    Your solutions in space are so well done and foward thinking, and the adition to feng shui principles in this ultra contemporary design it is just sublime! Keep it up!

    The raised floor--a practical solution for heating installation in addition to reducing the volume of living space to be heated.

    I love this design (and all your videos - so many great ideas, so much inspiration!), but I whenever I see a raised floor I worry about accessibility. This is a rare ground-level, street-facing appartment, and if the floor were the same height throughout it could be an amazing appartment for someone who is a wheelchair user (or has other mobility issues).

      Thanks for your remark :) the apartments above will be compatible for wheelchairs and strollers. but yeah, you're right :)

    Love it! The whole concept, the floor. It's a bold decision to change the places of living and night area (just the opposite to the usual logic), but creates great living space. I also prefer side tables in leaving area instead of space-eating usual one. I do see a sink in the right side of the toilet on the plan; it is essential there, no matter how miniscule it is. Great work! 💞

    Very nice work, as usual! Would love to see your design for a net-zero, eco-friendly tiny home/cottage! I know it's a bit different from the urban apartments you usually do but I think it'd be really interesting and you're already a pro at designing tiny spaces. 💜

    Won't noise be a problem if the bedroom window faces the street? I would personally much prefer the second design with the bed in the back, especially considering the back yard can still be accessed via the study.

      Makes perfect sense. However, during the day, you will be spending most of your time in the living space while during the night this street becomes very quiet. This design would probably not work in a busy city that never sleeps. Luxembourg city is a bit different: people mainly work and shop here. So during the night, the streets become extremely quiet.

    I love this. And I love the sound of your voice narrating it. I have a question though, why not put the sofa along the wall with the window behind it and the tv on the small wall opposite ? Isn't it a little strange having the TV connecting the dining room and living room ?

      Good question! When the TV is on the opposite side of the window, the reflection of the daylight will be distracting. Therefore, you would have to shut the curtains when watching TV.

    I like it but I don't understand putting your toilet in a separate room then the sink? that would make you have to touch two handles on your way to wash.. and kids would pry skip it all together. I guess maybe you could install the toilet that has a sink built into the back of it to solve that problem

      Some are from the 3D warehouse (from sketchup). I also build some pieces myself.

    Costs of raising floor height could outweigh benefits. Client won’t be paying heating costs, prospective tenants unlikely to appreciate cost saving.
    Installation of underfloor heating likely to be achievable without raising floor.
    If absolutely required then minimal change in level would be sufficient, there’s virtually zero storage space added and floor to ceiling wardrobes robbed of capacity 🤷‍♂️

      Thanks for tour comment! :) This project mainly serves as a study as privacy is an issue with the street that is in front of it. Multiple factors will be taken into consideration while we are in the process of getting the permit. Otherwise there is still the backup floor plan. I find it important to explore different possibilities before committing to one.
