Needlessly large and rooms upon rooms with no clear purpose. Even Micheal looks perplexed and he is a wealthy man used to living in and visiting ultra luxury properties.
developers that do this aren't total idiots. they know they will have to sit on it for years for it to find the right buyer. they intentionally over price them, hoping to snag a whale with no sense. most likely they only have $20 million in it. what's concerning is that the leaks and damages have not been addressed, yet they have a full time caretaker onsite?
@@DMWBN3 you can buy a hotel that costs half this place (which looks like a nursing home), and that hotel would make you more money than this home’s maintenance would be + taxes. Not even worth it

It should be $100K in property tax, but considering the city of LA, they’ll finesse that and make you pay 5X just because of the opulence. You could literally buy two or three massive hotels for the price of this and earn (in profit) the value of this home in 10 years. Clearly, this was a house some rich person parked their cash by building it, and letting it sit to accrue the markets standard 4%/yr, and wait until the market was dry. Now they’re trying to sell because there are very few mega mansions for sale in LA.
The entrance to the kitchen was shocking, what property in this day and age, especially in a house of this calibre wouldn’t have a grand open living kitchen?

I think I remember when they built this house. If it's the one I'm thinking of, it's on Sunset, on the corner right before you get into West Hollywood. That lot was empty for the longest time then they built this thing and it's been empty. Crazy.
I've driven by this house several times. The home is gorgeous it just needs different interior paint scheme. The biggest deal killer is it's right next to a busy ass street and for 81 million it just doesn't make sense.
It makes sense if you realize it's just a way to park money. In a few decades that area of Sunset might turn commercial due to being a main road. Anyone owning a plot there wins if that happens. Of course the neighborhood wouldn't allow that, but a demographic change due to death by age could change things.
Michael pointed out the problem with this house when showing us the humidity in the wallpanelling. The cost of heating a property where each room is the size of a tenniscourt is astronomical. And it has to be heated to avoid the humidity penetrating the walls. In short, 100's of thousands of dollars just to pay the heating every year; even when you're not staying there. Most people with this kind of money have multiple properties; so for the 6 months a year it's just not worth it. Nobody will buy this house to live in. It is destined to be converted into something more practical. I would divide it up and make a boutique hotel with 15 smaller rooms and 10 high end spacious loft apartments for permanent residency with use of pool. gym.and porter. This will allow selling them off if ever necesssry. But that requires further investment and the price would have to be reduced by at least two thirds. It is, however unfortunately, the only viable option remaining. Otherwise it will slowly fall into disrepair. Such a shame. It was a poorly thought through vanity/ego project and an extremely unwise investment. Michael if you want to invest in property let me helo you find and design winners. Not this one, unless you can get it for a superorice.
The house is located at Sunset and Alpine in Beverly Hills. It's a beautiful house, but many people claimed that it is not homie. I don't know what that means, but I have been there to some parties organized in that house. The original lot has been divided and the house next door (to the West) has been built around the same time. Many people liked that house better. The history of the original lot is very interesting. The lot with a single house belonged to an Arab who had been involved in the divorce proceedings and his wife ended up with the house. There has been fire and every possible misfortune that the house was involved in until it was sold and subsequently divided into separate lots. You are standing in the East part of the lot with the bigger house. The other house is a little smaller, but very nice as well.
@@Yumadlol quite possibly so. I’ve heard people talking about outside elevations that they disliked too. When I was inside I was surprised that the owners (investors) spent so much money on architectural details. I truly loved it.
Thanks. I was wondering about the home that was so close to this one that we saw through a few windows. I'm assuming that's the other house since it seemed to be built with a similar style.
The last sales price for this home was in 2008 for $18 Million which I suspect was a "tear-down" price i.e. they tore down the previous home on this site and built this home - probably "on spec" (speculation) i.e. they didn't have a buyer when it was built which is why it has been on the market so long. In the past few years in Los Angeles area there have been several enormous homes like this built as "spec" houses with the foresight being that there are so many Billionaires on Earth that they would easily sell. Even "The One" is a spec house that was supposed to sell for 500 million but they have dropped their price considerably already. These are high risk Investments and some of them are proving to be tough to sell.
That was my first impression. One of the giveaways is the lack of an outdoor pool, When building on spec builders often forgo the outdoor pool. Of course the big giveaway is that it has never been occupied. Whoever built this has lost a ton of money on it already

Who has the balls to lean on someone’s Ferrari? I know the house you’re selling is worth over 100 of those cars but come on, be respectful. Wrap or not it’s rude to lean on peoples cars whether it’s a Honda or a koenigsegg. The smallest things can scratch the paint.
Fact: she has no balls 🤣
Should convert this to a hotel , it’s far too big
Or do like I've seen with a number of these mansions and turn it into a wedding destination. Though in LA I imagine there are any number of fancy wedding venues.

