'm now 50 and would love to expand my finances more aggressively; there are a few automobiles I still want to drive and a few mega-vacations that I still want to take.

      Certainly, there are a handful of experts in the field. I've experimented with a few over the past years, but I've stuck with Aileen Gertrude Tippy’’ for about five years now, and her performance has been consistently impressive.She’s quite known in her field, look-her up.

    Back in the day, when I purchased my first home to live-in; that was Miami in the early 1990s, first mortgages with rates of 8 to 9% and 9% to 10% were typical. People will have to accept the possibility that we won't ever return to 3%. If sellers must sell, home prices will have to decline, and lower evaluations will follow. Pretty sure I'm not alone in my chain of thoughts.

      If anything, it'll get worse. Very soon, affordable housing will no longer be affordable. So anything anyone want to do, I will advise they do it now because the prices today will look like dips tomorrow. Until the Fed clamps down even further, I think we're going to see hysteria due to rampant inflation. You can't halfway rip the band-aid off.

    Many buyers are liars. They will lie that the home is for them to raise a family but after the home is sold to them, it's on Zillow for rent. Sellers should always try to get the highest price possible

      I don't care, but I find it funny that buyers complain about investors buying up homes driving up the RE market, but they are shady as hell too.       I guess you can't read, I bought my home in 2008 after the crash. It was a short sale. I own two home free and clear that I'm renting out. YOU DEFINITELY DON'T OWN A HOME, because you sound like a broke and desperate person hoping for the market to crash so you can afford to buy. If you're truly a homeowner, you wouldn't be that desperate to wish for a foreclosure. You obviously think every sellers are in the same situation, desperate to sell and bought at the height of the market. You're a loser, therefore you want everyone else to be losers too so you can feel better about yourself. What a shame.

    Toronto and Vancouver real estate represents the greatest asset bubble of all time. Japan had a similar bubble about 25 years ago that collapsed for several decades. It's recovering a bit now but it certainly shook the fools out of the system

But I would argue that immigration can get us only that far ... at some point ppl will not be stupid enough to come here anymore ... most of them anyways ... and we may not be that far from it. Luckily for us, there are so many money launderers in the world who are happy to park their "hard-earned" cash here.
      On the other hand, it is crazy that we have convinced ourselves that our housing bubble (which is one of the biggest housing bubbles in the world) will continue because of high immigration numbers. Not because of jobs or economy ... it is because ppl will keep coming here because ... it is us! We are special.

      The issue is Montreal has too many seats, and too many anglophones and Canadian immigrants who consistently vote Liberal as an "anti-Quebec" vote, they alone make up the Liberal voter base in Quebec and they alone skew the elections towards the liberals.
      Is there anywhere else in the world that is forced to keep a minority group that chooses to live in the host country, for the sole reason of working against the host country's culture?

    The reason is that most multi-family buildings in Quebec are rentals. Quebec culture normalizes renting. GTA and Vancouver are condo heavy markets, and condos are not selling. Rents are flat in GTA and the price of condos are too high for mom and pop landlords and speculators to cash flow or earn capital gains. The majority of the government money is for multi-family rentals, not condos.

    Thanks Mate, the sad truth is that no one has a clue, we all react to what happens as it happens and try to analyse it but can’t predict an iota of what is going to unfold in the markets… content creators are like amplifiers, when times are good they affirm it and try to tell you why it’s good and that it’s looking bullish but then all of a sudden the market turns bearish and everyone affirms it again and try to analyse why… it’s so sad that many are so powerless and it's not about guessing the market's next move; it's about playing it smart and steady during trading...managed to grow a nest egg of around 2.3Bitcoin to a decent 19Bitcoin in the space of a few months... I'm especially grateful to Kerrie Farrell, whose deep expertise and traditional trading acumen have been invaluable in this challenging, ever-evolving financial landscape....

    I would go back to the seller and renegotiate a lower price based on the comparable sales. The seller will potentially listen if he bought another property.

      They have a strong and growing economy, a great tax base and are willing to play ball with the federal government. They constantly re invest back into their people and province. Compare that to certain other provinces who only know how to whine, oppose and point fingers.

