    I would like Airbnb to make it a rule that rule breakers should not be allowed to leave a review. If you break the house rules then you forfit your right to a review. No host should be held hostage by a broken review system.

      I have been asking hosts to do the same Sean... We all take time to complain to other hosts about our issues with Airbnb but if we instead direct our complaint to this link you provided our voices would be heard a clearer by Airbnb.There has to be unity and action taken for change to happen.

    Yes, air b&b need to make it mandatory that they have no smoking in their policy. Why should we take a hit because they smoke? The smell lingers and is bad for business.

    Sean -- This AWAITING PAYMENT issue happens all the time. Luckily I haven't been burned yet. Really like the non-smoking idea.

    I’m a host in Houston. I had a guest steal a crystal cake serving plate. I have it narrowed down to a few guests who did it. That’s ridiculous

      Yikes! Do a wellness check on the property every reservation. Airbnb won’t pay you unless you can prove which reservation it was

    Can you explain more about leveraging the LLC to use the lease to rent through Airbnb. Also any other insight on the regulations in Austin do you need to register with the city and pay the hotel tax?

    These are real big issues we just met with the professional host team here in Miami last week we told them about the same group of issues

    I fully agree with AirBNB Automated and all the other comments from the hosts. We need more check off boxes to standardize what hosts would have to include in their write ups in the house rules. This would help the guests in faster reading the house rules and using their filters.
    Also, Airbnb would have less conflicts and misunderstanding between all parties.

    yes to no hold window, yes to adding non-smoking policy and also yes to adding pet policy, so that fee can be collected automatically. Thx!

    I agree with AirBnB Automated in that all units should be non smoking and it should not block off our calendar as unavailable.

    You are a game changing systems thinker. Every time I view your program I feel like you teach us on many levels what lessons you have learned and modeling how to learn from each failure, reframe yourself from a POV that is empowering, and use the knowledge (extracted from "failure") to power forward with more strength. It's truly amazing to see how much you learn from the interactions with guests, cleaners, hosts, AirBNB, landlords, etc.

    Feedback submitted for both items. Cigarette smoke is such a pain to deal with. It affects the next guest. I had to apologize to the next guest that was checking in in the next hour to alert her to the smoke. It’s really frustrating to start off a new reservation like this and have to eat the cleaners’ extra cleaning cost (and potentially get a negative review) when the previous guests knowingly broke our house rules.

    Currently when a guest wants to extend their stay, its required to call Airbnb, per my conversation with them as of Thursday of last week. Why doesn't Airbnb put a button on the app if the schedule allows to add a day or two rather than CALLING THEM?

      You can extend someone’s stay there is a “ change reservation “option

      Yes that is correct once a guest checks in you are no longer able to "change reservation"
      I have also given Airbnb feedback to change this

      @@AirbnbAutomatedafter the reservation has begun and the guest want to extend a day or two, now you are stuck calling Airbnb. Why not a button to add a day or two rather than calling.

    No Awaiting Payment and blocking my calendar as a result! Airlines don’t hold our seats and we don’t get gas at the pump when our cards are declined. Why should guests without payment block our calendars and therefore prevent other guests who are ready to pay? Awaiting payment should not be available for guests booking and checking in less than 48 hours.
    Yes I’m glad I can cancel penalty free for Awaiting Payment but it requires being on the phone and time wasted for me and time wasted for the CS.

    Whenever that awaiting payment notification comes up i call Airbnb and get them to cancel it. If guests dont have money they shouldn't be allowed to book.

    Not had the smoking problem myself yet but I dread it as I cannot stand the smell and its so invasive and hard to remove.

    I need a Chris!!! Lol 😂. I had had some many issues collecting fees and getting reimbursed for damages it has been so frustrating for me. AirBNB is s my main source of income I have 13 active listings does that qualify me for professional status yet?

    Great ideas. Would love the non-smoking policy as a guest, too. Just returned from travels and stressed all the way there when I realized that I hadn't ensured that it was no smoking. What a relief that it didn't smell! They do allow pets, though, and I think I might have gotten a few flea bites. Never allow pets in a carpeted place, people!! It's one, or the other. Never both.

    Airbnb: how can a gas pump verify payment in seconds and it takes ur platform 24 hrs? I understand it doesn’t actually take that long... at least I hope not but let’s learn from other industries, think outside the box, code it accordingly and get this done. And let’s remember, lost night of stay and revenue on our side is a lost night stay and revenue on your side as well.

    Sean great video. Also, I find myself competing with alot of Airbnbs with super low prices...when the hotel prices are 3 to 4 times more expense. Currently I'm looking into finding a way to address this challenge. Do you have a model that you are using that's wotking? Would there be a way to hide my listing occasionally from others hosts in my area when I need to boast my bookings :(

      @@rayjacobsen Airdna data is based on what other hosts are charging which is not a very useful data if that data is not always competitive to hotel prices. In other words I have areas where hotels are charging $300 a room per night wheres the hosts are charging $80 to $90 night?! I think these low prices are as a result of hosts not realising who the actual competition are against which is the hotel industry. Uber drivers compete against lyft, taxi not other uber drivers.

    One thing i have notice is i have rented on airbnb for over 30 days. both time i have airbnb charges for first 30 days then try to charge the second payment on the 28 day both cases the payment was rejected and i didnt find out till day before guest was leaving. im still waiting on one of payment from airbnb.
