    What type of deed u recommend me for adding my son to the title I help him get the house but his the one paying for it is his house I just want to do a document so there would be no way for him to loose his house

      Sugei, you will need to get permission from the lender to add anyone to the title. They likely will say no. You could refinance, and add him on as a co-borrower. That is the safest solution.

    Hi. Thank you for the video. Im about to pay off my mortgage in a few months, is it better to call lender and add spouse to the title before paying it off or add her when paid off? Looking forward to your answer.

      Hello, you are not able to add anyone to title without the lender permission. They likely will say no, since that person is not on the note. Once you payoff the mortgage, you can add anyone to title you wish! No lender to ask permission to! I hope this helps you!

      @@LoanWithJen thank you for replying. Would that be quitclaim form? Or something else after it's paid off. Not sure if it's best to do trust and will. Just looking the best method without to much impact on spouse when i die. Like capital gains tax.

    So, I have a question if anyone can please help me out...If a spouse for example is added to their house deed, can you receive a notice/letter asking the house owner why you added that spouse/individual? Thank You for your time

      If anyone is added to title after the purchase, then yes, they can ask. I am assuming that maybe you were married after the purchase? you definitely would need to ask permission to do this, otherwise they have cause to 'call/demand' the note (loan) payable in full.

    ⁣​ ­question,
    My brother passed away leaving his home to his wife and 4 biological children all grown . 3 of the children signed over there percentage to the wife , however the older daughter did not . So that left 2 owners wife and his oldest child . Question can the wife add her daughter who is not my brother daughter without his biological daughter signature legally ??

      Starlette, I’m so sorry to hear of your family’s loss. This is a more complicated legal question. You will need to get an attorney to help. Different states have different laws regarding estates. If there is a loan in place, the lender will have to approve anyone else being added to title. If no loan, my knowledge is that you can add anyone you like. I suggest you ask friends/family for some suggestions to real estate attorneys in your area. Good luck.

    You maybe a Real Estate Agent or a Real Estate Broker, but that doesn't make a "GURU" of the Real Estate. For example: I own a Home on my own, and my new wife wants to be on the property title, the Loan Company recommends me to add her to the Title first and then refinance the Home so she could be included on the Loan too, she would have to qualify with her 2 years on the Job, her good income and her good credit. That's to refinance, specially if it is to lower the Monthly Payment, to make fewer the Years of the Loan and to lower the Interest rate, go for it, it makes perfect sense. and then later she plans to have children and only one income is good enough to make all the expenses payments in the household then she may quit her job and have a full time job as a mommy.

      Thanks for the feedback, and watching. Just to clarify, i am a lender, and helped over 4600 families finance homes. So I am 'somewhat an expert'. Defintely dont know everything that is for sure. But the spirit of my channel is to explain things in an easy way , to help people in finding answers.
      You are correct, refinancing would allow her to be added to title. That is the only way. You cannot just 'add' someone to title without the lender permission or knowledge. Otherwise they would call the note.

      Hi Raybo. Spouses are automatic and easy to do! Definitely! If married at the time. If you marry after buying, that might be tricky. Just get permission from the lender. Hope this helps! If more questions LMK

      @@LoanWithJen What is the process to add a spouse after marriage in a state like Texas. Do we need to add to both title and deed. I want me alone on the mortgage.