    In Canada house is a speculative instrument like stocks. Until that changes home prices never gonna come down. This is combined with local, provincial and federal goverment voter base where majority are boomers and home owners don't want their prices to come down and supply is controlled. There is no incentive for politicians to touch this until the majority voter base turns to be renters.
    There is no logical reason for the biggest country in the land mass with least population density have the costliest home prices unless it is intentional.

      I never banked on my house being worth a mil.
      I'm ok if it drops by 50% so they can buy.
      I hate that they have no chance.

    First, if there was a housing shortage, wouldn’t the current listings be selling? Second, I am trying to sell and buy ag home. Nothing is moving and I am close to Ottawa. Farm mortgage rates are insane and sellers want a deposit of thousands that I could easily lose. Nobody can afford groceries but now you need to hand over thousands. I get why I have no offers now. If they don’t cut rates substantially then the market I’d down for years while people recovery from the last 8 years.

    Massive amount of listings in Okanagan, BC. New builds have slowed down. How can 1,000’s of housing units be up for sale and not move when there is a housing

    I dont know about the Vancouver and Toronto markets but I dont see any severe downturn on Housing prices in Quebec. It went down 2% last year and took it back since.
    Nobody can sell because they cant go in condo or rent as it cost the same price.
    Forget about serious price drops as long as mass immigration rule the place.
    What can be seen although would be a "plateau", where prices would stay neutral for a decade.

      Yes here is Sudbury, Ontario we have very few listings. Very little new construction happens here. So still pretty healthy. Toronto market does not represent the whole country. Specifically the condo market there. It’s important that buyers ( first time home buyers)understand what applies to them rather than just hearing to podcasts and waiting to catch the bottom.

    Here in Vancouver housing has started to crash. There are only a handfulof sales every month, and those are at significant reductions in price. Come September, buyers needing to move for school will be settled, US housing will stand still as it always does before an election, and we will see the real crash.

Is there an analysis of the number of home sales or percentage of home sales in the past 10 years that involved bidding wars that tend to increase housing prices much higher than property and market fundamentals could justify. If so, what percentage of the average home prices through the 10 years that could be attibuted to bidding wars.

    Jon, in all of your videos, you never considered population growth. Shouldn't that affect price and availability? If there is a fast increase in population, there must be some very rich people who can afford to buy at whatever price. These people can absorb whatever comes off the market and the price and availability will never come down, right or wrong?

    Everyone wants low interest rates but low borrowing rates means low savings rates meaning people have to take more riskier ways to save and get a decent rate. Leave the damn rates around 5 percent no matter what. And then pay people more!! The only way out if this is higher interest rates and higher wages! Every Canadian should be screaming about higher wages. We getting raped by all the huge businesses we work for and we keep getting paid way to less compared to the continuous increase coast of living. I'm 59 and I'll be out of this rat race soon but people like this gentleman on this channel should be organizing a country or even world wide labour strike. No one should be making less than 65k in 2024 economy and I'm sorry but it ain't getting any better unless your wages follow inflation which always increases.

      You should look up the CMHC press release. $900,000,000 from the feds to build 2,574 homes “quickly”. That’s $349,650 per unit. The province will match this to get them built. I tracked all announcements. The rest of Canada got around $35,000 for their promises to get homes built.

      *too busy* ;) Would you hire a professional photographer every single time a house gets relisted? RE market is slow and it will get worse. And I highly doubt a house will not get sold because it has pictures from another season. Maybe that is the case. Did you think about that? And I am certain Jon is quite busy with his buyers - he's one of the very few honest agents out there.

Yes that is what professional agents do, especially when the seasons change. They have their photographers come back to retake photos. Would you hire an agent and pay them $25,000 when they cannot even be bothered to update the listing with correct photos? Jon isn't out with buyers because he doesn't have any. He has been TOO busy telling all of them not to buy right now. When you are as Jon is out on weekends showing tenants rental properties for lease you are scraping the bottom of the barrel as an agent.
