Same feeling on land. Not just about printing money. They are bringing in massive amounts of people. We aren’t getting rid of 90% of them and they will expand here. Cities will have another flight out and those people will come to the rural areas and smaller cities in the Midwest, Appalachia, southeast.

I kick my butt about 25 years ago, when we had a chance to buy a 125 acre farm. House and all the buildings for $175,000. and I tried to get them to take less. Their neighbors bought it. Oh well! I would say your house in Illinois was very nice. The ponds, building and a house with a big garage.
I'm seeing prices I never thought i would see 2 bedroom small houses on less than 1/2 acre of land with $300,00-$400,000 asking prices. people are paying $1,000 a month to rent small houses in our old community.
Land is always a good investment. The one thing that is limited is land. I own a small amount, but it's not for sale unless the offer is outrageous. I plan for my kids to get it. When you sell it, the money goes, and you have nothing.
Agreed. And considering that we just increased our National population by routhly 10% in the last 3 years, this will trickle UP to new housing needed, and new land opportunities!
IF YOU LOG IT. Pick a few big oaks to save, and make sure the loggers do not build a road straight up a hill. You will have big problems later. If they make a landing. Have them clean it up when done. Leave some treetops on the ground for side cover, and maybe trees will grow under them that the deer can't get to. I purchased logged over land, and I see the good and bad. I have more wildlife because of it.

Joe right now in my area of Southeastern Manitoba Canada the price per acre is $5,700.00 or $4,220.00 USD my gut tells me that in the next 5 to 10 years that the price per acre will be $7,025.00 Canadian or $5,200.00 USD or $8,105.00 Canadian or $6,000.00 USD right now in my area a 5 bed 2 bath house with a 2 car garage on a 5th to 6th of a acre of land is going for $500,000.00 Canadian or $370,135.00 USD
Yep I totally agree with you! I've seen studies on Canada land and housing and man, the charts are unbelieveable! So if it continues we could be sitting on a small gold mine, not that this is what we wanted though.. Much of our retirement is now invested in our land.. We'll take it one step at a time! But I think you are right on!
@@kapperoutdoors most blue collar workers might be able to afford a 10 acre lots so if you did 10 10 acre lots at 720 feet long by 605 feet wide it would give enough distance to put a backstop for target practice for sighting in high power water blasters with the road in you could charge a yearly fee for snow removal you can get a Mauldin M415XT loader Grader a 40 foot wide road would be done in 4 passes the blade shifts 3 feet side to side so you can windrow the snow

We looked to buy land during the 08 crisis but back then I did not have the stones to do it, but I have kicked myself ever since. That is not the government spending that is out of control. Take a look at the US budget and see the percentages and where the majority of the money goes. THAT is the problem. The massive contributions to welfare, overseas programs that benefit no Americans, and massive spending of federal money on useless programs. Money you pay for taxes for government services as a citizen is NOT the problem. Let alone services you pay from STATE property taxes. On the contrary it is an absolutely minor sub percentage of the budget.
where do you think DNR got the $ to help subsidize these land improvements ? Do you realize that the MO state budget has gone up nearly 100% in the past 7 yrs , that in spite of having supermajority "Repbublican" government ? The largest beneficiaries of that extra budget has been education (yet, statewide scores have dropped 19% in that same time period) and health care (MO is top 3 for obesity in the US).

sounds like homes here in Florida. We live kinda rural, limerock roads. A 1980's 2br 1500 SF house down the road on an acre just sold for 335k. Crazy

I have to let go of some timbered land and it hurts me to have to do it. Trees are a few years from maturing too
