The X64, even unfinished, looks pretty good. IMO, you have to start getting up to that size if not a little bigger to be truly livable. The kitchen in the finished X35 looks really, really good, lots of storage and counter space. Bathroom looks great, too.

Afternoon Kerry, just to let you know I watch your videos when I take breaks from working in Photoshop for long hours. Now, right off the bat one thing stands out with this company's design aesthetic, they utilize clean, bright, modern, approachable, and inviting spaces. Nothing turns off this digital artist more than dated, monolithic aesthetics with tons of black pressed siding. Kerry, this company is really onto something with their signature look. The feeling that comes across instantly is the gut reaction of, oh heck ya, I could live here comfortably. In my opinion Kerry, they are definitely going to succeed with the combination of steel construction, and a clean signature aesthetic style, Nice. Hey Kerry, I do a ton of work on historical design and architecture in photoshop. Out of curiosity why can't companies utilize tiles instead wood for sections of the exterior. Tile set on a 45 degree angle is a classic design aesthetic that has been around for 2,500 years. When a square tile is set on a 45 degree angle, the tile become an English Lozenge which is historically considered sacred in certain setting. Tile lasts a heck of a lot longer than wood, and doesn't need to be repainted. Plus aesthetically tile is classic, timeless, and leads an air of sophistication for very little money. Question, are manufactures worried the tiles would pop off?
Nice to see the steel “bones” and they look substantial on this one. (modern lumber is terrible). Looks like truly modular construction where they send say 3 shippable (over highways w/out oversized load escort-expensive), modules then bolt it together. Shippable is required to make scalable. The design/aesthetic needs an injection of a little “Dwell-like architect snobbery” and these guys could knock it out of the park. Looks like they really have construction and concept down but the aesthetics and spatial layout (should this have a full size range?) could be adjusted. Those vertical planks on the left face of the house…Like a slapped on afterthought to cover a large blank space. Maybe a small add-on deck module would be better. Very promising though, I’ll be watching and rooting for these guys.
I'm shopping for an ADU but I would be embarrassed to have this on my property... That thing is FUGGLY! But to Kerry... Thank you so much for doing what you do and showing us all of the available ADU's, prefabs, and modulars. I'm in northern Ca so finding a builder near me would be a huge advantage. Steel fabrication is the way to go. Termites ain't going to chew through the framing. The X35 does feel bigger, but there is no separate bedroom. The kitchen does look better than a lot of these small units. A door needs to conceal the washer/dryer niche.

It seems they’re always either in an RV park where you have to pay an expensive lot lease, or you have to purchase property out in the woods somewhere. I really want to live somewhere with amenities… 🤔

Roof and Realm is one company I'd consider due to locality. Haven't called them yet. Would it make sense to get a referral from you for them or others? Have my land/utilities ready to go (currently living in a motorhome on property I need to get out of asap). I have option of obtaining permit for "caretaker mobile home", meaning it cannot be on permanent foundation, so looking first at manufactured homes. Will also consider building on foundation. Are there any prefab foreign manufacturers you consider legit? Should I stick with manufactured homes? Looking for max sq footage of 1450 or smaller, preferring 2 bed. Narrow lot but room for doublewide. I can put $100K down and looking to keep the whole project cost down to under $200K.

Am l the only one thinking 165k for 350 Sq. Ft. Is a little high? You still need to have a place to put it and get hooked up to whatever power and water you will use. I have a 800 Sq ft cabin with a 460 sq ft garage on 7500 square ft lot and Zillow guesses it's worth about 350k. Would be a lot less if it wasn't in SoCal. By the time you get that set up on a lot you'll be near that price and be living in a tiny shoe box. Heck, you could buy a big storage shed and build it out really nice and probably not top 60k. 165k😂😂😂😂😂
This floorplan is PERFECT for a single person. Everything that you need, nothin' that you don't. But, the PRICE...and that's before buying the lot, utilities, ect. Seems like a lot for the size. I'm from Texas, so 165,000.00 for 300 or so square feet is too much. Sorry...
Ugly on the outside and way too cramped on the inside! That "great room" is supposed to contain the dining area, the living room, the home office, and the bedroom. It's not possible to fit all 4 uses into that area without extreme cramping. For those who AREN'T disabled, you could get one of those raised beds with either a sofa or home office underneath, and there would still be room left for a small dining table, but the space would still be somewhat cramped. A Murphy bed is OK for some people, but most people want to leave their bed out 24/7. Lots of people need both a dining table and a desk so that they can keep some of their office stuff handy and keep some dining supplies handy. Because I am disabled I keep a supply of things most wanted during meals on the kitchen table. Disabled people can't use raised beds or loft spaces. Many can't get around in cramped spaces because we use mobility aids--canes, a walker, or a wheelchair. However, this model of home is also too cramped for most able bodied people, too. At best,this might serve as a vacation cottage or as housing for someone needing to live on a very tight budget, except for the fact that tiny homes are usually extremely overpriced.
Overpriced. If i wanted a tiny house I wont look at CA builders as they have high labor cost. You can get much better deals for the same or better built quality from other states like TX, TN etc they ship them nation wide.

Interestingly. When your inside a metal framed shed VS a wooden one , the metal framed shed is considerably cooler (in summer).
