      Hey John, my course is going to teach you exactly how to go after the agencies. To be honest the framework is all here on TH-cam, it’s not rocket science to figure out. But in the course I really break down step-by-step what to do, plus the community of peers is really what makes it. It’s three months long so I guide you along the way we have weekly calls.
      On the property management side I am totally open to doing that although we only go after Furnished finder and Airbnb. Creating contracts and connecting with agencies isn’t the easiest thing to do, which is why the course teaches you how to go after the specific corporations.

      I wish you could teach in person, go over paperwork ECT watching videos don't help at all. I know how to buy property, even my daughter was a travelling nurse and stayed temp in nice places. In person would just be good and price of class can include lodging. I would pay for that and my own plane ticket.

    What kind of single family houses are you looking at? For example, would a 3 bed 2 bath work well? Or should I try a bigger home like 4-5 rooms and 3-3.5 baths?

    Great video as always! I’m new in the MTR/STR industry. When I call all my local hospitals regarding a preferred housing list, they all say they work directly with the agencies and do not assist in housing per se… then the agencies I’ve looked at so far just have you submit your listing online. Am I missing something in the approach? Or does this vary by area/region?

      Goal is to get to the recruiters, find out if there’s a housing specialist, call the agency ask for who’s in charge in your market

    I have two large bedrooms that could each accommodate two queen beds or one king with a small comfy sofa. I noticed with AirBnB that the cost is driven by "heads in beds". My goal is to create the most comfortable space for traveling nurses. When it comes to midterm rentals, what is the advice for creating the best space?

      Just make the place comfy, not sterile, I feel a lot of great properties have this sterilization where it almost seems un-lived in or not homey. Go with homey, cozy and cute!

      I still like to put a bed in each room, but I prioritize a desk. So instead of a king bed, i'd do a queen and a small writers desk. Many tenants are digital nomads.

      Appreciated! A desk is always a must. I ended up going with the queen and a comfy side chair. Now that Furnished Finder updated its webpage for folks to filter the home search by bed size, I am curious to learn how the size will factor into bookings (if this variable is added to the report).

      Hey! I just use the standard DRE form but I have an addendum attached. I paid quite a bit of cash from a real estate attorney in California, everybody in different states has different requirements. I would suggest connecting with attorney that specializes in real estate

    My question is about your contracts with agencies, recruiters, insurance companies etc, in setting up a business contract for MTR. Do you have or sell or educate on a template?

      Hi Marie, I have templates there part of my master class that we hand out to students. I had a lawyer put this together and it cost thousands of dollars.
      Each agency deploys their own contracts it’s good to connect with a real estate attorney to draft something especially if you’re working with corporate agencies.

    Question: Whats thw farthest a rental property can be in order to service travel nurse's? Is there a distance limit basically an if so the next step in my mind would be aervicng insurance employees, construction etc.

    Jesse! Thanks for sharing your knowledge and wisdom! Wondering, do you ever advertise renting a private room in an entire house, or do you just rent out the entire home? My home is a 2bedroom 1 bath duplex. Do you find that traveling nurses/professionals travel in pairs or mostly single? And do the single traveler's mind sharing a bathroom?

      I rent entire house, I find it’s easier especially with connecting with agencies as there are plenty of travelers and folks coming in groups.

      I think my question is if you have 2 or 3 nurses traveling together, and there per DM is say $5,000 per nurse per month, so for instance you would charge each nurse $3,000 each a month to live at a property ? Kind of 😊

      Lots of nurses travel alone and would love to just rent a room. I love the idea of maximizing cash flow by having an airbnb or nurse roommate. I don't do this anymore but I definitely started that way and a lot of my clients do it now.

      @@sheilacormier4504 Hi Sheila, Jesse says its a liability to have a few nurses bunking up together, renting individual rooms instead of renting the whole place. I know a lot of people do it to maximize cash flow but I rent the whole unit to limit the management headaches.

    Thanks for the great content!! You should write a book for the B2B travel medical MTR angle. I'm looking for a house hack property to MTR one side. Possibly 2 bed 1.5 bath MTR with a 1/1 to live in from a 3/2 primary residence. Would like to ADU or find a duplex, but need the first one to be FHA to eliminate my own rental expense. If you had to pick a market between Florida, Arizona, or Tennessee where would you start? Too many choices. Binging content but have analysis paralysis

      Hey jimi, It’s a lot more intricate than just reaching out to somebody and hopefully getting a direct booking. It’s very much business to business sales, Solidifying yourself as a preferred provider Take some networking as well as building a funnel.

