    You should chemically stabilize the soil before construction. My soil in Texas has a 6” lift. So After treatment it now has a 0.1% expansión.

      Hmmm unfortunately that does not appear to be an approved method here in Cal.

      @@Baycitiesconstruction look into it. There’s several companies that do it. EarthLok is one. Basically the geotechnical engineer sends out for some test boreholes. They test the expansion lift and heave of the soil. I had an average 6” of lift. Then I had the Stablaztion injection done down to a depth of 10’. Then 3 days later you have 2 more boreholes done and tested. Mine came back with a 0.1% lift. Down from 18%. Problem solved. It’s an accepted form of Stablization. Just it’s not well known in California. Because California doesn’t have the big problems like Texas and the mid states do.

    I stumbled on your video researching information on how to deal with expansion soil. We're building in Missouri, North of St. James and we're concerned about the "Missouri Clay." So I stumble across you video. Good stuff.

    Great video. In many parts of the world with expansive clay soil they use Raft or Mat foundations with great success, do you guys build this type of foundation and if not why?

      Hello 👋 In the United States most residential (home) construction foundations fall under two categories: Slab-on-grade or Raised (crawl space) Foundations. Raft/Mat foundations appear better suited for commercial construction since they require excavation & shoring, which is not feasible for the majority of residential construction projects.

    I am looking at a home for purchase in north torrance right now and one of the rooms has a long crack where the ceiling meets the wall and there is also a large vertical crack in the wall. I understand this is due to the expansive soils, but my question is will the crack keep opening and closing if I keep the soil dry and maintain roof water runoff into the street?
