    Funny how you filmed this video in front of a model home in the Arches, a new Summerlin sub-division that just raised all of the base prices of their homes and is more than 50% sold out. 😂

    The monthly payment is what matters. As interest rates rise, purchase price goes down, but the monthly stays the same. When the rate goes down, the purchase price will go back up. The “affordability” does not change. The monthly cost is only going to continue to go up. The demand for housing grossly exceeds the supply here in Vegas as thousands of people move here each month. I think people who are waiting to purchase are only weakening their position.

    Your #8 reason is so true! My high school class even had a mini-reunion here. People came not only from other states but also from Canada & even Switzerland!
    The convenience of having an international airport could be a #9 reason, allowing for easy travel in and out. The airport is near the Strip & not so crazily congested like LAX or airports in othe major cities; and there are direct flights to Europe, Asia & vacation destinations like Cancun.

    Sunshine is so underrated for health and longevity! A huge plus in a scenario with lots of pluses. Me and my friends are planning to migrate to Vegas when our time comes. Hope these great benefits still apply in 10 to 15 years. Just gotta stay out of the casinos (but take advantage of the dwindling deals). Exciting!

    This maybe an underrated perk of living in las vegas. The cost of flying FROM there is less expensive than most cities so if you love travelling..... :-)

    Last years peak was completely artificial though. If you wanted golden hand cuffs, you got a house at top-dollar with the lowest rate. That’s just what the market was. It’s not that any more, naturally home prices will come down, this is expected, and the “2022 peak prices” are gone. It feels really inappropriate to look at the 2022 peak and cry about the sky falling. Just like any market, it’s a correction. If you look at a 22 and don’t consider 2024-2027, you’re really not thinking about this correctly. It may correct lower, but show me where the price didn’t recover after a correction or something like the 2008 crash.

    My one reason that I should NOT retire in Las Vegas trumps all your eight reasons why I should retire in Las Vegas, and that is my wife hates Las Vegas. She thinks that I will gamble all our life savings away. I wanted to retire in Las Vegas. It was my first choice. I love to gamble, but I'm not stupid.

      Las Vegas is a great city to live in IF you do not have any vices/addictions. If you have vices or addiction issues, such as gambling, it's best not to move here. If you can treat Vegas as a regular city then you'll be fine. But Vegas will test you so it's best not to partake in the tourist activities such as gambling if and when you move here.       @@lasvegasliving9237 I like Las Vegas because it is vibrant. I love gambling, but I treat gambling as entertainment and it is budgeted. My monthly budget is designed where my monthly expenses do not exceed my monthly income. I strictly follow my budget.

    No social security tax, no pension tax, no early retirement withdrawal tax? Since you say no state taxes are these federal taxes that you are talking about?
    And you have to be talking about property taxes are low for resales because it’s not that cheap for a new construction

      Social security income, pension income, retirement withdrawals and estate taxes are exempt from any taxation for Nevada residents. Resale home purchases have lower property taxes compared to new construction homes which are higher (generally 1% of total purchase price). Thanks for the comment!

      @@islandsnow I'm only stating that these are exempt from Nevada state taxes. Anything federally is something you would need to seek counsel on as I am not a CPA. However, Las Vegas is a great place to move/retire to because of an overall lower tax rate and lower property taxes compared to many other states.

    The median home price in Las Vegas is more like $400k. The average rent for a 2 bed apartment in a safe area is $1600/ month. Nice weather? 110F in June, July, and August. That is a nice weather? You are a liar and scammer. You are trying to sell home to people by lying.

      Sorry you feel that way but I can assure you that other than the summer heat, Las Vegas has incredible year round weather, no humidity. The average home price now is closer to $400K. When I filmed the video it was when LV homes were mid 300s. Average rent and homes prices are quite reasonable compared to many other metro cities in the US. Not sure where you think can find better things in a city as exciting as Las Vegas.

      @@lasvegasliving9237 LV homes weren't averaging mid 300s three months ago, maybe in late 2019. Houses 3 months ago when you made this video is around 400k. Lose the trust of the customers by lies and you lose the sale

      If one is a home owner already then you are probably making a lateral move depending on what your old housing market dictates. I suspect the complainers don’t own a home anywhere. Desirable places to live come with a price and you have to be realistic.
