I’m in the same situation. Bought a property above the median price bcos it has a low SPA price. Panicking now as to what I can do since the unit is too small for my own-stay. Thought of cancelling the projects but my friends asked me to chill. Thank you for the comments.
The firm decision is something i've always always stressed to new buyers. There's no such thing as investment or own stay. There's only one and forget the other. The decision making process is totally different.
after you pay booking fee RM 1000. book a unit. then do loan. loan LO approved. come to SPA you ask for a softcopy before signing. LO also not signed yet. in this case the SPA the lawyer already prepare. in this moment you decided you dont want to go ahead. do the developer have the right to forfeit all your RM 1000 ? but booking say they will take it and cancel your so call booking. if loan reject they pay back full, if you pull out they charge RM 500. but now they already prepare SPA but not yet signed.

It does not make sense why he would want to sell his purchase at a loss now due to the pandemic. 1. Its for own stay.. So what difference will it make? 2. If it was for an investment.. It's probably for the long term.. And I think it would be too soon to decide. At the very least, Rm74k can pay for 43months of installment. That itself can buy you time and pay for your accommodation. This will give him flexibility to exit. Perhaps some information is being left out.. Because why would the pandemic affect his own stay property. Unless he cannot afford the monthly repayment. . If so, I suggest he hang on to it for as long as possible to give him options. Maximise the opportunity/sunken cost of RM74k. Like what Sean always always always says. Know why you're buying, know what you're buying, know your exit plan. Bank loans are no joke and is a long term commitment. All the best!!
