Why do people look at pro sports teams differently than any other multi-billion dollar organizations that generate revenue in their city?? We incentivize big organizations all the time to build out big projects. Dan Gilbert(who was applauded in this very video) his real estate company just came to an agreement where $1billion of city money is gonna be allocated to the redevelopment of the tower city district. That’s a $1billion investment in a mostly privately owned project! When you want a city to thrive, and the city wants to get a piece of the benefits of a billion dollar organization, they have to incentivize those organizations to do the project in that city. The key is to build a financing plan where the opportunity costs don’t outweigh the benefits of the actual project. In this case I don’t think the cities in a good place to do that, which is why Brookpark, so far, is the only project that makes sense. Not to mention the land and the stadium aren’t owned by the Haslams so they’d be investing the lions share of the project on a stadium that isn’t theirs… Also, the Haslams are billionaires in net worth, it doesn’t mean that they can afford to buy a new stadium in cash. They’d have to get financing somehow, it just comes down to whether the city wants to incentivize them to stay or move to a different Cleveland location or if they can’t come up with a good enough incentive then they lose the stadium and all its benefits to Brookpark.

Our current stadium with all due respect, is not adequate anymore and won't be for the 30 year lease they would sign. I think it's time for a change. People will still ultimately stay downtown and visit restaurants, bars etc..

They are still paying off the original build and the renovation that happened a decade ago. There’s no access, the stadium is incredibly limited in the types of events and frequency of events it can host, and there is virtually no parking. If the city renovates again it will be paying off this renovation for another 30 years, but the stadium, that sits on infrastructure that was designed for the previous stadium that’s 70 years old at this point, is only expected to last another 20 years. Meaning l, the current system would require a 30 year investment on a 20 year product… The way a new stadium would be financed would not come out of the cities general fund. The parking alone would raise more money in the next 30 years that the city would be allocating for another renovation. Here’s the thing though, when big organizations have a valuable, revenue generating business, they can move that business anywhere they want in order to generate the most amount of revenue as possible, if the city of Cleveland wants to have access to things like, the tourism, property tax revenue, further development, the money that local business owners bring in, the taxes generated from all of those things, the $250 million per year they could charge income tax(just the players) on. Then the city has to incentivize that organization to stay. The opportunity cost of losing the team to a different city can be worse than the opportunity cost of creatively financing a portion of the stadium. In this particular case I think Cleveland should let the team move to Brookpark, but to act like a city shouldn’t incentivize multi-billion dollar organizations to stay in their city is short sighted. It’s also something that happens all the time. For example if ford wanted to build a new plant somewhere, and Cleveland said they’d chip in for infrastructure or give tax incentives so that ford would move the plant to Cleveland no one would say a word about “blah blah billgreedy billionaires taking tax money” bc the public acknowledges that there are benefits to the surrounding area. But it’s no different with a sports team, the only difference is that the public looks at sports teams differently than manufacturing organizations. But at the end of the day they’re both big organizations that have positive impacts on their local areas.

The domed stadium super complex in BP would include all of those things. This means the Haslem’s would get to pocket a percentage of all the money spent for events outside of the stadium since they would likely own the entire super complex including hotels, restaurants, parking etc.
Open up burk lake front and build a new stadium with a roof - if you want to keep the browns downtown that's the spot to put the stadium but no you all want MALLS AND HOUSING My vote is if you don't offer the browns a stadium with roof and make it better Browns should go to Broookpark you all are playing games