I would never live in such place in if I was a millionaire. I get creepy vibes from that house, and if I also were to buy a home for 81 mil, then it certainly should be ready and not have wet walls or anything like that.
@AssistOfficial, if you've got $81,000,000 to drop on a house and you like this style, then dropping another $500,000 on fixing the faults, landscaping the grounds and doing all the maintenance that's needed, is nothing!
They should make a documentary of the building of this mansion and call it, "How to waste 80 million dollars".
😂
No way did it cost even 50 million to build. They are trying to make a giant profit that is why it sat so long and even after the years and the neglect they still hope to make extreme profit
That hole didn't cost near 20 million
😂😂
I'd be worried about the build quality considering it's starting to come apart. An abandoned project that's full of problems. Perhaps the builders are under Tremendous Litigation Costs.
The person who designed this house has a old fashioned taste in style...some things were beautiful but all the other bad choices let it down...81 million 🤯

I love watching Micheal and Adam touring houses like these even knowing I won't ever own one. But even a peasant like me can see that this is a ridiculous property. Needlessly large and rooms upon rooms with no clear purpose. Even Micheal looks perplexed and he is a wealthy man used to living in and visiting ultra luxury properties.
I'd rather be a peasant living in a small place than rich and unhappy in this mansion.
This house looks like it has been designed by an East-European dictator in the late '70s.

They should make this house a museum or maybe rent this out for events. Thank You for sharing.

developers that do this aren't total idiots. they know they will have to sit on it for years for it to find the right buyer. they intentionally over price them, hoping to snag a whale with no sense. most likely they only have $20 million in it. what's concerning is that the leaks and damages have not been addressed, yet they have a full time caretaker onsite?
Sometimes people do as there paid to do by the owner. The problem is the owner

@@DMWBN3 for $81M to buy this home? Which looks like a large nursing home and prob pay $500K/yr in property tax, lol, not worth the ticket.
Whoever the architect is he really exaggerated his calculations

I think I remember when they built this house. If it's the one I'm thinking of, it's on Sunset, on the corner right before you get into West Hollywood. That lot was empty for the longest time then they built this thing and it's been empty. Crazy.
The architect should be ashamed of this monstrocity.

Architecture is good actually. It's the interior design that's horrendous
I've driven by this house several times. The home is gorgeous it just needs different interior paint scheme. The biggest deal killer is it's right next to a busy ass street and for 81 million it just doesn't make sense.
Yeah noticed that too and that damn backyard or should I say field.
From the outside it’s pretty. The inside I wouldn’t.
look at the size its so good 😀
It makes sense if you realize it's just a way to park money. In a few decades that area of Sunset might turn commercial due to being a main road. Anyone owning a plot there wins if that happens. Of course the neighborhood wouldn't allow that, but a demographic change due to death by age could change things.
I can see exploring with Josh checking it out as an abandoned building in the future
The entrance looks like the foyer of the Titanic.
Yeah.. but the titanic was more than 10 times less expensive than this monster.

Michael - What would you call this room? Adam - it's one of them without a bar
🤣🤣
Just way to big. That will be for sale for another 5/6 years.
Loved this mansion tour this place is insane, got the feeling if its on the market a few more years it will mysteriously burn down.
The acoustics would be horrifying if someone ever farted in there.
@ Wipsplash, well good part is that you can hear it through the whole house, so you actually have no idea from which room it is coming from.
Well someone crapped out the design.
Wwkwkwkwkwk😂😂😂😂
Oddly, "fart acoustics" would be my only reason for wanting it
@@stanleymasterson1135 Ditto 😜🤪😂
The other house is a little smaller, but very nice as well.
maybe because its overly massive with 10 living rooms
@@Yumadlol quite possibly so. I’ve heard people talking about outside elevations that they disliked too. When I was inside I was surprised that the owners (investors) spent so much money on architectural details. I truly loved it.

You guys are so likable! Love it. Adam... go in manual mode and lock your exposure!
We need some more backstory on this house. Who built it and why? Where did they find the land in Beverly Hills 5 years ago?
The last sales price for this home was in 2008 for $18 Million which I suspect was a "tear-down" price i.e. they tore down the previous home on this site and built this home - probably "on spec" (speculation) i.e. they didn't have a buyer when it was built which is why it has been on the market so long. Somebody has lost a lot of money on this so far! Just imagine the taxes and operating expenses for five years on an unoccupied home.
@@warrengamey6267 Taxes alone would be close to 1 Million a year. Upkeep, cleaning, security etc. probably in the lower 6-digits... not a smart real estate developer.
@@warrengamey6267 I feel like this house was designed with a specific buyers style in mind though. I mean if you didn't have a buyer wouldn't you keep it modern and neutral and not blow money on chandeliers. I mean if I was a developer looking to make money I'd build four houses on that land.
@@Akuu820 *If* they could get zoning to build four homes on that site than yes - better to build four modern / neutral homes that if you can't sell - at least you can rent . Instead they are left with this albatross

I agree. And to think of the wonderful old mansions the area had that were built during the golden age of Hollywood having been torn down because the land was considered worth more. Those old places had character and a history of some very famous people. I'd rather have had one of those that this mess.