    Well said brother! This is great for all investors to consider. Creating an EXPERIENCE is what separates you from the heard. I miss the Central Valley. Currently own three MTR's in NC. Couldn't be happier! Question for you... I've had tremendous success with Furnished Finder. I also believe in stacking the deck and have been considering another platform to list my MTR's on. Maybe airbnb or verbo? Or even Zillow? is there one in addition to FF you would recommend over the others?

      Hi I typically work with agencies, they place the clinicians. If i do work with a few clinicians off furnished finder they’re typically looking for a place to house themselves and a friend or group. I charge for the entire house, they split upon themselves

      Very awesome man! The next 16 months pose, a tremendous opportunity for buyers. They are supposed tremendous opportunity for mid term, rental operators that decide to go to the business-to-business route or the traditional way.

    Great video and content! Question for ya: I have a long term rental that I would like to convert to a midterm rental. The condo association requires minimum 6-month leases. Do you think a 6-month lease would work for midterm rentals? I know most travel nursing assignments are around 13 weeks. The condo is located 20 min outside of DC. Would love to hear your thoughts!       honest opinion, i would stay away from HOA, The HOA dictates what you can and cant do! I personally don’t like that. 6 months would be tough! Most of the travel nurses stay 13 weeks. Only a small percentage extend to 6 months or so. It would be difficult to find someone for that duration!

      @@JesseVasquezAirVenture I do well with condos but I make sure I only buy in the ones that require 30 day min, nothing longer. For people with 6 month restrictions, I have heard of them signing a lease for 6 months and letting them out at 3 if they don't extend but it is a bit of a pain.

      I usually shoot for 2x whatever long term rent is. Sonora has a hospital pretty sure you can connect with them maybe they have travel nurses,ive seen rural markets like Sonora have quite a bit of travelers. Call the hospital hr department ask. Check out my video on how to analyze the market

    You are charging $5000/mo to an agency (through their housing department) then they place whatever number of nurses in there? I will assume this is a 3/2 so three nurses at a time. I am just getting started with a little ADU, has worked so far. Renting to nurse/lab specialist/ PA student so far. It is only a one bedroom but so cute and everyone loves it. Oh by the way new construction in a bit of a cookie cutter neighborhood, but quiet, clean and everything you need for a stay. I love the idea of looking for statement properties. But not sure of the feasibility of ABNB due to constant turn over. Don’t want to bother the family in the main house too much either. Thanks for all the good ideas. I am a nurse that loves to decorate too.

      Hey Julie! Yes that is absolutely correct. My goal was to not just be another property listed Furnished finder but to build business to business Relationships as that’s what I did in healthcare for many years.
      I feel there’s a model for everybody, but in order to maximize profits and build sustainability and not rely on the travelers to reach out to you rather be an extension of the agency it’s by far the best model.
      And yes as more and more folks switch from the short term rentals to mid Term Rentals play houses that aren’t so “cookie cutter“ will stand out among the pack. I love that you’re decorating too! Thank you for all you do in the healthcare industry!🙏🏽

I think based on your numbers could probably get $2K or more? from an agency for little 1 bedroom unit. Getting $1600 now from FF. I would like to convert a few of our longer term rentals into mid term as well. Best to you, and thanks for all you do.

      The goal is to find out how they operate. What kind of travelers they have, what kind of assignment, are they working on direct payment for the clinician using stipend pay, there’s a bunch of stuff I need to be asked before you can make a correct move.

      HEY! Well for me an exit strategy would be to start scouting the hospitals, find out if theyre hiring travel medical staff, reach out to insurance companies . Markets that outlaw STR’s can be little goldmines for MTR, especially as folks don’t know what to do.

      My question was in case MTR doesn't work as a strategy though. I'm sure it will, because my city has a massive shortage of healthcare workers, but it can't hurt to have a backup.

      @@oladimejisonibare7455 When I say, midterm, renting, I mean, like actually connecting with various different sources of companies in midterm, rent, healthcare, insurance, contracted workers, business travel, last resort would be too long-term rent

      What I love about this MTR Strategy is that there are so many kinds of companies to park with. It offers flexibility, man. I'm excited.
      I just want to get this right because longterm rentals don't really pencil out in my city anymore. Purchase prices are too high, hence, my annoying questions.

      @@oladimejisonibare7455 LTR will eventually pencil out, depending on how long you own them, so maximize your earnings now with MTR and eventually, you can kick back with LTR once rents raise in a few years.

      This property ended up putting 12% down think around 34k. Keep in mind that I have other mid term rentals that are cash flowing. I do not touch any cash at all I let it sit and then roll it into another property. Is that I was able to continue to save 30 to 40,000 a year and just buying a new property once a year with the income generated from mid term rentals

    I love the two white outlets peaking out behind the tv.....dude you should at the very least paint the covers the color of the accent wall so they dont stick out so much. A better move would have been to relocate them over 12 inches.
