I wanted to get my MSW for so long but I’m going to get my Masters I’m health administration and really focus on starting my own facility. I’m excited for this new journey. I work in a assisted living facility and I love my residents. I want to make a home for them. I don’t mind mental health issues as well as long as there are no serious behaviors
Good video. I'm in the process of starting an independent living facility. Crazy upside, looking at around $50k monthly gross. Around $20k monthly net. It's going to be a slow process to reach those numbers (probably 18 months) but once it's rolling, it'll pretty much run itself.
I've thought about senior concierge services many times but never a group home. It's a great idea. Plus , the world needs to realize that elderly people are still human. They were one healthy lively and striving like us. As an entrepreneur of 30 years I know how hard this can be and yet satisfying to the soul , to not only earn a living for yourself, but help others along the way. This will be a huge help!

Very cool look into your Maddison building. The support columns in the concrete around 10:09 don't look right. You don't want wood in concrete or it will rot. there are mounting pads that get anchored into the concrete and the big 6x6 posts sit on top of those pads. good call going with the bigger posts though. Also, the concrete looks pretty flat. I wonder if it shouldn't be a little more of 'v' towards the middle to keep water away from the buildings.

I keep looking to buy a B&B or some kind of income property and I end up going off in this direction because I love helping people. My friend has group home transitional (inmate releases) payments come from the organization. $600-650 I’m looking to do personal care home / assisted living.
This is a group home for mental health. The certificate of occupancy says assisted living when they issued it. When we intake disabled residents they go on the first floor with no steps and independent on the 2nd level
I started by helping homeless veterans obtain housing because I served as well so I felt I can make a change. Then I learned more about others that need housing as well

Should have boxed all of their personal items and labeled them. And should have done phase 1, take a two week break and then finish phase 2. Less stress for everyone…
I see how that can help in other commercial asset classes. However, it was no need for a phase 1 or 2 because it was such a cosmetic rehab if this was a gas station or dry cleaners then yes I would see the need to do additional due diligence. Lastly, every year I get government grants which is applied towards fixing the building.
Seems like you spending a whole lot of work in major repairs. You ever thought about building from ground up? I think you would come out better. These property require a whole lot of work and I know It's costly. I am starting out with 6 bed home for my clients. But they will be private pay veterans and non veteran. Seems like you getting 1100 a bed that is Medicaid prices that is very low. So do you accept private pay clients? Here in Maryland these bed run around 1300. I disagree with all the shared bedrooms. So its seems like Your state regs are different from Maryland. Here we have to have bed, chair and dresser and a closet for each client. If you have 3 or 4 clients sharing a room and those rooms are very small how are you going to meet inspector. So are you putting in water sprinklers or do your state require them? Are you going to install grip bars? I love what your doing and your doing things right but its just a lot of money to fix things. I do disagree with shared bedrooms but I understand you need to fill rooms. I do wish you all the best and good luck with everything.
Hey Regina, thank you for your comment! I appreciate you watching the video. This is not an RAL and it is a group home. Even RAL or ALF has two people in a room. It’s up to you if you want only 1 person in there. We do not do 3-4 people in a room. It is only 2 people in a room. 3-4 people in a room is usually sober living facilities. The Midwest is totally different than other places around the country. $1,100 is pretty good for the price point we paid for it for 16 beds. The residents pay is state funded and I can accept private pay if I choose too. Also, the repairs is what made this a sweet deal because we used NONE of our own money it’s all government grants from the state. One last thing I can say is properties that need some TLC is the best because you can buy them at a discount with built in equity so if you happen to see one in your state definitely consider that.

I'm going to use the equity out of my home to build and startup a duplex group home ral on my property. Listen foks: always check out the Adult Foster Care Home place owners/providers quailications, dig deep for anything out of the wack with these homes, there's some real stinkin crooks out there whom are Way Off in their clock than the preious people they are suppose to care of. Check with the State they reside in for any violations against the home, especially year after year type violations because the owners are worst off mentally sick n crooket as hell.

So you stated the first building was a group home /ALF two different things, which one is it?
It is a group home but the certificate of occupancy can say assisted living. Every state is different

$1100 a bed is kinda low right?
For sure, I wish the government did pay more for this particular state however it balances out because the economy and housing prices are lower
